Property Ratings at The Landing at Fancher Creek
Don't go there; they are all nice showing you apartments until you give a holding deposit. Then they say they will sent you an email with information about what they need, but they never did. It's easy for them to blame you and tell you there gonna cancel your application and for you to resubmit it again,when you are the one reaching out and asking what you need.
Gate is always broken, allowing break ins & stolen property. Management + Security have done absolutely nothing, says “it isn’t there problem”. Plus poor insulation & huge bug issue
Almost infested with roaches and mice …. Maintenance takes forever to fix a problem and the neighbors are disgusting and dirty and don’t pick up after their pets .. you can complain over and over about the bugs and nuisance of neighbors and how dirty they are and they will ignore your emails , calls and they lie so much about what they are going to do about it .. I lived here for 9 + months it was the worst decision I ever made . There is no parking and they tow cars left and right even though they swear they have “guest parking” which they lie about also .. DO NOT RENT FROM THIS NASTY DIRTY PLACE
Got the wrong apt when I moved here from Bakersfield! Asked if I could get what I was promised and the staff said they didn’t have anything available so I got stuck with being in a smaller apt. Girls are always nagging about the items I put on my balcony. I take the item off and they find something else that I can’t put outside meanwhile, the balconys around me have tons of recycling and old furniture….. pools are never clean or open. Homeless and old men walk around the premises and scare you as they quietly approach and say hi. (Cringe), laundry room is always messy, the hot tub has never been opened in the 3 years I’ve been here. My neighbor has roaches bad, always shootings and my car was towed already due to no assigned parking. NOW they have stalls assigned but if you want company over they can’t park anywhere or they will be towed. They have to park outside the complex and walk to your apt. I do not recommend this complex. Looks are deceiving .

Tweakers everywhere. This complex is trash! Not worth anything. Unless u like parking outside the complex and walking to ur apartment. Neighbors were constant smokers and harassed me and my family, we could never use our patio! Even called the cops on them one time cuz the chick was drunk and causing problems. This place is a joke as well as the staff! Security is worthless and everyone's cars get broken into. Theres a meth dealer by the pool, needles in the parking lot, as well as homeless. So much for gated community. Worst place to live!
I lived here for a whole year and didn’t have problems at all. The only downfall was that there wasn’t an assigned parking but other than that we had a good experience.

This place is slow to fix things, ABC 30 news did a report on ac units not working in several units, no designated parking space for almost a year now, took months for the laundry room to have machines that work. Now, the landlord does give 24 hour entry notices and wether you are home or not for whatever reason they DO NOT care they will invade your privacy.
I have been a resident here since 2/2019, in just a month I have had a total of 10 days without my heater working. Most of the details about this complex are lies: there are no assigned parking, people will park in fire zones and in handicapped areas without permits. In some places, they double park you in and you cannot leave. On March1st they were supposed to assign parking but they did not. On the weekends it is a regular party place, with people partying in the parking lots and openly smoking dope. Regency took over management in January but they are just the last of a revolving door of management companies that don't care. You will have to pay your own water and garbage and the first bill is usually 2 months and well over $100. There are no "hardwood floors", it's wood looking linoleum. If you have new carpets they will charge you another $30 for that, new linoleum, add another $30. It also says "smoke-free" but it's not, I regularly smell both cigarette and dope smoke coming in from my neighbors. And there is zero security on site, if you call the company it takes an hour or longer to respond. The entry gates have not worked in more than 3 years according to other residents and homeless as well as thugs are common all hours of the day and night. THERE IS NO CONTROLLED ACCESS. The ponds are colored blue and are always filthy, with all sorts of debris and stagnant water. The city really needs to come through and slap some serious code violation fines on this place.
No stars this place is a nightmare this year they had gone to 3 different management there is no control of nothing this new management company by the name DOMUS MANAGEMENT COMPANY is a joke staring with the manager at the complex and their staff. They took over and the first thing they did is race the rent the maintenance still sucks my a/c unit did not work most of the summer I got tire of keep going to the office and ask them. When is going to be fix. My neighbor had the same problem. I had to bought a LG a/c portable to keep my family in a safe cool place, Because this people did not fix nothing. They always blaming the Owner of the complex for not having enough people in maintenance and all bad things. Example. The Owner don't want to spend money on fixing things or the Owner race the rent not Us. bottom line DO NOT COME HERE OR BRING YOU FAMILY HERE IS TERREBLE ....
No stars if possible. This place is disgusting. Managers and maintenance crew are unprofessional and very rude. Entire Complex is old and their appliances are old, so they tend to fail, especially their air conditioners. We’ve had and still have plenty of issues with our air conditioner. We call maintenance and they arrive days after we called in and when they are here they do nothing to fix it. Parking is a disaster. Hard to find parking and if you reserve a parking, others park in your space. The landscape here is disgusting. Ponds are dirty and filled with trash, bottles, personal disgusting items and and I’ve seen a shopping cart in one of the ponds. This is just a piece of the problems here. Unfortunately, I still live here but now I am anxious for our lease to end. If you plan to move here, all I can say is good luck.
My Fiance and I had a year lease here from 2/17-2/18. It was a nightmare while we were here, from not getting the a/c turned on when it got warm. (It was on Winter mode. So just hot air was blowing out. Took a month for someone to do 2 minutes of work.) Also had to keep the water off because it took them over 3 weeks for someone to fix the toilet! Such small things and it takes a MONTH! Even after we have moved out, we are still having major problems with this place. THE OFFICE STAFF HAS AND ALWAYS WILL BE A JOKE. We have recently applied to a new apartment, and its taking a while so I call. They say that the Landing claims we don't have rental history with them. Now keep in mind this is a new management. (Big surprise!) I guess they took over in May. But the main lady Ida or whatever her name is, has been there the entire time we leased there. She claims she cant find our file. But I have the PROOF (lease contract on file, rent checks receipts on file with our bank, as well as a full deposit from THE LANDING after we moved out in February.) The woman that helped us is no longer there. And they really trying to take me for a fool. I am this close to suing if you don't find my rental history. LEARN FROM US AND FIND SOMEONE WHERE ELSE TO LIVE.
I lived their with roommates and the AC didn't work so we called and talked to them over 10 times in 3 months and they never came around to look at it and just kept telling us dates and they wouldn't come or even leave a paper saying they were their or anything when we moved out we gave them all the keys and they tried to charge us for everything we already turned in and it took them about a month to find the keys and everything we turned in after us going every week
Management and maintenance are complete incompetent and ridiculous. Apartments are overpriced, completely filthy, outdated and there are roaches all over the complex. Management tried charging triple for parking and garage spaces for months and took two extra months to clear the problem. Had a broken dishwasher for over six months and instead of maintenance replacing it they filled it with water and JUST LEFT IT and never came back! Another issue with AC not working in the middle of the summer and took over a week for them to even try to come and look at it. Just super flakey people and unreliable!! Would NEVER recommend it to anyone, only giving a star because I have to.
People stay away from this property, rent is way too high, apt are so small, no living room space, they charge for a garage, charge for a parking spot, ghetto people live here, and lets talk about all the bed bugs they have in all the apartments.I warn you in advance. DO NOT LIVE HERE!!!! We lived here for 6 months and broke our lease that was for a year, my daughter had bed bugs in her room 2 weeks after we moved in, and I have neighbors that have never had bed bugs and they do now from this bug infested property.
Worst place. Management sucks. My husband and i were hardly ever home, never damaged or broke anything but they never gave back deposit money and they charged us additional. We even carpet clean out of pocket when we moved out. Next door apartment had a sink flood complication it leaked over to our side. Our house stank like sewage for 2 whole months and our carpets were soaked with those nasty water from next door. Manager took manager so long to get the next door cleaned up since it was a vacancy apartment and the sink was flooding due to upstair’s piping problems.
Not a gated property-gates are broken 90% of the time. Pools are community pools for the adjacent neighborhood kids and families. Office staff are really nice and very helpful and are trying to improve the property; however, it appears residents are fighting them every step of the way. Trash is everywhere on the property overflowing the dumpsters, in the ponds, all over the grass and parking lots. Units have obviously been abused even after renovated to attempt to cover it up with paint and caulk. Homeless people with their shopping carts are on the property nearly every day of the week. Not just dumpster diving; but, walking around the property all hours of the day and night.
Don't move here. They lied about our 1st month free. Then about 6 months later we got a nice bill on top of our monthly rent. The staff are rude and they try to find ways to make you pay extra. There is roaches and trash everywhere along with homeless people and drug dealers. Very sketchy place. I would only move here if it was your only choice. DON'T MOVE HERE.
My first apartment and I regret it few months after moving in. Air conditioner didn't work they kept putting antifreeze in it saying it should work, when it needed a new cooler. It was a nice apartment don't get me wrong an some stuff was very helpful an nice. But I would not recommend theses apartments to anyone! Also I never had roaches until moving here, they sprayed before moving in but 2-3 months after we started seeing roaches in the kitchen. Never was able to get rid of them when most of our neighbors had them or when they moved out they sprayed that apartment an all came running back to our place. They don't fix things properly they mostly do quick fixes, that's why the maintenance staff is usually flooded with work orders.
