Living here has been incredibly frustrating due to the lack of support and assistance. If you are considering moving here, I strongly advise you to think twice. Don't even try to move here; it's not worth the hassle.

4.9 Rating is hilarious. Ever since moving into this apartment it has been one thing after another. I do not think I have ever complained about an apartment before, but this place deserves it. As someone that works in a customer driven field, this place LACKS customer service and is all about collecting their money only. For example, when submitting maintenance orders, the facility "closes" them without verify the work has been done. During the brutal summer, I submitted over six (6) orders for AC servicing. Each time the ticket was closed without resolution. When the guy finally arrived, he did not have a clue what to do. He spent nearly 30 minutes in the bathroom on the phone, replaced the filter (previous one was new) and he left. The temperature remained 85+. We ended up getting a hotel. Nearly a month went by before it was actually fixed. The result a $487+ electric bill because the AC would not turn off in the TX heat. The gates...ALWAYS broken. I do not think I have seen them all work at one time. Also, the pool was not open for a large portion of the summer, awaiting cleaning. In addition, we are exceptionally tidy people but there is a pest issue. We have seen baby roaches appear in the bathrooms and kitchen. We asked for pest control via a maintenance ticket and the request was "closed" without someone coming out. The apartment corridors are always nasty & filthy. They send multiple emails stating pressure washing will be done, but it has not happened in the 6 months I have lived here. I have seen residents leave their trash at the stair entry which problem contributes to the pest issue. People just allow their dogs to poop near walkways without cleaning. The one great thing is valet trash service. Management is NEVER available, and the receptionist never can resolve anything without management. Needless to say, nothing is ever resolved. My neighbors are allowed to have junk, literally broken appliances, cars and all. This place is a pure joke. I also forgot to mention the numerous erroneous charges and the excuse made was "the system did it". We set our account up for autopay and I did not realize until nearly 3 months later our rent increased by nearly $200. What was most upsetting was hearing someone in the office say, "[you] should have been noticed and we can't do nothing about it." Where is the empathy in customer service? The funny part about all this is...I could continue with issues. So happy we left. The worst placed we have EVER lived.
NEVER move here. Management is terrible, I have met with them multiple times regarding multiple issues and every time it’s an excuse from them on why the issue can’t be fixed. I’ve never had this issue before with an apartment complex. Maintenance was really good but over the summer has become terrible. Multiple times I had AC issues where it was over 85 in my apartment and every request I sent was closed without maintenance coming out. Eventually they told me they were going to replace my unit. I then waited and after a few weeks I kept calling in and getting Jessie and Aubri but nothing happened. Eventually another Maintenance person came out and kept trying to make every excuse in the book to not replace my AC. It turns on and off, my vents are open, we have vaulted ceilings. He then told me to call in if it continues to be 80+ in our apartment, I think called in that same day when it was 82. And NOTHING. They then closed my maintenance request for a new AC unit. Management is even worse, my unit didn’t come with a screen door and every spring and fall I’ve asked for one and submit a request, every time I get told “we’re working on it” and nothing. Same thing with a garage, I keep asking for one and I get “we don’t have any available.” Well last April I eventually got one and was excited then 12 hours later they call me and tell me they made a mistake and need me to get out of the garage. Well when I go down there the manager told me I’ll be first on a waitlist for a garage and when one becomes available then I’ll get a call and be the first one to decide if I want it or not. Well someone moved out and they were renting the garage I got asked to move out of. I then waited for the for rent sign to go up or a call and nothing. There’s also the issue of no grass, dog poop everywhere, trash everywhere and homeless people coming in and popping in the hallways. Don’t move here it’s just awful.

The new management is absolutely horrible. The worst management possible! Please save your money and mental peace and do not elect to live here. It’s cheap for a reason. I lived here when this property was under the hyde Park management and it was a delight to live here. Their management was so proactive and professional. I was with this for 2 years. In my third year at this property the management switched to The lana and that’s when the problems started. Service requests would get cancelled on their own. No response to phone calls. Reception always closed. New people each week at the reception. When we were leaving, we had to visit 5-6 times just to get our exit confirmed. I went to their office 3 times after leaving to confirm no pending charges - because I was sure they will mess something up. Fast forward ONE YEAR after leaving, we get a collections email for a pending charge of $75. Why have we not heard of this charge before? No one reached out to us to pay anything? Even when we visited no one told us. No email. Nothing. Even now when we went to see the manager - she was ‘out’. No reply to emails. Absolutely horrendous customer satisfaction. Please be warned and save your money. You’re better off living in some other property that will not ruin your credit due to their fault. Also please note that there are no security cameras in this property. When we lived there mailbox vandalism and packages getting stolen from your home was very frequent. We had to always opt for pick up of packages due to this issue. And the gates are ALWAYS not working.

Honestly, I just moved in and my 1 bedroom is very clean and can tell that it was well cleaned and painted very well. The place smelled brand new. Now everything is “perfect” but the leasing office definitely tried their best to make sure I was comfortable and got everything done. At this moment I have no issues and really feel comfortable. I just moved in so I may update it in a couple months. No red flags at the moment when I need something fix they are quick with responses.

Three words... Bugs, parking, noise. The water bugs are harmless, and they do their best to spray once a week on Fridays. Parking is impossible. Long waiting lists for $35 carports or $125 for a garage (if available). The noise is mostly from residents that use their garages as auto body shops for second income. The walls are thin and uninsulated. Ancient A/C units. Not good for energy bills.

I moved out in April, but have never seen a dime of my security deposit. New management (S2 Residential) took over right before I left. After move-out, I followed up via email to inquire about my deposit. No response. Emailed several times. Called several times. And once even drove completely out of my way to go into the office and talk to them face-to-face. There I was told that it was "accounting's" fault and I should have the remainder of my deposit back soon. That was about 5 months ago. I am convinced they have done absolutely nothing to ensure I was given my money back. Move in if you want - but know that management does not care about you as a person. And you will be ignored.
I have lived at this apartment since 2018 and never had a problem until this new management took over last year. I’m not one to complain or need much but just trying to renew my lease (With certain circumstances I wouldn’t be if I didn’t have to) I’m even cutting my lease short. I never get a call back, they never reply to my emails and only get an answer if I stop by the office which is a pain bc of my work hours. The manager even said he would personally take care of my new lease and email it to me and call me. I have yet to receive either and the work day is done for them. Worst apartment management I have ever seen! Don’t expect much from them.
These apartments have a very bad issue with marijuana smoking. I have complained literally ever single day about my neighbors weed smoke coming into my unit and leaving my apartment smelling like marijuana. I do not smoke and have a toddler and these apartments do not care. The lease is not respected and policies are a joke. Do not move into building 6, even when you enter the building it reeks of marijuana. Other buildings have the same issue.
I hate giving 1 star reviews. Unfortunately, management has not stepped up to handle our weekly, sometimes daily, complaints about the neighbor apartment smoking both marijuana and cigarettes inside their apartment with small children in them. Their smoke then permeates our apartment to the point where we can not escape it. We are being hot boxed nightly and sometimes all day. Management will not take a step beyond emails asking everyone to “stop smoking” inside of apartments or hallways. There are no consequences and the tenants know this, so they continue to smoke inside. Cars in the last week have had catalytic converters stolen, broken windows, loud vehicles and parties overnight making it impossible to sleep or feel safe within your apartment. Management has been working on the gates (which presently do not work) since we moved in April 15, 2022. It’s now 45 days later. Steps could be taken to secure the property with safety patrols overnight and improving unlit and dark areas of the parking lots. So far we’ve only seen sternly worded emails. The Lana needs to step up and handle the issues in the complex or tenants will begin leaving due to unsafe housing conditions not being corrected. While some of the aesthetic improvements are likely needed at some point, safety and security of the complex should always take a higher priority.
If you have kids don"t move here they allow tenants to smoke Marijuana WEED and tobacco inside the apartments and it comes into yours it will smell like weed smoke daily and tobacco if you have a job who does random drug test this not a great fit they also don't respond to emails or enforce policy rules
As others have noted, the new management is horrible. It seems like they don't want people to live here. Not only can you not reach anyone at the office by phone, not only will they not return your calls, but half the time the phone is disconnected. Emails also go unreturned. And this is not an inexpensive place to live, which makes it such a slap in the face. However nice they might be to prospective residents (I don't know), just be aware that when you live here you will be disrespected and ignored.
Ever since they changed management, it has gone downhill. They replaced my burned out kitchen light bulb with a low wattage one that I have to use a flashlight to see inside my cupboards and to cook. They are slow to respond to emails and voice mails, if they respond at all. They were no help when my unit was broken into. And now they have taken off the section to submit work orders on the online portal. It used to be a wonderful place to live before S2 took over.
Any time a business is going through a transition, it can be hard. The Lana recently changed ownership which means the staff within the leasing office also changed. Keeping that in mind, when teams switch all of sudden.... it can be hard to pick up where people left off and get familiar with the culture and system. It is not easy AND it does take time. All that to say, I have been witness to the previous owners and their leasing office team and the current owners with the new team. I can proudly say, this new team and property manager are amazing. I recently had an incident where my car was wrongfully towed ( 100% due to the towing company and not the apartment or team). This was in the middle of the day and since I work from home, it was super inconvenient. I called the leasing office right away, and they QUICKLY contacted the towing company to help fix the issue. I felt supported and understood during the whole situation. They made sure my car was released free of charge and made sure I was able to retrieve it without any further issues. Truly made a hard situation super easy. Not to mention, every time I've spoken with them, it's been a pleasant experience. They're TRANSITIONING and sometimes need a little grace. They are adjusting just like we are and prior management wasn't the best or this attentive. I am extremely happy with their service thus far, and I can't wait to see them perform once they are fully up and running. Rome wasn't built in a day but it surely was beautiful once completed! Thank you Jonathan and team for the amazing service and don't let the negative reviews turn you away. I moved from Nola to this area of Dallas and really feel comfortable and safe and at home. The best advice that I have is to LOOK ELSEWHERE for your next apartment. Ever since S2 took over 10/1/21, things have been awful. The whole change in management/ownership was sketchy to begin with and it has not improved. The resident portal does not work. People had to scramble to get money orders to pay rent— most ppl don’t have actual checks anymore. Work orders don’t get to maintenance even when you CALL the office. People let their dogs roam free and don’t pick up their waste. People leave trash out at whatever hour (and not the designated pick up hours) and possums come to feast. The new office staff is not receptive and does not follow through on what they say they are going to do. Don’t waste your time here.
Leasing agents are rude, they dont take responsibility for their actions and expect you to still want to live there. The manager told me, (even though I came up on my own lunch break because I called hours earlier and was told they were busy, but someone would call back in 20 mins which they didnt) that I needed to wait 15/20 more minutes until she had completed her lunch to speak with someone regarding their mistake.
My lease started Aug. 2017. The gate is broken more often than it has worked. I loved that they had the nerve to bring in a police officer about community safety when the gate had been broken for 2 months. I am on my 8th request put in for my AC not working. if you enjoy your apartment being in the 80s this is the perfect place for you.
We have lived at Hyde Park for the past 6 months. It definitely has its pros and cons. The staff is relatively helpful most of the time. They are good with accepting and holding packages for you. We love the trees all around the complex, and it's a great location close to bars, restaurants, grocery stores, etc. However, there are some major issues we have. So many things in the apartment really need to be fixed or upgraded. When we moved in, two cabinets were off the hinges, and about 5 minutes after maintenance came and fixed it, they fell off again. Our patio door gets stuck a lot and is super hard to get it back on the tracks. Our A/C does not keep either bedroom cool AT all. Our toilet had to be worked on when we first moved in because the chain kept falling off, and now it hardly flushes sometimes and the handle gets stuck so the water runs. We've seen multiple cockroaches, both inside our apartment and outside. There are also so many bugs in the stairwells. The stairwell by our apartment is disgusting. People put their trash out at all hours, and management does nothing about it except send out an email with the valet hours, which does absolutely nothing. We complained about our neighbor so many times and were pretty much blown off. The whole stairwell stinks sometimes from people's trash. People also sometimes leave their trash at the bottom of the stairs, where it leaks and is just nasty. Right now, there is some weird red stuff that clearly leaked out of a bag down multiple flights of stairs, and also some pill or vitamin looking things on the ground that fell out of a trash bag weeks ago (which I sent an email about & it was clearly not addressed). The area is fairly quiet, which is nice. The parking lot is a zoo, though. People speed through there and don't pay attention, so you'll almost get in a wreck practically every day. If you get home after 6 ish on the week nights you'll probably not find a spot near your apartment. We actually like the apartment and the community itself, but there are so many problems that are ignored that its really frustrating, and even when we bring these to management's attention, they aren't really addressed. I would be very hesitant to recommend this complex to a friend.
The stuff is super unprofessional. Service SUCKS. No service AT ALL. They will ask their residents unreasonable, provide almost no service. you submit trash fee, but with their service, you are supposed to deal with trash by yourself. If you do any tiny thing different than what they ask, they will give you a big fine. Trash people there, you are not supposed to setting your package to deliver home directly, only pick packages there, BUT I found my package MISSING, they texted me to ask me go to pick up my package, but when i arrive there, no package at all. they just said: "I DON'T KNOW, IT IS NOT OUR RESPONSIBILITY". You will regret if you live in this apartment, trust me.

There was a preventative fumigation done to my apartment because the office had notified me that another resident in the building found BED BUGS in their home. Pablo, the head of maintenance, came to do that fumigation. But no legitimate fumigation was done. He brought a spray can, set it down on the table, told me that's what you use to fumigate and left. It astonished me that someone who is the head of maintenance at a luxury apartment complex would have a lackadaisical and flippant attitude to such a serious health issue. After he left, I researched bed bug fumigation, because I figured that I would need to do it myself, and it is very involved. You have to encase all the mattresses, duck tape the seams of the encasements, dry clean everything, spray extensively around the bed and all the places bed bugs hide for weeks in a row, vacuum, steam clean, etc. It is a huge ordeal. I spent over $3000 between my own self fumigations and utilizing professional pest control companies to make sure the building's infestation did not spread to my home. I confronted Pablo about his fumigation being worse than substandard, and he told me that if i make any reports or complaints about him to the corporate office, it would just be my word against his and they would believe him over any resident since he has worked for this company for so long. He also said he would be able to find out who made the complaint and then he would just come and release cups full of bed bugs in my home when I wasn't there so he could come back and evict me in 9 months after the infestation had built up. He was smirky, cocky, arrogant, and downright nasty to me
I would say living here at Hyde Park has been a great experience. I love the property and all it has to offer. Excellent places in the area for dining or just relaxing near the pool.
Positives: Great location Awesome Upgrades to apartments: The hardwood floors and upgraded appliances are nice. Needs Improvement: Communication from staff: We had a few issues with our lease transfer. Security levels: There have been a few incidents within the complex. Additional security was brought in briefly, then disappeared. Haven't heard of any new incidents, but it was unnerving to get weekly notices about crime. I think the addition of cameras to the gates has also made an improvement. Negatives: Rent went up 3 Years in a row :-( Having only three days to move within the complex was a pain
I moved into Hyde Park at Montfort and it was love at first sight. I knew I had to live there. It's so quiet and peaceful. The people there are amazing and the staff is VERY responsive. When I called for maintenance, their turn around time was usually within 1 day! It was fantastic living there. They are always planning great community/complex events for the tenants; anything from crawfish boils, wine tasting to a singles' night! Unfortunately, I have since moved to Houston due to my job. However, if I ever move back to Dallas, Hyde Park will be the first place I look into! Thank you Hyde Park!!
