I moved to The Landings 2 years ago. It was beautiful and well maintained. Still is, but it's infested with the smell marijuana.
The leasing company is comically awful! You can find apartments of similar quality (or nicer) for less in the area and the horrific leasing company combines all the terrible aspects of a large leasing company with the shady practices of a bad landlord! You can expect: • Enormous rate hikes year over year (10%) so even if you get a decent rate your first year, you are in for a bad time unless you want to move every year of your life • Copious maintenance issues that takes days or weeks to resolve (I am on my third water heater, have had sewage back up into my bath tub 4 times, have had to go without heated water in mid winter, and randomly lose electricity to half the apartment). It is exhausting to deal with this ALL OF THE TIME, it is literally like a second job and a constant source of anxiety. • "Losing your checks" on more than one occasion, and then when you insist that you left it there inbox they will magically find it but not waive late fees caused by their own negligence. You are basically forced to use the direct ACH service because of how incapable they are of handling actual checks. • A completely unresponsive leasing office. It can take weeks to get a response to an email and even then they are absolutely NO HELP. They make 0 accommodation, do not negotiate, show no understanding, and are overall rude and inconsiderate. • After hours maintenance is not even worth trying. After sitting on hold for 30 minutes you will talk to a call center employee who will attempt to deploy maintenance staff. IF you actually get maintenance, it will likely be someone who had to drive an hour to this location, just not to have the tools to fix what is broken. They will be understandably frustrated and so will you, so a bad time all around. Then you get to wait another day to have your issue resolved. I feel they have seriously taken advantages of residents during the pandemic. During a time where it is extremely difficult to move they are still practicing enormous rate hikes and completely inflexible. Additionally, the credit for not being able to use advertised services is LAUGHABLE. It is genuinely a shame that what could've been a very positive leasing experience has been turned sour by their inability to do anything correctly AT ALL.

The apt is so modern! The heating system is modern washer/dryer is modern. Before in my old place nothing was modern! Just a little bit minor issues in the apt but those issues were fixed! All the neighbors are so nice and kind! The apt is so big like 1060 square feet my old place was like 750 square feet! The clubhouse it so amazing it looks very nice too! The Landings by one wall also have a very nice pool and playground too!

Have lived here for a few years now. And the rent is so high that I have a hard time saving to move. The staff is terrible only on their own ajenda. You think because they overcharge so much that management would provide better service. Save yourself a headache and go ANYWHERE ELSE!

I've been a resident at the landings for a few years now and it's been going downhill fast. When it was run by Home Properties everything was pretty ok with the exception of having no assigned parking and not enough parking spaces for all of the apartments. The available parking is usually taken by guests or residents with 3 cars so you often have to park a fair distance from your actual apartment. It was recently switched to ONEWALL management and everything has become a pretty terrible mess. The management had no idea how to handle the change in policies so our rent payments were screwed up for the first few months after the switch and we received little to no actual help or explanations other than to "just bear with them" because they didn't know what was going on either. The online rent payment portal is never accurate so you're usually stuck writing and sending checks each month for amounts your never quite sure about because the billing for utilities is messed up now since they switched utility billing companies without notifying the residents at all. We are owed money on our utility account from before the change and when asked when we would get our money back they said they knew nothing about it so that money is all but lost. The grass used to be fairly well manicured with it being cut about once a week, but over the past year they stopped any sort of regular lawn maintenance schedule so the grass is often up to a foot high in some areas. There is also terrible drainage so whenever it rains even a little bit the grassy areas become muddy swamps

Its not a bad place to live, by any means. Its a legitimate community with how big it is. Everyone is moderately friendly and buildings are kept in pretty good shape. Quiet area, not to be agest (not sure thats a word), but alot of people here are 50 , which is good for noise. I have a few qualms however... The lawn maintenance isn't careful. They have sprayed my car (brand new) numerous times with grass and such - HIGHLY irritating. Snow removal was also very slow - over 3 hours for a plow just to do one pass. The apartment I have is spacious for me, but it feels cheaply put together -wall paint was sprayed on, and over spray is everywhere, Sheetrock repair was below average and is very obvious in some spots. I was also pretty dissapointed in the cleanliness when I moved in. I shampooed the carpets a few weeks after and it was awful (I've done family members houses that smoke and the water wasn't that dirty), the counters were sticky and the linoleum in the kitchen had dirt around the bottom. I expect more effort to be put in. My true gripe however is the low value I get here - they do not include ANY utilities, and only offer service electric cable (I'm in IT and play online games in spare time - prices are extremely high, especially if you want cable). They offer a budget plan to cover water, sewer, trash and gas, which helps, but is annoying for the price-point. Electric is kind of expensive for the size of the apartment to run the AC unit (seems older, $100 a month in summer to keep it around 72), but the rest of the utilities are reasonable. Gas stove and heat are major plus', as well as newer in room laundry. Walls are decently insulated, I rarely hear neighbors, and the backporch is a nice place to spend time after work hours (378 is a bit noisy). Overall, its worthy of 3 stars, I will not be renewing when my term is up because of my perception of value, however, if what I just described is minor to you, go for it. It's definitely better then alot out there.

My dog is old and it's been just the two of us alone for many years, he is very protective of our home and me. I'm always acutely aware of my surroundings when walking him. I make sure I go out first when we leave and he comes in first when we return so he's never really outside without me. He was attacked by a larger dog a few years ago, and since that time he's been fearful, especially when a dog runs up to him. Recently I was taking him out for a walk when I tripped and the lock on the leash tripped. He was able to get out the front door in front of me and there was an office employee at the front door coming out of a neighboring unit. Because she is a stranger who was very near to our home, his protective nature kicked in and he nipped her pant leg. It was so minor that she stated that she wasn't going to report it, but that I should just be more careful. I agreed and followed up with a phone call a short time later and she told me that she "was never afraid of my dog" but that she had to report it because now "there were witnesses". I asked for the witnesses' names with no response. I talked with the property manager who said she'll have to report it and they could demand I remove my dog from the premises within 10 days like it was no big deal. So for the next 11 days I couldn't eat, sleep, concentrate on work and my blood pressure shot sky high. When I finally heard back from them on February 23, they told me that I needed to remove my dog from the property within 10 days! At this time the property manager also stated that the maintenance guys said my dog was aggressive. Where are the reports stating this? There are none because every time they had to enter my apartment - which by the way is far too often - there has been no incident. The next day I received a letter from their lawyer stating that the employee was "attacked and bitten". Really? There is no puncture wound and there was no need to visit the doctor because there was no injury! I've been with my dog for 8 years and I'm just going to "remove him from the property" like he's a piece of furniture? I work from home so he's with me all day every day...it's like being asked to give away a child. With the high turnover rate at this place and the number of empty apartments you'd think they'd strive to keep good tenants, not evict them. We've been here over a year and walk at least 3 times per day so we've been in and out of the apartment over 1,000 times without incident.

Landings apartments in Bethlehem, PA is a perfect place for anyone looking for a modern, safe, clean, family oriented apartments. The apartments are very modern and up to date and the service of the staff and maintenance crew is very efficient and professional. The apartments also include, dishwasher, laundry and dryer which are a huge plus. The location for the apartments is also amazing having the mall and everything in 5 miles radius or less. My wife and I fell in love with this place immediately, not just because of how well the apartments were maintained but also the friendly and welcoming service of the staff who treated us like family. I recommend Landings apartments to anyone, you will not be disappointed.
I just moved into my apartment in July. After searching for the perfect house I realized I wasn't ready. There had to be certain things in the house that I needed. Then.... I found this apt. It had everything I wanted and more. The gas stove, central air, a patio and a washer and dryer. That was the icing on the cake. I feel so much better living here. I teach 9th and 11th grade students and living here has improved my life as a teacher. Planning and focusing more what I have to do. It was truly the best choice I could have ever made. I could even bring my cat. I am so grateful for being here. Everyday. Thank you for your time!
The Landings by Home Properties is conveniently located in the heart of Bethlehem and Allentown, PA. With a casino located 10 minutes away, Philadelphia around 90 minutes away and always something to do around the Lehigh Valley. The location of The Landings makes it tough to not want to live here!

During the long and strenuous search for a great place to call home for the next year, we finally found it–a great-quality, quiet, apartment with all the features we want and right in the Bethlehem/Allentown area. These units are very spacious, and this is coming from a guy who is 6' 4" and clumsy–and only we have a one-bedroom unit! It's great having an in-unit, full-sized washer and dryer to use–no going to the laundromat or using sketchy basement washer/dryer sets like some apartments in the same area. The kitchen in our unit is fully updated–brand new stove, microwave, and fridge. The storage in the kitchen is also HUGE–I feel like I could crawl into one of the cabinets, and again I'm 6' 4". The bedroom walk-in closet is also gigantic and there's even another bedroom closet that has tons of space. The deck out back is great for sitting out and having a coffee or a drink and it's a good 20 feet long! I haven't yet used the pool, community room, or gym, however I walked through them and they were all in such good condition. I plan on using them soon! We love how quiet it is in the apartments–if you told me that no one lives around us, I would entirely believe you. We are still debating whether or not we have a neighbor on our one side. Finally, I love how close these apartments are to all the local events–a 10-minute Uber ride to Musikfest, a quick drive over to the stores on Airport Road or to the Lehigh Valley Mall, all the attractions in Historic and South-Side Bethlehem are insanely close, and there are plenty of grocery stores and other shops around. All in all, we are glad that we chose this apartment–it's close to both of our workplaces and close to all the events, it's spacious, and it has all the features anyone could want in an apartment. Looking for home? Look no further!
My fiancé and I are so glad we decided to call this apartment home. There are so many reasons why we really enjoy living here; some of them being the safe community, the location, the updated appliances, the space, and the additional amenities such as the pool and a gym. Looking for somewhere like this, many of the other apartments fell short in cleanliness, location, space and convenience. This place has everything we need. The staff here are all so kind and attentive and everything is always well maintained. This is the perfect building for us because it is close to both of our jobs and even closer to the cities of Bethlehem and Allentown where there is always something to do. We really love living here and we are both very glad we chose this place.

The Landings gives you that suburb feeling. It's minutes away from fine dining and great shopping.The pool area is spacious and has great lounge chairs. I've been living in the Landings a few months now and it has been a great experience. The maintenance staff is excellent and very quick. My apartment was clean and damage free upon move in. The porch is my favorite place to relax after a long day, and is very spacious. The rent is a little high, but it is worth it for the washer/dryer and great location. Everything is within ten minutes, and the local food is excellent. Overall, I recommend this property very much.
