Hugging the Congaree River and stretching east, Columbia is a sprawling city with a history dating back to colonial times. Nicknamed the "Capital of Southern Hospitality," Columbia is a welcoming, warm city -- it is also a college town, home to the University of South Carolina. The university is located downtown, covering over 359 acres. The historic, top-ranking university dates back to 1801, but the oldest structure in Columbia is the Seibels House, built around 1796. It currently serves as a house museum.
While there's plenty for college students to do, Columbia provides a variety of activities -- whether you're a golfer, a shopper, or a foodie. Kid-friendly activities are everywhere, from the gorgeous parks to the Riverbanks Zoo and Garden. The downtown district provides a variety of shops and restaurants along brick-paved sidewalks, and the river and nearby lakes provide opportunities for boating and fishing.

Property Ratings at The Landings at Forest Acres
I can't emphasize enough that you shouldn't move here. There is considerable drug activity that goes on here. You don't know who or what might lingering at your car or entrance into your apartment. There are 2 doors that lead into every building. One at the front and the other in the back, which is dangerous because "strange" people walk through your building at various times of the day and night. The complex has a wide variety of drug users and dealers so don't be appalled when the inside of your apartment smells like marijuana or smoke. You do have employed and retired that also live here and are usually the quiet ones but are viewed as "complainers" if they just want to reside in their apartment without noise, drugs and other illegal activities. For the money, find somewhere else to lay your head at night. You'll be glad that you did
The home is beautiful and spacious. There aren’t any problems with the community or neighbors. The staff are very kind. The prices are exceptional.
OK so I am very sad that I did not get approved for the apt but I wanted to leave a review anyway because the leasing agent was super nice and friendly. She really answered every question we had and our tour was over 10 minutes long because we had lots of questions about the property. I took a chance on applying anyway and was hopeful but I defiantly am going to pay the balance I owe to my previous complex and reapply! Thank you Ms.Freeman

Thank you! We look forward to hearing from you once your balance is paid!
I'm here in a three bedroom and love the space! Only thing is the unit does not have washer and dryer connections :/ but other than that unit and community is good. The staff is really good at communicating with you about maintenance issues which I really appreciate. Pool area is good always open and clean with the sweetest pool monitor ever. I just moved from New York I love the homey feel of the property.

Thank you! We defiantly try to have good communication with all residents !
love my at I recc. an upgraded unit! black appliances and new cabinets everyone loves my apt and can't believe its so affordable even renewed my lease and rent didn't go up
Good apartments right on the bus line! PERFECT LOCATION POOL area is good to
Pretty good apartments and good location! maintenance is always around and so is the staff! the staff plans events and parties to keep the kids busy and even have a monitor that looks after the community. The number one thing I like is how serious the office takes complaints and issues in the community. Everything I have ever complained about has ended up in the newsletter and addressed asap. I'm not really 100 percent sold on the pest company used but I do not have a big pest issues. I saw a comment below about residents complaining and understand completely . if you make a lot of complaints you are obviously unhappy with the community so why would you renew? I do not think this implied to work orders or anything else besides resident who complains like you may need a house

Thank you for your kind words here at The Landings we believe it takes a community to address aNY community issue so we take any and all complaints VERY SERIOUSLY!Please join us at our upcoming back to school bash!
If I could give this apartment a 'no star' rating, I would. These apartments need to be condemned. It is appalling how the manager can sit behind a desk and not observe the violations going on at the complex. They love to leave notices in your door threatening you that they will not renew your lease. Most recently, we received a newsletter naming all the reasons that your lease will not be renewed and one of those reasons, "if you complain to much"...You have got to be kidding me. It is okay for you to take the residents money each month, but we are not supposed to have any complaints. I didn't read anywhere in the lease that I am only permitted to complain a set amount of times. FIND SOMEWHERE ELSE TO LIVE!!!
Property Manager at The Landings at Forest Acres, Responded To This Review
Hello! We are so sorry to hear that your possible stay at the landings was not enjoyable back in 2016! Be rest assured that we do more than sit behind our desk as we walk the apartment grounds frequently throughout the week! We also obtain police reports every month from the Forest Acres police department as we have a ZERO TOLERANCE POLICY here in the community! Obsessive complaining is handled accordingly .
