A suburban sprawl that perfectly accentuates the rest of Lawrence, South Lawrence provides space and tranquility to those who want to be near the home of the University of Kansas, but don’t like the noise of the city. Stretching out from the original city limits of Lawrence, South Lawrence is a much newer addition to the city with just as much charm but with a more suburban feel.
The area encompasses many different neighborhoods and areas, including waterfront properties near Clinton Lake, and rural farmland near Sibleyville. There are endless options in South Lawrence, but no matter where you choose to rent, the amenities of the city center are just minutes away.

Property Ratings at The Landing Lawrence
I would strongly advise against renting at The Reserve. I’ve encountered numerous maintenance issues during my time here. For example, it took over two months to fix the dryer. Currently, I’ve been living in a room that is not rentable for over a month, despite paying my rent on time. My experience has been disappointing, and I believe there are better options available.

When we moved in, the place was trashed. The carpets were stained, dead flies everywhere, the oven didn’t reach 300 degrees, the clothes washer either didn’t drain water or didn’t run water at all during cycles, the clothes dryer still (11/22) has an incredibly dangerous fire-hazard-amount of lint in the trap that we cannot clean ourselves, mold and mildew in all of the bathtubs and bathroom vents, the dishwasher was covered in mold that we (the tenants) had to clean ourselves. The complex only employs a single maintenance man who works 12 hour shifts Monday through Friday, meaning absolutely no maintenance on weekends. Having spoken to him many times, he’s said that as of November, he is still trying to catch up on maintenance requests from when new tenants moved in mid-August. The place was borderline uninhabitable and an extreme health and safety violation when we moved in. Do not move here, do not give them your money.

Since I moved here, my room is full of noise, especially the pipes in the wall. I don't understand why it makes such a huge noise when water flows through the pipes. If you see my review, don't live here, RUN!!!!

I have hated every second of living here. Paper-thin walls, an inconsiderate jerk for a roomate (normally, not something I’d hold against them but several employees stupidly vouched for him), poor amenities, just a total ripoff. Miserable place. I genuinely haven’t had a good night’s sleep since I moved in. Do not live here.

My apartment had bedbugs. I reported the problem to them, and they charged me almost $1000 after move-out to cover the fees. Management is unbelievably hard-headed and every interaction with them won't go your way. This is a fine apartment complex if you are lucky enough to not have to deal with management, but if they haphazardly decide you owe them money you have no choice.

The Reserve Apartments on West 31st Street are the absolute perfect off campus housing. The staff is quite friendly. It's easy to get to know them by all of the community events they have often. One of the eye catching qualities this apartment has is the individual leases. No more having to worry about roomies coughing up their share of the rent on time. The community amenities includes a sizable pool, hot tub and lounge area, a community room which houses a pool table, few seating areas, bathrooms, a TV, and a stand up tanning bed, which is relatively clean. It also has a gym and computer/study center. The apartment itself includes it's own furniture. Couch, chairs, dining room table, TV/stand, kitchen appliances, bed, dresser, bedroom desk and it's own washer and dryer all in one apartment. It's great and super stylish as well! It's minutes from Target, Walmart, Aldi's, and many other shopping stores. It's also a short commute to the KU campus, and if you didn't want to drive, The Reserve is on the KU bus route! Everyone who lives there is nice and actually willing to make friends with you. There is always something going on and it's easy for you to be apart of it and feel welcome. Maintenance also isn't too bad. You may have to remind them once of twice to get the job done, but they try their best. The Reserve Apartments includes everything a college student, or even low income families, are looking for. It's the cheapest out of all the apartments in Lawrence, and also includes much more than most has to offer!

I have lived at the reserves since May of 2013. I have had my ups and downs with this apartment complex, but overall I think that the service is great. I would recommend that only college students live here. This not a place meant for families with small children.

Great apartment complex all around. Comes furnished and very spacious. Only issues can come with the random roommate option, but otherwise great complex!
