Where do I start? This place is a mess. Everything is filthy and gross. First day of move in I waited for 2 hours being told my place was being cleaned before I was allowed to enter. By the time I enter the apartment the entire place was obviously never cleaned. How's the management? HORRIBLE! How do I even begin. Management gives dates, times, and details of when things will be completed then never follows through. Dozens of residents have been waiting on MAJOR fixes for months that have and will probably NEVER be dealt with. Management will lie and say items are on "backorder" then say they will no longer fix the issue after being asked again. Apartment conditions? HORRENDOUS. Upgraded apartments? Yeah right haha. The appliances haven’t been updated since this the place was built and don’t even hope for a new fresh coat of paint like they say. Carpet covered with pee stains, scratch marks all over the walls and doors, floor tiles peeling up, and furniture falling apart. Ammenties/Parking? Terrible. Grills are all rusted and broken. Constant issues with the bus not working, Sal the driver is the best and only good thing about this place. The pool is always closed for construction projects. Parking is impossible. Not enough parking for everyone. Safety/condition of Apartment? Again Terrible. This place is not well maintained. The stairs across the entire complex are falling apart and have caused a major safety concern. Sidewalks/ parking lots cracked with potholes. Dozen or so apartments have flooded without being properly dealt with. Mold is a major and probable concern to be wary of. Would I live here? NO
I had heard terrible things about this management but I didn’t think they would be this cruel. I had been informed, from an employee, that the previous resident on my lease takeover could give me her keys a week early before my move! I mean make sense, it shouldn’t be a big deal…it’s just a lease takeover. Accept it was a big deal and they made me give back the keys. I pleaded to talk to management as I’m a freshly 20 year old woman who is hoursss from home. I offered to pay more fees. But he said he was on lunch lol and that I have to schedule a time to talk later in the week. So glad he was able to enjoy his meal while I figured out where I need to park my car, so I can sleep, in next 6 days. I just really don’t get it. It’s an only a week early, as well as I WAS TOLD INVALID INFORMATION FROM THEM! The least the manager can do is talk to me and now. Not when I’ve already slept in my car for a few days.
I have lived here for a year and a half. First off, the rent is so high for what you are getting. They claim you are paying for an upgraded apartment, when there is nothing upgraded about it. They advertise they have security when there is not. I have never seen any security at this apartment complex nor any cameras. I and my roommate have had our cars broken into and nothing has been done. You cannot reach anyone from the complex to report it. I have never felt safe living here. Over the summer, they sent out a message saying all keys needed to be returned in the next hour or we would all be fined $100. Obviously people are not there in the summer so people freaked out. The communication is horrible here and I would avoid this complex at all costs. You pay much more than what you get and it is not safe here.

Thank you, for your feedback. We take what you are saying very seriously. Any immediate safety concerns should be addressed by the proper channels, such as the police. We strive to make sure that multiple notices are sent out when requesting things from our residents. If you are not receiving these notices, please reach out to our office to make sure your email is set up correctly. We do our best to keep rates competitively low in our market as many different variables go into assigning rates.
Stayed the weekend with my friend at Spectrum! It’s very close to campus and it’s a few minutes away from all the fast food on MLK. V convenient, even if you use DoorDash

I have lived here for over six months in the B2 floor plan! It’s so spacious, and way bigger than most 2 bedrooms around. There are gorgeous views, vaulted ceilings, and some units come with a fire place that make it feel so cozy on a snowy day, or warm and open on a spring day. There’s definitely not a place I’ve found that beats Spectrum’s size, price, and the overall value!

Management is terrible and negligent. The apartments are old, cheap and overpriced. Things were always breaking and maintenance was terrible about responding to requests. Mine was filthy and several appliances were broken WHEN I MOVED IN. Seriously if your going to spend this much on rent, spend it somewhere else.

My son lived in the Spectrum for 3 years and was never late on his rent/utilities. We were please with the apartment and amenities. However, he did have trouble on several occasions getting repairs competed in a timely manner. Also, his apartment was not ready on the day of move-in, and we did not receive notification of this until 6:00 pm the day prior (stressful because we had already scheduled leave from work and the u-haul was already packed). After move-out, when it came time for my son's deposit to be refunded, he was docked 50% due to curtain brackets being left up from the previous tenant (my son did not hang curtains) and due to his taking a shower curtain rod which we installed upon move-in because his bathroom did not have one. Emails/phone calls were also left unanswered both at the main office as well as the district office. If you rent here, don't expect service or a refund of your deposit.
DO NOT LIVE HERE!!!!!! WORST MANAGEMENT IN FAYETTEVILLE. THEY WILL NOT RESPOND TO PROBLEMS. DOGS RUNNING LOOSE AND NOBODY CLEANS UP AFTER THEIR DOGS. TRASH OVERFLOWING FROM THE DUMPSTERS AND IT SMELLS LIKE A LANDFILL! IMPOSSIBLE TO GET OUT OF LEASE EVEN IF YOU HAVE A LEGITIMATE COMPLAINT! OVERPRICED AS WELL!
This is a pretty good apartment complex. It is pretty pricey, as they charge per bedroom. They're definitely making a killing, most people here are undergrads. Upon move-in we had mold issues and some things that needed to be fixed and were apparently overlooked by the maintenance crew. We had to stay on top of them to get things fixed. Other than that it's pretty nice. Garbage containers are kind of far from the apartment we're in. It's relatively quiet considering it's mostly college students. Definitely nicer than the other apartment complex I lived in.
Even the standard apartment room here is cozy and homey. I feel very spoiled with my huge closets and bathroom! The living room is beautiful and there are a lot of big windows to let in all the natural light you want!
