Property Ratings at The Landing College Station
If you want to wake up to your bed shaking or with loud noises due to construction everyday at 7 am this is the place to live. Having to move your car around almost everday with ultimatum emails indicating that it will be towed if you don't. Not to mention constant internet, power or water outages because of the repairs caused by the construction. There are no amenities left as they bulldozed them to build more houses for profit. You may think this construction is a temporary but even though they started on May, there is no indication of it being completed anytime soon. For most of the residents this time corresponds to their entire lease term here. Not given the proper warning when renewing the lease and being mislead, we are left with months worth of constant loud noise and all the dust on our cars. I used to love living here when it was Campus Crossings, but as soon as it changed to the Landing, they greatly increased the rent, cancelled free cable, started charging for parking, bulldozed the tennis, volleyball and basketball courses permanently. When I tried to voice my concerns they said they would be happy to help me look for another place instead of helping. I think anyone that considers living here should know the facts before they do.
Let's start off with the good here- the amenities. That's it, that's the only good thing about these apartments. They recently switched to a third-party utility company, which mad the monthly bills almost double in cost, especially during the summer. Then on top of that you have to pay a monthly fee for and other additional service fees for a service you don't even need nor want to use. The fees they have are ridiculous, if you live in a 2 bedroom and have a roommate and want to switch rooms. YEP, there is a fee for that as well, my advice is just to not tell them. They charge for EVERYTHING!! They advertise their apartments as renovated, but they are early 2000's cheap renovations. The kitchens have ugly white GE appliances. The renovations were also badly done, cracks in the walls, stained dusty popcorn ceilings, broken cabinet drawers. Not worth the money, you could find something much nicer for the same price or even less. When I moved into my apartment it had a terrible roach infestation, large roaches in the bathroom, kitchen, living room and bathroom. It was terrible I couldn't keep any food in the home for the first couple of weeks I was there. It is still an ongoing problem. Look somewhere else these apartments are trash and not worth the money.

Campus Crossings at Marion Pugh is a hassle-free, laid-back, all-inclusive apartment complex. Simply put, they are every apartment-hunter's dream come true. Normally, I tend to write reviews on anything only when I've had a profoundly negative experience. But this time, I have had such a good experience that I just had to write a review, and it feels awesome for a change. If you're looking for a place that has great management, a top-notch maintenance crew, and good amenities for an affordable price, you should choose Campus Crossings. In the year since I moved here, I have never had any maintenance issues with my apartment besides a burned-out lightbulb and some duct cleaning. These problems were quickly addressed by maintenance. Everything else mechanical functioned well the whole year. Management and maintenance take extra care to help you with any problems you may have--and in a timely fashion. The pool was recently remodeled, and there is now a secure package delivery system that is easy to use and way better than standard mailboxes or dropping off resident packages at the leasing office. While Campus Crossings may not offer some of the high-end frills or flashy looks that more pricey competitors in College Station use to woo residents on the surface level, this apartment complex deep down is a good, solid community with just as great (if not better) amenities at an affordable price. Add in the great management and maintenance staff, and you have a recipe for a stable, worry-free living experience in College Station. In my personal experience, this place is the hidden gem of apartment complexes here. I have already renewed my lease for next year--no regrets whatsoever.
My daughter lives here and it’s a wonderful complex, I love knowing she is close to campus. The complex offers nice amenities and the staff has always been more then helpful and friendly.
Management and leasing staff are very informative and polite-if there’s a problem, they correct it. Great floor plans and amenities. Easy drive to campus, shopping, or visitors coming into for a visit.
Love this complex I have lived here for over a year and will be renewing. I've had great responses from the front office when I've needed a repair and they've always been friendly. Everyone has been friendly and love being able to be close to campus and have amenities for me and my pet.
My fiancé and I moved here after we found out I was pregnant to get away from all the craziness Houston has been going through and it was the best decision we could have made. The staff is extremely friendly and takes the time to work with you when you have issues or problems. Maintenance is very attentive and always comes to check up on things fast which has been a blessing since I have a preemie. They have come to fix my AC when it hasn’t worked and even replaced the unit for us! I’ve lived in college station before and the apartments I’ve lived at haven’t been as enjoyable as this. The General manger is so friendly and always tries to work with us, she has been nothing but polite and helpful even when I’ve seen residents being rude and uncalled for. This is a wonderful place to live if you have a family, very safe and very taken care of!
Do not live here. Utility bill is way too high because it’s such an old building. You at least pay over $200/month and that’s barely with the ac/heater running. You will constantly have no hot water. The let residents go a whole weekend without hot water recently. It’s ridiculous. I’m so ready to be done with this place.

I have lived here for three years simply because of the location and how much of a hassle moving is. I have seen lots of turn over in management, office staff, and maintenance. It seems like they can't keep anyone for longer than a year. All of the amenities were new and wonderful when I moved in during 2016 but they look like absolute trash now. Not to mention that the pool is consistently green year round and the hot tubs never work. The gym never has wipes for equipment (the one thing the office said they would work on improving according to the resident survey. The crime in the area is AWFUL. Almost weekly I see police in the complex and hear reports of break-ins. Cars get broken into all the time in this parking lot. The "volleyball court" was a sand/grass pit for two years with NO NET! You literally can't advertise that you have a volleyball court if is overgrown with grass and no net. They brag so much about these "great amenities" that are such an eye sore and unusable. The dog park is garbage too - full of poop, gates that don't lock (so dogs can escape), the umbrellas were broken broken for almost two years and it look like they finally decided to just throw them away and not replace. OH NOT TO MENTION-- the water fountains for the dogs to drink from in the park have been broken for nearly all three years I have lived here and on top of that the pipes for it burst and flooded the entire park with mud for almost a year of that time. The maintenance requests either never get taken care of or get closed without them even coming to fix it. Can not wait to leave!!! I don't feel safe and the office staff is extremely unhelpful.

**Pros: Inside of apartments look nice, up-to-date amenities within walking distance of each building, area has been quiet near my apartment, plenty of parking, walking distance to bus stop, pretty grounds, managers have been friendly. Utilities seem normal so far, but haven't lived here through a summer yet. **Cons: Does not allow prorating rent (just... why?), extremely poor communication during leasing process, did not do any sort of basic maintenance check before we moved in, still waiting on maintenance work since moving in ~2 months ago, some buildings have brick/cement cracks and rotting wood (may be more cosmetic than anything, idk), not very good installation, very unappealing exteriors (front doors and patio fences need help), no one walks the grounds ever (could easily pick up all that trash with a 30 min weekly walk), we noticed differences between bedroom, HVAC, and sliding door qualities. **Summary: I do like living here and I would recommend it, it's just a little TLC would go a looong way for this apartment complex. Tidy up the exteriors, be on top of apartment and grounds cleaning and maintenance (esp. pre-move in), improve communication with residents (clarity, frequency, empathy). Long-term, invest in better doors and windows. Then you won't have to work so hard to get people to rent your apartments.

I have lived here for 2 years and absolutely hate it. The office hours are inconvenient. If construction is being done it may start at 7am and may last until 9:30pm.Roads around the complex are poor. Floors aren't level(dips down in places). Maintenance requests can take take from as long as 2 months and sometimes never. They don't provide fire extinguishers (like my previous apts have).

Campus Crossing is an awesome complex, especially for the price! The units are great since their renovation and everyone is so nice. I think my favorite part is how dog friendly they are! They have an awesome dog park that I take my border collie, Ace, to and he loves it! The gym is nothing big but it was recently renovated as well so its pretty nice and has all the basic equipment. Another big plus are the TAMU bus stops. There is one on every side of the complex for buses 35 and 36, which is very convenient. I definitely recommend Campus Crossing!

Pictures due no justice. These are the best apartments for the price in town, I couldn't imagine living anywhere else. They have all new renovated units that are the BOMB! Best of all, you can always count on the staff when you need them.

- They periodically turn the water off. Like once each week. My roommate was in the middle of a shower and had to finish in the sink. - The computer/printer is always broken. It look them a month to order ink. - They took 100 of my deposit for cleaning carpets, which I personally cleaned before we left. They never responded to the email I sent them. - The food events they feature are always out of food within the first 15 minutes- had this happen twice - The oven literally fries everything.

If I could give less than one star, I would. I have had nothing but problems in the last few months dealing with re-signing, moving out, and moving back in. The management is horrific and the customer service is honestly non-existent. They moved me into a dirty apartment (trash on the floor, bed frame left in the bedroom) and then "spot-cleaned" it and decided that was okay. I also had to wait 4 days to move my furniture in because they had not had the carpet cleaned. Prior to this move-in, I was moved out of my old apartment, because it was due to be renovated, 6 weeks before my official move out date. We were not provided with any form of apology for the inconvenience or the fact that we had to pay for our utilities to be changed. The entire process was mismanaged and we were not informed of relevant details in a timely manner. Now, they are charging us exorbitant cleaning fees for an apartment that myself and my old roommate lived in 7 weeks (basically no deposit back). The gym is not cleaned regularly and although there are multiple signs to wipe down the equipment - no cleaning wipes are provided. Finally, any issue that you take to management or maintenance takes forever to be fixed. I had to complain on 3 separate occasions about my mailbox key before they finally 'found' it. All in all - DO NOT LIVE HERE. Unless the management makes significant changes - it is just not worth it.

Meadows point has been pretty great so far. Haven't ran into any major issues. It's walking distance from Kyle field and easy distance from anything that you would need to get to around college station. That don't have one but two pools and a fantastic work out room. The only reason this place doesn't get 5 stars is because of the utilities. That's it. I recommend this place
Meadows point is alright. Management is new and seems to care a little more about tenants than old management. Gym just got a huge upgrade. The apartments themselves are not bad, but not great. Appliances are very old and so are the wood cabinets. Very 1980's. Rent is very cheap especially considering the location, but what you save in rent you'll pay in utilities. Because these are old apartments, the insulation is terrible. I lived in a studio and paid ~$140 a month in utilities in the summer months when I wasn't even there! The people that live there are a very old crowd, mainly grad students that keep to themselves. It's a quiet neighborhood. All in all, this place is alright. Not the best, not the worst.
