Hi, thank you so much for taking the time to leave us this valuable feedback. We genuinely appreciate your input and we're thrilled to hear that you had a positive experience here at Landing at McCallum. It brings us great joy to know that we were able to meet your expectations and provide you with a wonderful living experience.
The unit has numerous problems. To start, some neighbors are extremely noisy and frequently have parties with loud music and beer, whether at the pool or in the parking lot. Despite charging a monthly fee for pest control, cockroaches are constantly present. Additionally, there is only one management team for two complexes, making it inefficient. The maintenance staff consists of just one person, who is unable to keep up with the demand. It can take weeks or even months to resolve any issues.

If you try to email the address on the website it will say that the email doesn’t exist. That should be the first red flag. Try calling the office and it will ring forever and never go to voicemail. Yes they are offering $500 off your first month. But it isn’t worth it trust me. There is a serious insect problem in these apartments roaches, mites bedbugs and fleas. If you have a maintenance issue your request may not be answered for weeks. Maintenance can’t keep up with the building, the trash, the common areas, or the requests.

Bad management, not hot water, they'll tow your car away, maintenance stinks
I've lived here for over 5 months and the shower water is almost always cold and largely unbearable. I put in 8-9 work orders during that time and a few workers have come in trying to fix it, but never succeeded. At times the water did get a little warmer, but I almost always had to let the water run for 30-45 minutes and sometimes longer for the water to get warm. I've often just had to endure cold showers and it sucks! I've complained to the property managers multiple times and the problem was never solved despite their efforts to fix it. Other than this, the apartment is fine, almost ideal even, but I can't stand cold showers anymore and all the wasted water and money just waiting for it to get warm. It's made it so much harder getting to work on-time and getting things done in the morning. I'm leaving as soon as I find another place to stay.
Never responded after applying for an application and spending $200 on it. Called but always told to leave a voicemail. Bad experience so far
Don't ever live here Please! I am living a nightmare. Cockroaches come out of the A / C ducts out of the lamp and fan installations. I am living a nightmare and they do nothing!
I have roaches for 5 months, and their don’t want let me leave they don't wanna end my contract
Towing of the tenants vehicles is so petty. Ridiculous fees. Bugs galore
Roaches, bed bugs, dog poop, trash all over the property, we got it all, unresponsive management, fees for services they do not provide, over charging on rent, non existent late fees, apartment floods and no one fixes it for 3 weeks and counting truly a dream to live if you hate yourself. GO LITERALLY ANYWHERE ELSE
The owners are trash! Management is even worse! They never respond to emails or work orders but they always tell you what you shouldn’t do and is constantly blindly raising the rent. They don’t do any pest control but increase the fee. My garbage has only been picked up twice but the trash valet fee has increased. Both the pool and gym is closed and has been closed since I moved here. There are constant promises of the pool being cleaned and the gym opening but those are lies. There is a lot of violence and drug activity. I can’t wait for my lease to be up! Their website isn’t even working anymore! The parking is terrible! They tried to create covered parking and the structure ended up falling on everyone’s vehicle!
The new owners make it very inciting to live here with a fancy website and pretty pictures but then charge raised rates for amenities closed due to COVID and useless features (like valet trash that literally pays someone to walk the trash to the dumpsters which you still pay for). The new management seems like nice people, but the owners don't care about the well-being of the residents and want to extract as much money out of us as possible. Raising rent, utilities fees, having ridiculous fines and inflating the price for Washer/Dryer rental are just the tip of the iceburg.
Charge overhead fees for paying rent, paying utilities (which they time so you have to pay separately with a new overhead fee) and 4 dollars for visitor parking passes. Had my car towed 2 times while I've lived here, one was proven to be an illegal tow that I had to fight to get the fee waived for; without any help from management. Don't be fooled by there being new management, still very crappy apartments just now they nickel and dime you at every opportunity even during COVID. The new management even blocked out more perfectly fine parking spaces when there aren't enough for the tenants to begin with. Do yourself a favor and don't consider these apartments as the cheapest option near UTD like I did, it's just the fees are hidden while the apartment maintains terrible quality.
This the worst place ever no one comes to this place is a very bad management no service nothing very bad place really
This is a substandard property. Appliances are literally decades old, flooring and cabinets in extremely poor condition, cannot pay rent through an online portal--must provide a money order to office. Very loud music played frequently late at night. Stay away!!
Apartment communities have no shame in charging you unwanted money while leaving and keeping your deposit. If you try to talk to management about it, they will behave rudely. Think twice before moving here.
Worse place, your car will get towed, bedbugs, fleas and more
ZERO STARS. I have lived her for a few months and all I can say is if you are are a student and think you are getting a good deal on rent think again. Even the narrow covered parking is a fee. They will charge you for vandalism on your property. There are roaches everywhere, sketchy people who break into peoples cars, kids screaming at 1am on the streets. Constant honking and people arguing late into the night. PLEASE DO NOT MOVE HERE AS A STUDENT OR ANYONE WHO IS STRUGGLING. Your safety and happiness is more important. Sleep on someone’s couch if you must. Better than this place.Currently looking at new places to get out of this terrible place, you should look elsewhere too!
If I could give a 0 Star review I would. This was by far the worst apartment I have ever rented. There were multiple issues with pests that occured before I even had food stuffs in my apartment. I was routinely made to feel uncomfortable by exceptionally loud neighbors. In the short 9 month time span that I rented from them, there were at least 4 burglaries that I was aware of, multiple issues with illegal substances, and maintenance was a routine struggle. Aside from the shady operation of this apparent slum, there was also extreme difficulty with the management. To add insult to injury, when I was notified of my date to renew the longest term lease had increased by over 10% my initial rent. When I informed them that I wouldn't be renewing, they "pre-leased" it for nearly $300 a month less than they were trying to get me to renew at!?! I hate writing reviews, but I feel that if I would have read a review like this before signing my lease I would have been happier and safer. The absolute best part of renting from McCallum Communities is moving out. I was only living here temporarily so that I could complete my senior year of college. I would not recommend this as a long term solution for anyone. The owners should be ashamed and embarrassed.
I've been at these apartments for nearly 90 days already, and I am beyond miserable. To avoid writing a novel on how substandard the living conditions are here, I'll mention a few things that hopefully will turn anyone away from this place. Since the first day I moved in, I have seen several roaches EVERY.SINGLE. day. They came and sprayed once which did nothing. I am no "roach expert" but I am aware that if one continues to use the same pesticide over and over, insects do become immune to that pesticide. I tried placing boric acid which seemed to help a small percentage but even weeks later, the roaches came back in abundance. There are roaches in every crevice of my apartment. I woke up to one crawling on me while I was sleeping. They come out and crawl on my food if I so much as set it on the counter for a few minutes. They are everywhere. These apartments are the worst I've ever lived in. Please for the love of God, do NOT sign a lease here. You will regret ever stepping foot onto this property owned by Capstone Real Estate. It seems as if they've clearly put all funds for renovations into the pool/bbq area and the main office instead of what really matters, the apartments that people are paying their hard earned money to live in. I only wish that I had done more extensive research on these before moving in. I could probably manage how loud my downstairs neighbor's music plays at night while I'm sleeping or how hard my upstairs neighbors walk around, but the roaches were the last straw. The ONLY thing I can stay that is decent is the maintenance. Again, please if you value your health do not move in here.
The staff is rude. The accommodation are horrible. I lived in some run-down apartments but this is something else. Save yourself the trouble and find a better, nicer place! The staff smile up front until you sign the contract that keeps you there. Once they know you can't get out of it, they treat you like garbage. ROACHES EVERYWHERE. Neighbors got bedbugs twice now. There are other cheap apartments that are much more livable! Do not sign a leasing agreement with these people, they will take advantage of you!
Really should earn a zero. These apartments are a health hazard, but people don't complain because they are afraid of the staff. They also cannot afford anything else. This place is INFESTED with roaches, bed bugs, and has mold. The office knows and doesn't care. I showed them pictures of my place at move in and they brushed it off and said "I don't have time for this." I left without signing and paying. I refuse to live in a place that is unlivable. DO NOT LIVE HERE!! Even the cable guy said it was shady and not in good condition!
The apartments are in a great location near many popular restaurants and stores. The city bus picks up and drops right in front of the apartment. The UTD shuttle bus picks up across the street, travels through the UTD campus and then stops in front of the apartments again.
