In all seriousness, I am irate. A pool was a deal-breaker and when we moved in 6 months ago there was a beautiful pool. This "two week" pool resurfacing project is going into 4 weeks, without a contractor in sight. There is no end in sight. The formerly beautiful pool is now a shallow, green, scummy pond. The onsite management is friendly but powerless. My hypothesis is that offsite upper management cheaped out on an unreliable contractor. There are *many* other issues around here. (Have you heard of cabinets falling off the wall before?! Yes, entire cabinets. Happens here.) The owners don't care about the people living in this so-called luxury apartment community. They want the least amount of money in for the maximum amount of money out.

We love living at the landings of boot ranch! We have been here almost 5 years. The office staff is very friendly and accommodating. The maintenance crew is very knowledgeable and there is always someone available in case of an emergency. There are plenty of amenities available to the residents including a playground, tennis court, pool, gym, etc. You will not be disappointed!

It will 4 years that I have lived here. We have had new renovations to the apartments inside and out. New addition to pool deck. Grills, tv partial covered roof. We have new office staff and property manager and they are fantastic. Greet you with a smile, willing to listening and help in any way possible. Dont go by past reviews. Things have changed for the best. Neighbors are friendly. Mainataince wow great guys. Your greeted also with smiles and efficient on getting job done. When done never leave a mess. Landscaping is very nice. Nice ponds. Grounds kept cleaned. Enjoy living here very much. So come check it out.

This place seemed like a great community to live at first but the sales pitch was one thing and reality something else. First, you’ll have to get used to a lot of roaches and bugs. Management will say “It’s Florida,” but they allow wasps to be around the pool deck and buildings, as well as do nothing to curb the roach issue besides the few times a year spraying. Second, there were a lot of marijuana smokers in our building that smoked inside their unit and on the balcony. When we informed management, they basically shrugged their shoulders and said nothing could be done, despise the fact that the smell was going through our vents and into our unit. Third, there are a lot of loud neighbors and domestic disturbances that are not handled. Speaking of noises, if you are on the first or second floor, you can hear everything happening above and the walls shake from the footsteps above. While it is a “gated community”, the gates will routinely be broken forever waiting for a “part”. A major problem was the electrical fire in one building that caused the fire and police departments to show up one night in spring. Management never told the residents the cause, or how they planned on preventing a similarly dangerous situation in other buildings. Finally, a “glitch” in their system led to an attempt by them of collect double rent. I had to call my bank and provide evidence before they believed it was a problem on their end. Other residents have been moving out in growing numbers as the community has worsened in quality. Do not rent here.
The first obvious problem is that you are paying for a “gated” community. However m the gates have been broken since October 2018, and it is February 2019 with no indication as to when the automatic gate will be fixed. Next, there are roaches all over the place in the units despite paying a fee for pest control that visits once every four months. People are allowed to let their dogs defecate anywhere they want without cleaning up the mess. Small children are allowed to run around the pool area with no adult supervision. The worst part is the amount of marijuana smokers that smoke on patios and in units and lead to thick odors of marijuana smoke in the air, and in neighboring units. We complained to management that the stench was getting in our unit but were told nothing could be done. Do Not rent in this complex. WRH Realty is an absolute joke of a management company and negligent in dealing with all the problems on site. Avoid Landings at Boot Ranch.
If you want to overpay for an apartment in Florida, than than this is the right apartment for you. Management is horrible, you can never get a hold of anyone. “Gated community” is a joke, the gate has been open for the majority of my 1 year lease. I called maintenance one time regarding our dryer not drying my clothes after two rounds. The dishwasher doesn’t work and is hold, so your better off washing them by hand. The apartments feel like your living in a cave. Oh! And to top it off, I have had my car towed TWICE when my parking pass was hanging clearly in my car. Management refused to pay for both my towed incidents and said it wasn’t their problem. There is no guest parking unless on the side of the street where anyone could break into. They keep emailing and promising new things that are happening with the apartment complex, but it’s been almost a year and nothings happened. I am a apartment leasing agent myself, and I would tell all prospects to NOT live here. Not worth the time, money, or stress.
Stolen packages. Hidden fees. Go visit at night. I double dog dare you. Not even late...like at 11 it gets loud....that is my opinion.
Lived here for 4 years and absolutely LOVE the apartment and how spacious it is. Have to move for personal reasons, after calling this home for 4 years. If I could, I would STAY for another 4 years and beyond. The manager Wendy and head of maintenance Laslo were the best thing about living here. Wendy, I will miss you and never forget what a great and fair manager you have been. Great place to live!!!
The worst apartment complex I've ever encountered. They towed my vehicle that had a parking pass on it. The AC unit and stopped working several times and the bathroom vent leaked water but the office staff response was "nothing can be done until Monday" (this was reported to the office on a Friday). The places are so poorly built that you could hear every footstep of the upstairs neighbors, every time they opened their sliding glass door it sounded like thunder and the outside metal staircase clattered so loudly that people on my phone could hear my neighbors walking up and down. The apartment manager harassed and threatened my guests and the place is infested with bugs. Search elsewhere for an apartment !
We were disappointed with the property managment. There is not enough parking for residents. If you come home late there may be no parking for you and have to park in visitor parking which is a far walk in the dark. Your vehicle can be towed even with a parking pass. I would not recommend this property.
