Living here while at UF has been nice. The community is nice and the staff does everything to ensure that the living situation is as comfortable as possible. I highly recommend this community for people moving to the area for school.
Love this place! The management literally put my faith back into apartments again. Beautiful units and the price is a STEAL especially since it has granite and wood floors. Its pretty close to campus and the location is on a not as busy street as most other places in gainesville and the bus only takes under 10 minutes.
Huge apartments, great price. Management at the office makes it worthwhile and why i renewed.

Property is awesome! Office staff is absolutely the best. New Management rocks. The Landings is like a hidden gem: small, quiet, and close to campus. Not to mention the nature setting really makes you feel like you can escape into a different world. Love it here.
The Landings has been my home in Gainesville for two years and I honestly loved my experience here. Yes, I will admit, it is not the fanciest of apartments however it is truly a great apartment complex with a manager that does more than her job. My first year here, I moved into a furnished 3/3 on the second floor. My utilities bill ranged from $20 to $40 so I paid anywhere from $434-474 a month for rent $414 utilities. My room was quite big compared to other 3/3s at Lexington Crossing, Canopy, The Woodlands, The Polos. And I didn't have to worry about the thin walls I had before when living at Canopy. I've used the pool, tennis court and gym to work out. It is actually not far from campus and on the bus it usually takes maybe 10 minutes if even to get to campus depending on traffic and how many stops the bus driver has to make but we have gotten there in 6 minutes. I would say the location is pretty good. Never had I have to deal with hectic traffic like the one on 20th or 34th street. There's a few gas stations nearby and in walking distances there are places such as iHOP, Dollar General, Dominoes Pizza, three Chinese restaurants, CVS pharmacy, subway and Steak & Shake. I feel safe here. Like other apartment complexes, I've had a few small issues. One time I had mold on my window because of the extreme cold weather and another time I had a broken outlet however after a quick call to the office they usually had the issue resolved by the next day by sometimes it took 3 days if it happened on a Friday or weekend which is understandable. The next year, I decided to move into a unfurnished 4/4 apartment to save more money and still my bedroom appeared bigger than other 4/4 complexes. Currently because of the rates when I signed, my rent was $349 for an unfurnished apartment plus utilities which averages like $30. As earlier, any issues I had after calling the office my issues were immediately resolved. They have a system where you need to show ID and sign for some packages which is very helpful. The office staff is nice and I haven't had a problem with them. In the office they have like 3 computers you can use and a printer but it's BYOP (bring your own paper). All in all, The Landings is a great place to live. It's truly what you make it. Yes it's not as modern as other places but a home is what you make it. You can paint the walls and decorate your apartment just make sure the walls are back white before you leave.
I moved in and it was ok but there were some other tenants in the apartment below me that we're always having parties and involved in illegal activity with drugs. They were really loud; always had their stereos to full volume and I could hear everything through the floors. I couldn't really focus and study and when I called the landlord we walked over to the apartment and she knocked on their door and told them to turn their stereo down. Once she left however, they just turned it right back up. The worst part was there weren't any repercussions for them keeping it so loud... I mean you could hear them outside from the otherside of the building! So long story short I couldn't sleep too well at night or study.
Overall you get what you pay for. The rent is pretty cheap and everything's included. I've never paid more than $70 for electricity. The location is at the very end of 13th but it's about 5 miles from UF. the walls are SUPER thin, you hear everything from your roommates turning their bathroom light on to people walking above you. I lived in a 3/3 and it's pretty spacious, my room is the smallest but it has a walk-in-closet. The management has been pretty good except the last few months, if you need something done you just need to call a few times until they do something about it. the only reason I'm not resigning is because I want a 1 bedroom, so if you're okay with having random roommates and are on a budget, I'd recommend this place.
