Central West End’s European vibe is on display everywhere you look, from the classic architecture and layout to the charming parks and gardens to the open-air cafes and bistros that line the streets. The most dominant landmark is the sprawling Forest Park with its trails, sports facilities, lush greenery, and famous zoo – it’s a perfect community backyard for the families and urban professionals who call CWE home. The neighborhood’s elaborate Halloween celebrations and Labor Day Greek Festival are immensely popular, drawing people from all over the city. Art galleries and performance venues are popular draws as well, and the neighborhood enjoys a healthy yet subdued nightlife scene.
While located at the heart of one of the region’s biggest cities, Central West End is mostly residential, with most of the landscape filled with single-family homes. Apartments tend to be very affordable, and rental houses tend to be quite reasonable as well.

Property Ratings at The Landing St. Louis
This place is so nice! I love living here with all of my friends and classmates.
I have lived here for almost a year and love my apartment. Super spacious and affordable for students. Amenities are currently being renovated and I am excited to see all of the new areas.
This place is disgraceful. The moment I had “set up” everything with the leasing office and had reserved a studio, the move-in day they tell me that studio isn’t available? While prior to that we discussed everything about the studio and how it has to be “deep-cleaned” before moving in. They are completely careless and treat me with such patronization. Such high prices for such low maintenance. It’s disgusting. For compensation, they moved me in a 1x1 L. As soon as I walked into my apartment, I immediately realized that this place hasn’t been cleaned properly for I don’t know how long. I had to clean the apartment myself. It gets better, the walls have cracks and chips on them. There’s stains on doors. There always an awful smell in the apartment. The sinks leak from the bottom of the drawers. The list goes on and on. Furthermore, I recently just got back from summer vacation and all of a sudden the a/c doesn’t work. I told them about the problem and they gave me a portable, obnoxiously loud a/c, that doesn’t even cool properly. They just want your money. Wouldn’t recommend this place to my worst enemy.
I have been living here for 3 years and the new management is definitely the best we have so far. They are super responsive to maintenance requests and have been working hard to fix the gym and pool. Good for SLU students as they can walk to campus and campus shuttle stops here. Also close to grocery store and on the bus route so can do without a car

Thank you so much for your feedback! We're glad we could provide a great experience for you at 3949!
I have been living here for 6 months and I must say that I like this place very much. The employees are very friendly and make you feel at home. Every time I request maintenance they solve it. The building has a parking garage which is very necessary in the city of Saint Louis for more security of your car. They have security employees who guard the building and do rounds at night. If you are one of those who like to exercise, the complex has a gym that is always open to residents. What could not be left out to say, if you are an animal lover, this building is pet friendly with a patio where you can take it out.

Hi, we are very happy we can provide you with a positive living experience! We're so glad to have you as part of our community!
Absolutely loved living here! Sad to see that I am moving due to a job in another state. I have never found a place in St.Louis where I felt so safe, happy, and welcomed. The staff was so amazing and I chose to work for the apartment complex for some time. I have stopped working there now due to graduation but this place was fabulous. My car was able to be parked safely and the garage has shutters. I was able to make many friends here and many doggies! The living community is very supportive and fun! The people who live here are amazing and as a graduate student I felt that I had a supportive environment to thrive. As a previous SLU student, I wish I knew about this complex earlier. It is a convenient location and is surrounded by so many business such as HUSTL, wingstop, Schnucks, Roya's eyebrows, Planet Fitness, and so much more. Everyone here is so nice. Becca & Joey are fabulous down in the main office. The 2x2L is massive and you can make it into a comfy home that you never want to leave. Our kitchen is filled with so many memories of having friends over and making pizzas. The clubhouse is a marvelous place to study, hangout, or just meet some people. My bedroom was huge and had a massive amount of sunlight. As a graduate student who has to study often, I was able to enjoy the weather and study in the comfort of my place. The bathroom was huge and had so much storage space. I had brought over storage carts from my last apartment complex but ended up donating those due to the storage closet in my bathroom and all of the drawers and cabinets. Our utilities were always a decent price and rent was great especially for a student. They have trash rooms on every floor and elevators. The mailroom is on the first floor and is easily accessible. The garage allows residents to park on each floor. I often have had guests come over and park inside the garage and also outside on the side parking and there has never been an issue. I have loved living here and will miss it dearly. I know that if I ever come back to St.Louis, 3949 will be my forever home.

After living here for 6 months it’s been a positive experience. Great location and overall nice amentities. Price wise I don’t think you can beat it for the amentities provided. My biggest gripe is the lack of functioning fitness equipment in the gym. Over all staff is welcoming and helpful and maintenance has fixed the issues I have had :)

We appreciate your positive review about your experience with us! Thank you for being part of the 3949 community!
I've been living at 3949 Apartments for over a year. The apartment unit itself is fantastic. The amenities, namely the in-unit washer & dryer and floor-to-ceiling bookshelf, are great. As soon as you leave your nice unit, however, things start going south. The grounds are not kept up nor updated after damages. The notable bad things: I almost walked into a used condom on the floor the 4th floor trash room, there are skid marks on the carpet from residents dragging their overflowing garbage, and there is significant staining and scratches in shared spaces. It doesn't end there - I ran into an unhoused person that was able to enter the building and use the bathroom in the stairwell because of incompetent security staff. I'm not merciful about that last point because I have seen a security staff member constantly looking down at their phone instead of checking the people that come in the entrance and the mess wasn't cleaned until a week after notice of the incident. Finally, maintenance is not adequately staffed and is terrible at communicating timelines. If you have a major issue, like a failed A/C, timeliness and clear communication is non-existent. I didn't find out about a failed A/C, that maintenance was aware of since they entered my unit to turn it off, until after I returned from a vacation and inquired about it to the office staff. My final verdict: 3949 is a great property squandered by administrative incompetence as of 2022.

We appreciate your honest review. We set high standards for our community, so we are disappointed that your experience has not been a positive one. Your feedback is important and this helps us learn from any issues that may arise.
Extremely angry at the management at this property. The property is super noisy with marijuana smell in the hallway. Report multiple times to management, nobody cared. Water linking everywhere every summer, and find new ways to charge residents. There’s always construction everywhere in this place. To save your trouble don’t live here.
