Office staff is usually NEVER friendly. From day one we had several maintenance issues, lightbulbs were out, dishwasher is always leaking/very rusted, garbage disposal would smell up the entire house, it would always clog, the washer is old, the dryer takes 2+ hours to dry and the toilet flooded our bathroom; leaked in the closet and got all of clothes wet. Not one apology or call back from management. For how much we pay, this place is terrible!

If you want a place that has decent property management and they treat you like people, this is not the place. They have made it every clear that their tenants needs do not matter, the only thing they care about is how they can get more money from their tenants and line their pockets even deeper.

From touring the complex to moving in, the people at The Landing have been very professional. I arrived early to my appointment to tour the complex, because at another complex I was interested in, no one showed up! The clubhouse amentities are great! I love my studio, I can't hear my neighbors at all, and my place stays warm. I've had a few minor maintenance issues, and I've always had them completed either the same day, or the next day. Management will then follow-up with a telephone call asking if everything was taken care of! I'm really confused at the "poor customer service" rating in other reviews that I've seen. I have not experienced that at all. In fact, quite the opposite! They really seem like they care about the apartments and the tenants. As far as being expensive, these apartments are cheaper than renting in Beaverton, or Portland, but I'm not sure how they compare rent-wise to other apartments in Oregon City. When I moved in, my apartment looked like it was never lived in! The oven, fridge, dishwasher, and washer and dryer all looked new! So far I'm really happy here and I plan to stay here a long time. If that changes, I will definitely update my review.

They don’t enforce the trash cans being left in the ally way and there for the ally is always littered with trash and garbage, as well as when the wind picks up your front lawn will be covered in other people’s trash and no one comes to pick it up. Parking in alley ways at night, management only enforces their rules in the daytime. The houses are cheaply made; your energy cost will be through the roof, hot in the summer and very cold in the winter, not well insulated. Nothing special about this place, is bland and cheap. The neighbor is filled with young college students crammed into one unit and they are loud, throw parties, illegally park, shoot off guns (YES THIS REALLY HAPPENED OUTSIDE MY DOOR) and stay up late smoking pot on their door step until 1am. None of the streets are quite; people speed though them at all hours, even when the kids are waiting for the bus across the street. They blast their music as they sit in their cars on the street at all hours. However, they will come by and leave a note on your door that you’re in violation if you have kids muddy boots and umbrellas out more than a day or do. (Don’t even think about decorating your front porch, you will have to take it down) My rent went up over 30% each year. My rent for a year lease increased by $125 while if I was month to month it was $675 more!!!! I don’t understand how this is even legal! And if that wasn’t enough when you move out you won’t get any of your deposit back. They use it to repaint, re-carpet, clean regardless if you leave that place in spick and span shape or it looks like a murder scene. My advice, save yourself the headache and don’t bother cleaning, you won’t get it back anyway. Simply put, the management company expects the townhouse to pretty much be in the same condition as when you moved in. However, be advised that the longer you stay the higher the move-out cost. Parking,just understand you will NEVER be able to find parking and forget having guest come over. They might as well part at the high school and walk. People use their garages as storage and there for park their 3 cars on the small narrow streets.

Our management team is available seven days a week to assist with resident concerns during office hours. After hours, we offer 24 hour resident towing, as well as an after-hours courtesy patrol service. The courtesy patrol is available to respond to a number of issues when we are unable to, including neighbor disturbances, improperly parked vehicles and they also conduct random community patrols. For more imminent needs, such as criminal activity or anything that poses a threat to safety or our community, we urge our residents to contact the police and proper authorities. Being in an evolving area of Oregon City, we've seen tremendous growth, and we keep a very close eye on market conditions to ensure that our pricing is competitive based on the home, amenities and services our team provides. We understand that you have additional feedback regarding your experience and your final accounting. We would like to address these and any other concerns that you may have in a prompt and professional manner.
