Not worth the money at all. I have lived here for 14 months now and was the 1st residents to live in this unit. We were hesitant to renew our lease because our recent issues were not resolved, so we have chosen to pay an additional $250 per month while we wait for our concerns to be resolved. MOLD- We reported mold on the walls inside our master closet, they came and wiped it off with bleach and then had the unit tested for moisture then took no action to address the mold. We had to pay out of pocket for someone to come and check for mold. Once we reported it to them again, they continued to only talk about "moisture" even after clearly reporting visible mold several times. We explained to them that our daughter has an autoimmune disease, the manager ensured us that our health was their priority. Yet their actions say otherwise. SUDDENLY NO HOT WATER IN KICHEN- there has been numerous 24 hour notices to enter our unit to work on a plumbing issue they are attempting to fix for our building. During one of their numerous visits our hot water in the kitchen stopped working. I have reported this several times and it is still not resolved. QUIET TIME HOURS NOT ENFORCED- our upstairs neighbors who moved in a few months ago do not "observe quiet hours from 10pm-7am". The office staff is aware, security is aware, reports continue to be made by security and no action is taken. They banging around and yelling keeping us awake at night disrupting our sleep. No action is taken, the behaviors continue.

Overall, my experience living in this community has been positive. The community itself is very well-maintained, reaching management is easy, issues are dealt with in a timely manner, the amenities are wonderful, and the units are beautiful with plenty of storage space. My only complaint is the parking. We have 3 adults living in a 2-bedroom, but are only allotted 2 parking spaces. The visitor parking is very limited and we often have to park a vehicle across the street. It's very frustrating. It would be nice to have the option to pay for an additional parking space.

I completely understand your frustration regarding the parking situation, especially with having more adults than allotted parking spaces. It's a valid concern that we received multiple complaints about and I am happy to announce that we are working on re-stripping the parking lot so that we can number and assign to residents at an additional fee. That way our residents have priority to have assigned parking spots when they come home. Considering the community's track record of responsiveness and attentiveness, I'm optimistic that your feedback will be taken into consideration, and perhaps there could be a solution worked out to accommodate your needs better. Let me start by expressing my excitement and joy with you all! This review is long overdue. I have lived in many apartments in my lifetime and have to say living here in this community has surpassed my level of satisfaction 10 fold. Let’s start with MISS HARVIE- now that’s what you call a real property manager who is professional and actually cares. The most hands-on manager I have met and what a difference she makes to this community. She listens, resolves and finds a solution not a week later but there and then. I have had some issues and my emails are not ignored, I get follow-up phone calls, email responses pretty much straight away, if she doesn’t have the answer or solution she will find one. On top of that she made the application a smooth process and the whole move in experience from start to finish was explained to us- not rushed, not feeling overwhelmed or making us feel as if this is not Home. That itself speaks volumes. Most of the times you move in and then are forgotten about, not here at The Landing you are remembered you get the follow up phone calls you get reminders and explanations and updates when construction will be doing their works. You are COMMUNICATED with, which is extremely important. Not in my old communities no one did this and this goes to show that living in REAL LUXURY does truly make a difference. Ok the rent is not cheap here and we had to pay more than we wanted too and go over budget but we are glad we did. Just check out the community and you will be glad you did. Now let’s get onto the amenities: they are like a HOTEL, I see the porter maintaining every facility and making sure the property looks fantastic. I also appreciate the hallways smelling like a HOTEL, that’s what this community is about. It is the most luxurious community I have ever lived in and the bar has been raised for me and my family and I don’t think we can move from such a prestigious community. The staff in the office are always smiling full of beans. We moved in back in May and so far it has been the best experience for us. Thank you to the A class Landing team. We are happy residents.

We picked the Landing at Arroyo because it is a brand new apartment community and offers garage parking. Garage parking and storage are available for an extra cost. Harvie is the best! She actually cares and tries to accommodate your needs. Her staff is also very helpful, best apartment community staff we have experienced.
