Roaches; loud, violent, dirty neighbors; gate has been broken for over a year; increasing crime; ancient, rusted appliances; broken cabinets and countertops; apartment not cleaned properly prior to move in.
The staff were very unprofessional,prejudice , and have no core values especially regarding integrity . They wanted me to sign the lease before I even seen the apartment which wasn’t even ready . My move in date was also rescheduled twice due to their negligence and they tried to charged me a rescheduling fee and full months rent instead of the deposit that was previously agreed upon.
They take forever(and I mean a month/ month and a half ) for maintenance but will be quick to send a late payment notice and evict. My AC unit was leaking into my closet and bathroom causing mold throughout the entire apartment and the rental insurance told me they don’t cover personal damages when it equated to over 2,700 in damages. My bed frame has mold and they have a BIG cricket and spider problem. My water heater was leaking for 2 months before they came and changed it after MULTIPLE request. Don’t waste your time. Terrible with communication and will have you on the street in a heartbeat. If you want a leasing office that’s going to communicate and be honest with you, they’re not them. I wish I listened to the reviews and personal experiences but I didn’t. NEVER AGAIN!!!!
If you want to be comfortable, DO not move here!!! If you want to spend your days cleaning toxic sewer from your bath tub, move here! If you want mold growing on your clothes, move here.. if you want to walk outside your apartment and see peoples dirty underwear laying about, trash everywhere, move here.. the front of the complex is just for show. They are un organized and constantly changing management. It’s been a roller coaster since I moved in two years ago.. I wanted to move after my lease expired the first year but the pandemic hit and I had no choice but to rough it out...now it seems like I’m forever cleaning sewer from my tub. Today makes the fourth time it has happened and I’m calling the office and surprise surprise, I can’t get through to any one.. not even for a maintenance emergency... YOU HAVE BEEN WARNED!

After paying my deposit and setting up my utilities for one unit three weeks before move in I checked my resident account and see that the unit listed is not the one I agreed upon. It was a different bigger unit for $150 more a month. After reaching out to management I was told they allowed the current tenant to stay in their unit without notifying me. With only three weeks left I was facing homelessness and had no choice but to move into the bigger unit at a discounted price but still much more than I agreed upon in my original lease. I wasn't able to tour a unit beforehand and management blamed it on COVID. Even though I was fine with simply receiving a video tour. When I moved in multiple maintenance and cleaning people were in my unit so it's clear the COVID excuse was a lie or they simply didn't care about the health of tenants and their workers. The unit is okay. It could be worse. There was a gnat issue the first week I moved in but as long as I clean every day with bleach and other cleaning products it seems to keep that issue to a minimum. All residents signed in our lease that Forest Cove is not responsible for our security and we should contact Dekalb County police in the event of an emergency. That's fine and understandable. However the fact that they have a VERY loud intercom system that is used between 11pm-6am that goes off every 30 minutes to an hour stating, "this is Forest Cove security, this area is being monitored" makes zero sense. Why disrupt residents for literally no reason? It makes it nearly impossible to get sleep at night and makes the complex have the vibe of low income housing.

The office staff appears concern and accommodating,till you move in. You can smell moisture in many units, and see obviously the 1/2 effort put into repairs. Luxury is an understatement, and grounds are filthy. Dog park nasty... Security gate, gate been broken for years. My personal opinion... You will be disappointed. Rent with caution.

Me and my roommate moved in December, and it’s been such a smooth process. This is our first apartment and we’re truly happy that we moved here! Our leasing consultant was Jae’lynn, and she’s by far on THE best!! We leased the same day we looked and have been satisfied since! She also calls us regularly to make sure everything is going smooth, and I can tell she truly cares about us, and she takes pride in her job, honestly if it wasn’t for her professionalism and nice demeanor we wouldn’t of moved here. But in general the neighborhood is extremely safe and feel comfortable even at the we hours of night. I recommend Forest Cove to anyone, especially first time apartment leasers like myself! Moreover, there are issues, because no apartment complex is perfect.. such as we’re on the bottom floor and we do hear loud noises from the children above, however we did address it and everything is smooth now. All in all, I’m extremely excited about living here and smile every time I come home from a long day of work. To anyone who is interested, please give it a chance you can’t beat the location and the apartment is extremely spacious, you definitely get a bang for your buck!

I am a resident here and I wish I wasn’t. The apartments are in poor condition. They take forever to repair something once you put a maintenance request in. And they drag their feet when you are needing something replaced. Most of the office staff are nice and helpful. I honestly just can’t write a good review and recommend this place.
Maintenance is slow. They seem to be over worked and under staffed. You have to find patience with them.
There were bugs coming from the drains when I first moved in. There was trash behind the buildings. It was so nasty I had to pay to break the lease in the first day. No thank you.
Results of trust I was there only 2 months When I told them there is mold and cockroach in your apartment manager (Angel)said bring the key and we will refund your money.when they get a key and paper I signed they said manager is not here today come back tomorrow.Monday they said she is busy come back at 2:00 I backed at 2:00they said she left for lunch after her lunch she said another manager is in lunch after all she said you signed papers and I'm not give you any refund.she laughed and said see you in curt
Management does not care at all. I have a roach infestation that has been going on for several months, and they have done nothing about it. When I call about an issue, they put me on hold and never pick back up. Even going to the leasing office in person yields no results, as the staff comes and goes as they please. They never let you talk to anyone who can actually do anything about the problem. They are rude and unwelcoming. I will not be renewing my lease.
I have been living in this complex for 5 months and can't wait until my lease is up. There's roaches and when you inform management they send someone to spray one time and think the matter is situated. I asked for some fixtures and still nothing done yet. The raccons are taking over and im scared to come home sometimes.
The entire "staff" is made up of condescending thieves, scammers, & con artists. Angel, Carlos, Rena, Martha, & Angel's short hair lapdog will take $200 from you for a unit that doesn't exist & then stretch out their time for excuses to not refund your money. Don't be fooled by any rate higher than 1 star. You people & complex are a joke.
I was very excited to move into the apartment complex. Even beforeI moved in was very disappointed. I was told the apartment complex would be ready in certain day. The day I moved in the kitchen counters were not able to be touched since they have just been painted. As well as the restroom counter. Then the worse came the night first stayed in the apartment since I was invaded with roaches in the kitchen. I called in to let them know. Was told someone only comes on Tuesdays to spray the apartments. That they would put in an order and someone would be out. When I called to check and see if someone had come out they told me that I was never placed on the list. Unfortunately after the apartment was sprayed I still till today have roaches in my kitchen. I try to maintain as clean as possible but nothing seems to keep them away. So every month they tend to charge for a service that I have only obtained maybe total of 4 time. I own a dog that I choose not to place in a cage. When I request to have them come they always seem not to place me on this special list. So honestly it is just a waste of time. Another issue has been with getting washers fixes in the apartment. As soon as I noticed the washer not working in the building I called it in as well as put an order on line. It took 2 weeks for them to take care of the task. Also after speaking to several different people. Every-time we asked to speak t a manager they are never available. Even me working in customer service am aware that a manager should be available most of the time since they are the ones that have to respond for the location. An additional disappointment has been the gate.
This apartment complex is horrible. Very lazy maintenance crew. They lack on repairs and act as if they never receive the complaint. The leading office has an attitude when you inform them of the problems. It's roach infested and they don't send an exterminator.
My entire walkway in front of my building is flooded up to my door.The management office is an entire joke. I never thought I'd be one of those people to say that but I can't believe this. My water was not running without dirt mixed in, so no shower this morning. I'm currently breaking my lease & will leave by Sept but, that's the story.

DO NOT APPLY OR LEASE HERE. *( SEVERE WARNING)* This is by far the most unprofessional apartment complex EVER. I was coerced to apply to ( LANDMARK AT BANYAN BAY) under the idea that a unit would be ready by the date I needed to move in. They first informed me if I moved in by a certain date I would be locked in at a certain price. I received a phone call a week before I was supposed to move in, and I was told that I had to move in ( 3 days earlier) for that specific price. Furthermore, I was told that I would receive a follow-up call the Saturday before it was time to move in, because they were still installing the new counter tops. I never received a call. I OFTEN WOULD CALL AND NO ONE WOULD ANSWER THE PHONES. The Monday before I was supposed to move in that ( Wednesday) I received a call and an email from the leasing manager stating that a unit would not be ready until 3 days AFTER my current lease ended at my current apartment address. This would have left me HOMELESS for 3 days. I proceed to complain to the BRIDGE PROPERTY MANAGEMENT company, and they insured me that I would get my administration fee back, and NOT my application fee. I decided to take my loss, and take the administration fee. I called on THURSDAY of this past week to inform them that I would be by to pick my money order up, so this MORNING I DROVE 30 minutes to FOREST COVE ( LANDMARK AT BANYAN BAY) for the manager to tell me that it is LOCKED IN ANOTHER MANAGER OFFICE, AND I WOULD HAVE TO COME BACK TOMORROW. I NORMALLY NEVER WRITE BAD REVIEWS, BUT I WILL BE POSTING ABOUT THIS ON EVERY SOCIAL MEDIA. MY TIME AND YOUR TIME IS VALUABLE! SO DON'T WASTE IT APPLYING HERE.
2015-2016 The new mgmt company here is quickly killing off any hopes that I'd had when I first moved here. They blow you off and tell you what they think you want to hear all the time. Maintenance is as slow as cold molasses, if they're doing anything at all, even in emergencies!! The one & ONLY garbage dumpster in the front is constantly overflowing and horrible smelling attracting stray cats, rodents and raccoons. The entrance gates are ALWAYS malfunctioning and I feel like that's where all our money goes, that's why nothing else (on the inside) is kept up around here. Before I moved in there was a crack in the ceiling and a kitchen counter panel that was offset that they told me would be fixed before I moved in. Okay, no problem. Get to my move-in day and nothing has been done, oh, except for a carpet cleaning... So I was told that maintenance would come fix it without an issue.......but nothing. I had to remind them repeatedly. So they eventually came to fix my ceiling with no prior notice as to when they were coming so that I could move my furniture. He left a mess of plaster in my living room and tracked it into my kitchen and whomever it was washed his filthy hands in my sink splattering plaster residue all over my counter and didn't even bother to clean up after himself. RUDE!! So that's what I came "home" to and my kitchen counter has yet to be repaired. Yeah, they make the grounds look good, but the inside of these apts are by far lacking of care and attention. The new paint job you see on the exterior of the apt photos was horribly and lazily done, they chipped off the old paint, leaving the scrapings everywhere for the residents to clean up and did an even worse job at painting the new colors, there is paint spray all over all my windows, because they didn't care to cover them in the process. Looking at the paint job up close, so disappointing, but I'm glad it looks good from afar.....blah. Be careful of the new raccoons I've seen hanging out that the overflowing garbage has brought along, the roofing on the buildings has little open spaces they hide in. If you make a request for "Critter Control" to come, you'll wait about a week before anything happens. Although, I can't blame him; he was not able to do his job properly because for some reason the attic space in the main corridors are sealed shut so he could not access them to set traps up there and was only able to place one measly little trap on the ground.
The landscaping is absolutely beautiful although the roads are quite narrow which is a safety concern. Maintenance response is very slow(even in emergencies). Currently the property is under new management and I do see some improvements that they are making (playground, painting buildings) but I will reserve my judgement until I know more about the management company.
The apartments here are pretty good they are spacious and its a pretty good neighborhood but the maintenance is a bit of a problem you have to make sure to remind them constantly to go and fix whatever needs to be fixed but other than that I reccomend these apartments and there also very affordable especially for those who are struggling
The last 3 months of my lease I lived with waste water coming up my garbage disposal (dispite not using it) all over my kitchen floors. The apartments are nicely sized and reasonably priced but management does not care about the condition of the buildings.
I would not recommend this apartment complex to family or friends. The Leasing Staff is unprofessional and inattentive. They provide inaccurate information and are extremely hard to get in touch with. Their customer service skills are severly lacking. The residents are unsanitary and inconsiderate. Personal trash is ALWAYS left at Mail Center trash cans. The main dumpster usually overflows w/ weeks and weeks worth of trash. The water is always abruptly shut off many days out of each month w/ little to no warning. Maintenace requests take long to resolve. I can not wait until I am financially able to move. Thank you.
This is my first apartment, and I love it. Yes, the apartment is not perfect, it needs some updates, but the community is pretty nice. They have activities for you to interact with your neighbors. They are pretty fast when you call maintenance. So, it is easy to make this place your home.
