I had ongoing battles with the landlord over basic sanitation and issues of getting towed despite paying fees and properly parking. This is one of the most unscrupulous landlords I have had the displeasure of working with in Kansas City.

This used to be a decent place to live. But not anymore. Canyon View properties is a complete joke. They tried to charge us nearly $1300 in move out charges because they wanted to replace the carpet and vinyl flooring. And an additional $1200 for a “full paint” As anyone who has ever worked in this industry knows, a full paint is standard for a make ready. And these floors and carpet were there when we moved into in 6 years ago, for who knows how long. I was a great tenant, never a day late on rent. Quiet. Kept to myself. I have never had a single complaint from any landlord in 20 years. I waited nearly 2 years for a new air conditioner. We moved in with 2 unassigned parking permits, one for each resident. Then they informed us that we could only have one space 5 years later. They then had the nerve to appropriate the only remaining resident spaces in the back of the building for the staff. I do not suggest anyone move to the Landings at River Market. At least not while it’s under the current management. The buildings are old and decrepit, the finishes are cheap and falling apart. The insulation is completely useless and your electric bills will be high in the winter and summer. The plumbing and water pressure are terrible. They offer zero amenities. Coin-op shared laundry that is often broken down. And above all, they don’t care about tenants and they will attempt to extort you to pay for remodeling when you move out. There are much better options in the river market specifically and Kansas City in general.

We understand normal wear and tear on an apartment, but companywide we do have to charge for any significant damages. We would be happy to go over the charges and photos in depth. We hear you on the parking situation and are happy to give you more details on this as well. We love being able to offer our residents free parking in downtown Kansas City. This is why we rent a parking lot so that our residents have a place to park close to where they live. We always hope that this is a valued amenity that we do not charge our residents for with any additional charges. The company we rent the parking lot from has always provided us with the same number of spots over the years, but they do also check that our residents have appropriate tags to park there. Ensuring that we were able to provide all our residents with parking, we realized that our staff never had anywhere to park. Providing customer service to our residents is something that we pride ourselves in, so to make sure there is not significant delays in getting our office opened for our residents and significant delays in addressing maintenance issues, we did have to turn a few spots in one of our additional parking lots to staff parking.
My unit was dirty with things broken and missing when I moved in. Maintenance doesn't happen in a timely manner. I had a water leak that I had to deal with over 2 months. Not enough parking. Management is poor, incompetent, and uncooperative.
In the beginning loved living here. but I've been here a year. The trash area is a mess all the time. constantly people dumping furniture that sits for a month before it's picked up. People dig in the trash all the time and management does nothing. appliances are not up to date for the amount they charge. the elevator would break atleast once a week. it also says the inspection expired back in 2014 for the elevator. neighbor plays music from 6am till 10pm all day every day. made some complaints through the disturbance line and nothing was done. 3 months left and I can't wait to get out of here!
This place seemed great until the problems started. You try to transfer to a bigger apartment and they try to rip you off by continuously pushing back the move date to get more money out of you. Then they slap on false charges where I had to show them how their math was wrong. You pay your rent and they charge an extra fee and say to call your bank. The bank said it didn't seem right, the banker got a second pair of eyes to look at it and confirmed the landings were in the wrong. This place sucks. When you start having problems, I recommend calling the regional manager to get stuff figured out and then move out ASAP.

Great place in River Market to live. The location is great you're never too far from anything. For someone who doesn't cook a lot there's a ton of cheap places to eat at. Maintenance is really quick I called in a issue and it was fixed the day of. Only a block away from the street car and the city market. And there's always a spot in the lot to park in. Love the exposed brick and loft style. When I moved in, the apartment was clean and just vacuumed. All I had to do was move my stuff in.

Just moved in but have loved it so far! The staff is super helpful and made moving in so great for us, even while a festival was going on. We feel very well taken care of and the location is incredible!

I have worked here for over a year now and just moved in in July. I love it so far!! I was pretty skeptical about living where i work but the best part about it is the neighborhood. I thought just working here and meeting people as a leasing consultant now Assistant manger was the best part. No no no as a neighbor and as apart of the community i have learned the the River Market is one of the most welcoming, laid back, entertaining neighborhoods in Kansas City. Everyone is friendly, wants to know who you are and help make your day and overall LIFE better down here. It really is like a big family. we are our own village and i love how the community works together to complete any and all tasks. I am very happy i decided to move and pushed my doubts aside. I am going to be having my first child and everyone is excited for me. My baby shower is going to be HUGE!!! I recommended that anyone looking for a second family and a powerful positive impact on your life and where you live should move to the River Market. #TheLandings
