I toured this community and the only thing I can say was good was the property workers. They were all really nice, informative, and hopeful. Unfortunately, the apartment they showed me was riddled with spiders and cobwebs. What's worse is they said they were about to lease the apartment. The gym and second pool looked horrible. The rent price doesn't justify the excuse that they're making changes. They would benefit from power washing the exterior and having pest control spray around the premises, also would benefit from lowering the rent.

SO many Issues with this place, everything is closed for "Maintenance", all amenities are closed, they filled in the hottub advertised on their pictures. They neglected them all. leasing office and clubhouse closed by city, gym is falling apart and has over half the weights missing, car wash not working and filled with appliances. And they have the guts to increase rent yearly by 100$/month, while nothing gets fixed. Cockroaches everywhere, Spiders too, trash doesn't get picked up and they blame the tenants frequently for their trash compactor failing, oh and trash gets left out in the parkinglot st times for days by the trash valet

Been here for 8 months now. They are infested with cockroaches and any other bug and spider you can think of. I'm constantly sick from the mold in the walls. Don't bother contacting maintenance because they will not reply. STAY AWAY!!!!!!

Both pools closed, hot tub closed, car care center closed, clubhouse closed. Stop work notice has been on the door of the leasing office since September. They stopped doing general preventative maintenance on the units during Covid and never started again. Tenants have been extremely patient but clearly there’s no plan here. Place is cooked.

I lived here for 8 years and have seen it declining at an accelerating rate. I no longer felt safe here so I had to move. The staff was very cold and uncaring and respond to any safety concerns. Large spiders get into the apartment almost weekly, abandoned cars stay parked for years, outdoor lights can stay broken for months at a time. Little care is given to how this place is run. It is a money first, not people first complex.

The advertised monthly rent is just a base and you actual rent is several hundred dollars more. You will be charged pet fees, two trash fees, rental property insurance, utility service fee, water and sewer fees, community fees, and pest control fee. You will not experience extermination or spraying until maybe after you move out. They are known for roach and brown recluse spider infestations. They have valet trash but they often miss days and leave some trash behind. Your water and sewer charges are controlled by the property and appear with you monthly charges. You will not receive a bill nor know how much you are being charged. I was told it is a percentage. My monthly water charges are always more than my electricity bill even in the heat of summer. The buildings are old therefore the floors are warped, appliances are outdated and pipes need to be repaired. All units are not renovated and those that state that they are may not even have microwaves. You will see maintenance often but they will be riding up and down the street in golf carts. The Landings of Brentwood charges numerous fees and has designed it to get their money. Do not bother disputing any fees or charges. Payments are only accepted via the resident portal and any payment made is deducted from fees first. Your monthly rent will always be the last charge and any unpaid amount will result in unpaid rent. “Unpaid rent” notification leads to reason for eviction. Know what you are getting yourself into before you rent here.

Quote ‘Some company like you only till they benefit from you’ matches exactly with this management. We lived in the community for almost 6 years in two different houses. They charged us outrageous amounts in both occasions. We even gave them proof of pictures taken before we moved in wasn’t enough for the management. If they decide to charge you nothing will stop them as you now moving out. This is not just me but many residents had similar complaints but none posted in public forums. If you pick them for few of the pros such as location of the apartment and nice common places then please be prepared to face worst maintenance and insane move out charges. Thanks

Beware bait and switch! We were signed up for one apartment, even went and found it and were very happy with position etc. Driving from interstate received a phone call saying this apartment was not available, but they had another one the same - so we said ok as we needed a home. When they sent the lease to be signed the price had gone up! Spoke to them and got it fixed but im sure they would have been happy to let it slide. When they show you an apartment you see carpets in the bedrooms and a microwave. Our new apartment, which was far away from where we had wanted to be, had neither. We signed up for a renovated, but the only thing that seemed renovated was the fairly new cupboard doors (or maybe just new door handles), the stove seemed fairly new but everything else was old and dirty. When inspecting an apartment make sure you get them to turn on the hvac to see if you are comfortable with the noise. We had the fun choice of not sleeping because it was way too loud, or not sleeping because we had to turn it off and it got cold - seriously its so loud you need to turn the tv way up and then way back down when it comes on and off. These apartments are old, with saggy floors, lots of creaks and groans, mold, bathtubs that have coating coming off, poor maintenance and small cracks and spiders. We also had intermitent electrical issues. We left early because we were constantly feeling sick, no longer at our new place. Office staff were hit and miss, some are really not happy working there and it shows.
If I could give 0 stars, I would. We dealt with a cockroach infestation for a majority of our time here despite being religiously clean. Management had someone spray twice and give us some glue traps. I spent my own money to try and battle back the numbers we were seeing. (We have never had this problem in houses or other apartments until this one). We lived in the unit for 6 months and were gone most of the time due to not wanting to be in the unit. Despite almost no wear and tear and cleaning the unit for hours before leaving, we were charged 700 dollars after moving out. The list of "damages" were things I was told prior to move-out would not incur charges. Other places may be slightly more expensive but go somewhere else.
Like most, I was attracted to The Landings for its central location, spacious apartments, great green spaces and cheap rent. I figured I could look past the cheap amenities and old age. However, I was gravely wrong. It took everything I had to finish my lease because to break it costs 2 months rent. The noise levels are insane. The people who live here are less than friendly. The great amenities that are advertised are never as expected. The second pool was closed the entire summer (despite their promises to open at Memorial Day) and only reopened at Labor Day, just in time for them to close it again for winter. The hot tub is never hot. The main pool is usually filled with debris and bugs and is also not warm. The residents fight over too few chairs at the main pool. The car wash was closed the entire time I lived there. The breezeways are always disgusting, filled with trash, dirt and spiderwebs. And of course, the office staff attempts to be empathetic towards concerns but they end up coming off as extremely patronizing and never actually do anything to help. The frustrations you have while living here will not be worth the cheap rent.
Beautiful grounds well maintained and cared for. Large rooms allowing you to change the furniture layout as you want
The gas HVAC is crazy loud like wear headphones while you watch something otherwise you'll be adjusting the volume up and down during summer and winter. The showers have strange outdated knob controls so be careful when your turning it off to keep the water temp from becoming scolding hot. The knob is very low so I guess handicap accessible but be careful not to slip and fall so I'd recommend getting a mat to not lose your balance. I don't think these apartments have been actually renovated in 34 years, just new counters, vinyl flooring and a sink, because I've never seen cockroaches in other apartments. I've seen silverfish and brown recluse spiders but these cockroaches are fast critters. To be fair, I've never lived in an apartment this old before but it's cheaper than any other complex. I got what I paid for plus some ridiculous leasing terms and fees.

I very much like living in this community as it has the feeling of truly living in TN with reasonably close needed retail amenities. My needs are ordinary and I am attached to the friendliness I find here and I tell that to whomever asks about my home.
I think the staff has been really great! The community is beautiful and offers useful/fun amenities. The location is convenient. The buildings are a little older than I expected, but they seem to be generally maintained. I wasn't satisfied with the condition of the apartment upon move-in.
My roommate and I stayed here for a year. During our time there were bugs inside our apartment 24/7, even though we were being charged every month for pest control. We started noticing that we both had colds the last few months living there; then we started moving furniture around during our last month and realized we were living in an apartment COVERED in mold. We both ended up leaving the apartment a few weeks early out of concern of our own health. We contacted the office as soon as we realized what the issue was to discuss receiving a rental credit, and even though they could see that we emailed, they said that they can’t count it because it was emailed to someone who didn’t work there anymore. That shouldn’t matter if they can still see when we emailed, and that we alerted them as soon as we could. The WORST part about all of this is that when I went to return my keys, I walked into the apartment and saw them PAINTING OVER THE MOLD. Yup. You read that right. No cleaning measures were taken. No replacing of drywall. They just painted over the issues that gave my roommate and I health problems for our last months there. This is UNETHICAL. To know that there is a dangerous issue in your apartment, and to HIDE it? That is wrong. The office has refused to work with us or offer any type of refund. Multiple clothing articles, a guitar case, a suitcase and other items were lost to mold and they still won’t do anything. I cannot recommend that anyone lives here. You would be choosing to live in an apartment complex that just covers up dangerous issues and doesn’t fix them. Then when you bring them up, you will be blamed for not being it up fast enough. Incredible disappointed. Also, they are telling us that we have to pay cleaning charges for the apartment. That’s ironic considering that they painted over health hazards. They won’t even clean their apartments correctly but they want us to.

Beautiful location, country setting, nice floorplan, pet friendly, nice fitness center,close to Franklin when we want restaurants and music, but far enough away to avoid crowds and hassles. Best of both worlds
It is leaps and bounds better to look at any other complex in the area. Consistent price hikes, understaffed maintenance, and dog poop EVERYWHERE (that’s more of a problem with the residents, but you should still consider it before thinking about moving here). Not to mention that there hasn’t been a day in the past year that I haven’t seen pest control trucks. Personally we’ve had problems with squirrels, raccoons, and cockroaches. These are just a few red flags. Don’t be charmed when driving by, listen to these reviews.

I would NOT recommend this place to anyone. I’ve had nothing but problems since I’ve lived here. When you call and speak to staff about an issue they act like they care and that the problem will be resolved, but there is zero follow through. I don’t feel valued as a resident. It has taken months for issues in both units I’ve lived in to get fixed. There is always a promise of “things being made right” but they never are. Spend the extra money to live somewhere else in the area. This place is not worth the headache.

It looks like a quiet community with many amenities and is a good location.
I would recommend others check it out and make their own decision. Sloppy workmanship may not matter to some. Having building experience, this was unacceptable in my eyes.
While we have made progress on some of the maintenance request 1 month in and I still have a broken window. Frankly tired of killing spiders already. Thankfully the weather is nice so at least I don't have to run the loud ac unit until late Spring early Summer.
Quiet, hidden in the mist of trees, offers such a quiet home.
Rent vs community is big debate considering near by commmunities
I like to community very much and the location is great as it is close to the main shopping area. The upkeep is not as well. I have asked for our complex to be pressure washed as it is very dirty in the walkway up to our apartments, as well as, on the outside by the windows there are many cobwebs that have collected leaves and such. It just makes it look unsitely.
It was great for the most part but spotty trash valet service and roaches in the winter was no fun. Roaches seemed to increase toward the end of our lease when there were more residents in the building. Another HUGE problem was the very confusing interface for automatic rent payments. I found myself getting late fees multiple times even though i had the money and thought i had set up auto-pay correctly.
I have lived at the Landings since 2007. It is a good place to be.
Good value, good community and area, just not a great first impression
The Landings of Brentwood is generally a nice place to live - the complex is beautiful, the location is great, and the maintenance staff is pretty responsive given how many apartment buildings there are. However, our move out experience was absolutely terrible. They didn’t give us any move out instructions until just a few days before we were supposed to be completely out of our place, but then charged us exorbitant fees without any warning. We took good care of the apartment, and we had one cat (which we paid monthly pet rent for), but they said that the entire carpet needed to be replaced and a pet seal installed, which with other miscellaneous fees totaled nearly $500. A very disappointing end to an otherwise decent living experience. I used to recommend Landings of Brentwood to everyone, but now I’m much more hesitant to do so.

It's a great place. Sarah was THE BEST leasing agent ever - she was so kind and fun and helpful!
I recommend it for folks coming to Tennessee for the first time but warn them that communication and hidden charges are a thing.
It' convenient, seems safe so far (although I did have a package stolen from my porch) and I like all of the trees/grassy areas instead of only concrete and buildings.
apartment is great. we just haven't had a great experience bc of our neighbors.
The complex seemed very well staffed and ready to assist visiting and current residents. Our leasing agent was so wonderful and gave us a lengthy tour of the facility. She was a big reason why we loved the property so much!
Looks pretty on a drive-by and used to be the nicest complex in town (like mid to late 90s); however, spiders/bugs, dog poo everywhere, broken appliances on move-in, long maintenance request acknowledgments (the guys tried and were nice but it was a revolving door when I lived there because they were understaffed and overworked), smoke smell all the time (yes that's a neighbor issue but still), denial of crime occurring in the complex, literal dumpster fire, thin walls, condescending office staff (except for 1 or 2 people) and then they raise the rent. Only live there if you have to. A pro: very walkable within the complex, easy to get your miles in.

I believe soon these leasing companies will go out of business, only trying to get money from tenants and not providing the service. I have recently moved out of the apartment and charged me with Ozone charge + carpet cleaning charges + cleaning charges of $270, Within 10 days of my move out my friend moved-in and the apartment is not cleaned at all and handover is in worst condition. I couldn’t able to include video here otherwise I would upload it here.

The location of this apartment community is one of the things I love most. It is a mere five minutes from 65, and a 15-20 minute ride to anything in the surrounding area.
I love it here! Beautiful setting and very convenient!

One of the things that stands out for me, is that they always know me by my name each and everyone I come into the office.
I love this community. However, the windows and doors are very old and don't seal correctly. They are not weatherized very well and in the weather, my apartment is extremely cold. The neighbors above me have the new wood floors. You can hear everything and when they walk of the probably normal it sounds like they are stomping. Even when there dog is scratching it is very loud in my apartment. The plumbing from upstairs is very loud too. The outside front doors and stairs need to be pressure washed. It is very dirty in the basement workouts. Again, I love the complex. I am concern about the news that there will be a large increase when I renew in Oct. My apartment has not been updated. I would not put wood floors in the unit either because it gets very cold. I hope the small pool will be open this year too.
I love my apartment and the updates it has. There are a few updates I would recommend to make the units more likely for me to recommend.
The community is safe. The property is well maintained and the gesture setting us perfect. The rental rates are fair for the proximity to Nashville (hoping rates don't go up) and the leasing office has always been friendly and helpful

The physical plant here within the woods of TN is a welcome benefit from the bulk packaging of most available rentals I have reviewed; thank you indeed! We love everything about living here. From the community, our immediate neighbors, the staff, the amenities, everything. We have absolutely nothing to complain about or be unhappy about. We even found a new church around the corner.
