Property Ratings at The Landing at Oyster Point
We rented a townhome in this community online while still living in a different state, we we did not have a chance to notice the drawbacks, which are myriad. It advertises 16-foot patios. Not so. There is an area of concrete, but it has equipment on it plus the stairway to the back door, so it cannot qualify as a patio. The most that can fit on it is a grill; tables, chairs, etc. must be out on the grass, which is a bit of a marsh. Also, they all have to be moved every week to allow upkeep of the landscape. The office and maintenance staffs are very good, but the management company is not one I would deal with again. The townhome was okay, but absolutely NO storage--not a single closet for brooms, mops, vacuums, linens, etc. Even the clothes closets were not big enough for storage. We had a two-bedroom two bath and one of the bathrooms did not even have a medicine cabinet. Everything is done cheaply. The blinds are cheap and break easily as you can tell if you wander through the development and look at the lowered blinds, but if one breaks they will charge you for it. Be prepared to pay move-out charges regardless of how careful you are. All in all, I would say go elsewhere.
If you hate bugs (roaches, big house centipedes) then this is not the place for you! My apartment was completely infested with bugs especially those centipedes. I had to purchase and set off my own bombs because whatever their exterminator was using didn’t work! The overall foundation of the apartment was also bad. There were huge cracks in the wall when I moved it, peeling glaze in the bathroom sink, and tape wrapped around the shower head. I also requested to be present during my move out inspection due to previous reviews of this property charging people for things that the tenant didn't recall being messed up. I expressed my concerns to them and They set up an appointment time with me on a Monday at 10 am to be present during my move out inspection. I left work and went to the apartment and sat in the parking lot until about 10: 30, no one showed. I finally called the office to see what the status was and they stated that they already did my move out inspection Sunday!! Didn’t even inform me!! That just proved to me that they do add things just to get money out of tenants because what other reason would they have to not ensure I was present when I requested to be. Very sketchy people. Do not live here!

My wife and I lived here for three years with no major issues except for our plumbing overflowing into our apartment. The front office is great and rent is cheap, but they excessively charge you for damages especially if you have pets. Over three years we paid 350 pet deposit and 25 pet fee monthly which equals out to 1250. Come to find out this money doesn’t actually go towards any pet damages so then they charged us almost 800 dollars to replace the carpet. If you live here, expect a large bill when you move out.

*Shoddy Maintenance *dumpster is ALWAYS full- it's disgusting in summer time. *MULTIPLE BREAK INS. Always something getting busted into. *Worst trained staff: they don't know their own policy and have a high turnover. You make a complaint to one person but you go to follow up and they're gone. *INSECT INFESTATIONS. It's a variety of the creepy and crawly. *Water is filmy, can't drink from the tap. Save yourself the trouble, spend an extra 100/month and stay anywhere other than Abbington Landing. Save yourself further trouble at lease end and stay away from any of Weinstein Properties.

Absolutely the thinnest walls I've ever lived in. I could hear the neighbor flick the light switch on their hallway while in my bedroom.... Ever single time they talked I could hear them and they weren't even loud. For some reason my bedroom was above someone else's kitchen and heard ever cabinet shut ever door open and close and each dog bark... Never again

12/27/2017 Update*** Abington Landing has yet to get the mice situation under control in my house. I have called and requested service at least six times for mice. I am afraid to sleep in my bed or even walk in my kitchen. I jump when the phone rings or have nightmares and can’t sleep. I found Poop droppings in my master bathroom and last night I saw mice running out of my bedroom closet. All I get is one trap. Mind you I have two level house. No pest control has ever been here. A promise to return yet no return. I am exhausted. Jeesh don’t move here!! It’s not worth it!

My husband and I have been a resident here for quite a while. We enjoy the amenities and all that the leasing team does to make this place more than just home. When we report issues they are handled in a timely fashion. There have been many times where mike the maintenance guy has come by in the same day and checked back a few days later just to be sure the issue was fixed properly. Big upgrade from experiences that we have had before. We have even referred friends and family!! Yes our rent is a bit much but I can promise you it is worth every nickle!!

I have had to call maintenance several several times throughout my leasing time to report rats and coachroaches being in my home. The rent is to high to have to leave be with pests. Ohhh and not the little roaches, nope. The big ones that fly and crawl up from the sewer. The response that I get is priceless 'this area is bad, filled with these issues because they built the highway next door and pushed the pests into the apartments'. Well maybe Abbington should charge half the rent! When I went into the office I called first and was told Kara was in a meeting so she couldn't get on the phone. When I arrived she was sitting in her office with the door open and did not come out to personally handle the issue. Hint: even though she was the one I spoke with initially before I even knew she was the manager. All in all bad customer service. The community is infested with rats and roaches. My neighbors have about six bags of old trash festering on their back porch. Too bad in the state of Virginia you cannot withhold rent for inadequate living conditions, or can you?

My husband and I moved into Abbington Landing apartments as newlywed almost two years ago. It has been a great first apartment for us. We love the townhouse style, the updated design, and the location. We also love the staff and the quick responses from maintenance when we have a concern. The dog park and pool are also wonderful amenities of this apartment that my family in particular enjoy.
I moved into Abbington Landings in August of 2013 and since then I have not been impressed with anything besides the lawn care! The water pressure can be low most times, there are humongous water bugs during the summer crawling every where, the trash seems to pile up within hours and not be taken out sufficiently enough to maintain a decent appearance! They take forever to answer maintenance requests, and although they're upgrading the apts, there are many noticeable discrepancies like in my kitchen the floor's uneven and lumpy in spots! To top it off the rooms and closet spaces are unbelievably tiny! Not a ideal place for a family!
