Swampscott is a small seaside city along the shores of the Atlantic Ocean. This coastal town has upscale, luxurious neighborhoods with a close community. The education system here is superb. Very clean, felt safe, quiet and friendly neighbors and love that the pool has a life guard who was very sweet to everyone, especially our grandson when he would visit. Felt like home here and if we weren't buying a home, would continue renting here.

The Landing at Vinnin Square is truly a community. I moved in, and it instantly felt like home. I love how well maintained it is and how gorgeous the grounds are. The community and apartment were absolutely beautiful. If I didn't have to be closer to Boston on a regular basis, I would've decided to move there. Traffic would've been an issue for me.
This is a very professional operation.
Pros: - Nice landscaping - A pool (but it's always crowded and loud) - Big trash compactor -Maintenance responds fast if you need service- our washing machine broke within 5ish days of move in (why and how?) and they were there the same day Cons: - Noise We sent over 15 emails over 4 months of living here complaining about the people who lived above us. They would yell, scream and run around at all hours- even those outside of the community quiet hours according to the rules we all are supposed to abide by when you sign your lease. Management encouraged us to let them know every time but nothing happened. It got marginally better and then just as bad again. Even if you don't have loud people above you, you'l hear people walking around above you bc of the quality of the building. I've lived in several condo buildings (many much older) and none have had noise transference issues like the Landing. There are lots of dogs too and very few that have owners who know how to train them apparently. One dog starts barking for an hour straight at 5:30am when his or her owner leaves. - Security The LOCK to our BUILDING broke and management couldn't get the proper parts to replace them. It's been over 6 weeks since they told us and the doors were unlocked. 6 Weeks paying full rent with no locking mechanism to the building... On top of that, 12 days ago they said it was fixed and then immediately found another problem. Again, in the lease, you agree to keep common areas and building secure at all times. Apparently, the management company does not also agree to this. Speaking of, there is a package room that IS securely locked and is a bit of a pain to get into. You need to have an app set up or get a code texted to you to unlock the door. It's supposed to be a locker system but once you're in, everyone has access to your packages (so why lock it?) and it's difficult to find your packages amongst all the other tenants'. Because of these issues, we've asked for rent relief and to be out of our lease early to find somewhere a bit quieter and more secure to live. The management company said no to any and all requests we put forward. You will get 0 flexibility from them so read the lease well (we know we agreed to these terms but didn't know that only WE as tenants had to uphold the rules and regulations of the property, not the management company themselves).

The property advertises itself as "pet-friendly," but it is not. In our case, they used the fact that we owned a cat to have us pay for a new carpet for them, claiming that cat urine had ruined the original carpet. I've had cats that have had urine problems, but our current cat has never had that problem. We questioned the claim. While they sent us photographs of multiple urine stains, they were close ups that could have come from any apartment since all the apartments are cookie-cutter and have the same carpet. Not to mention, for the photographs, they had to pull up the carpet to reveal stains. Since they didn't replace the carpet before we moved in, there's no way they could prove that the stains were not from a previous owners' pets. (I guess when we did our damage report at the beginning of the lease we were expected to lift up all of the carpets.) In any case, we only stayed at the property for about 5 months because we were in the middle of a move and we never went away overnight in that time period. So there's no way our cat could have been urinating all over the apt without us knowing/smelling it. We voiced our objections to the property managers about basically taking away our security deposit in order to pay for the carpet, but that fell on deaf ears. Since we were no longer paying rent, the property managers could have cared less. So if you do decide to live here with pets, insist that they replace the carpets before you move in.

I've never lived in a rented apartment in a large complex, and had doubts about how I would like the arrangement. My concerns were misguided and I truly enjoy living at The Landing.
I would recommend because I love it here. People are friendly. No one bothers you here. Security is good. I never see or hear any misconduct on these grounds. We are "tucked" away,reasonably,from actually living on a street, hearing traffic, etc. Close by are stores, beaches, churches.
I am completely satisfied at this point. I have brought several friends who are contemplating selling their homes to downsize, to see the complex. They all loved it.
Stacy, Jordan, and Josh are a great team. I have received excellent customer service from each one since the very beginning. Stacy and Jordan made the move a breeze and I am grateful to them. Very happy to be living in this community.
Great staff which includes the office and maintenance team. They get it and are an assist to your organization.
It is in a great location and has a lot of things such as a pool, club house and nice residences.
I love privacy. My apartment is very suitable for my needs. The people living here are very courteous and friendly. I love seeing their dogs and often stop to pet them. It's quiet here, and the grounds are beautifully landscaped. The working staff are all very attentive to my needs. Yes, I would not hesitate in highly recommending The Landing Apartments as an ideal choice to live in the Swampscott area.

If this community got valet waste, put in a package concierge, put in a dog run and updated the thermostats, it would be much easier to recommend as a luxury property. It's just very expensive for what you get as far as value. When I was 3 miles from downtown Boston in a similar complex, my rent was the same and even started off lower. It's a fine place to live but it's nothing special.
People in the apartment complex are very nice and enjoyable. The amenities are great and the location is awesome!

This is a beautiful community, however, the fact that no storage or garages are offered was a deal-breaker for us.

This apartment community is outgoing, friendly, peaceful and there is a considerable amount of amenities where people can gather to meet friends. It's quiet with hardly any noise inside the buildings. People are respectful of each other. I enjoy the dogs, too! Love the beautiful landscaping as well.
I've always been impressed with how fast my maintenance issues have been resolved. Sometimes it's only a matter of a couple of hours before someone is over.
Simply the best, comfortable luxury living, quiet and the price point keeps it that way.
I would definitely recommend the apartment, and recommend to rent far from the fire pit or main entrance for a more quiet living. I would not recommend the apartment to families with kids - limited elevators, no space to store bicycles or prams. The apartment community is better suited for young professionals or families without kids.
