Property Ratings at The Landings Apartments
To get to the meat of it, the amenities listed on Apartments.com are incorrect. No single-bedroom units have central air or dishwashers. Furthermore, the property is disgusting. They have pictures of the ponds, but if you ever get to look at the ponds in person, they're filled with trash and as far as I can tell, are rarely if ever cleaned. I've lived here four months here so far, and the garbage is still there. Repair requests are handled without due alarm; most "repairs" are halfhearted and in some cases dangerous to the tenants. The walls and ceilings are also very thin; even if you have a mostly quiet neighbor, you will be hearing them. Pray you don't get a noisy one like I did, or you will not be able to even sleep. In regard to their lack of central air, they do have window ac units, but most are outdated at best, and mine didn't actually work. To make things worse, the ac units are not in the bedrooms, they're in the living rooms. In the event of hot nights? Maybe just sleep in the living room. I have a lot of complaints, and I do mean A LOT. And I've brought up every single one to the property management. However, they're not interested in fixing anything. They only want you to stop complaining. They'll say whatever it takes to get you out of their office and out of their hair, provided it doesn't actually require them to buy anything or put in any serious work.

The community has unfortunately reverted back to its poor reputation. I’m sad to witness and experience it. When I moved in 2018 it wasn’t bad but over the past year it has gotten worse. There has been shootings and break-ins (maintenance told me bc it was in front of my apartment). The manager is condescending and most of the staff is rude. Be prepared for maintenance to hold onto your request for several days. Be sure to get a unit with central air too (thank goodness I did!) Parking is an absolute joke! It’s terrible. The dumpsters are always overflowing! The “lakes” stink so bad!! Be prepared when you move not to be refunded your entire deposit. The community wants you to pay for their updates. There are no washer/dryer in apartments but there are laundry mats near by. Overall, not terrible but you can find another community with more amenities nearby! Proceed with caution!!

I moved in about two years ago. I adore my apartment. For the price, and location it’s a steal. Good size rooms and a balcony that overlooks a beautiful pond. It’s right next to major stores so that’s a gas saver for sure. My neighbors are always friendly and I feel safe overall. The few cons I have are as follow. The geese are bad. INSANELY LOUD. Like wake you up at 3 am loud. And there’s goose poop evvverrryyyywhere. It sounds dramatic but they are terrible. (Not violent though). I will say that I have seen them try to solve the problem multiple times but what can you do. And the trash is always full. There’s usually quite a bit of garbage in the lot and overflowing dumpsters. The only reason I’m moving out is because I’m moving states otherwise I’d stay here for some time!

For what The Landings charge in rent they sure don’t offer much. Rent goes up every year and apartments and appliances are out dated. They show you a nice spacious apt then when you move in it is not what they showed you. Update all of the apartments, add washer and dryers add dish washers to all units then they have something but now, no! Once you move out they try and ding you for EVERYTHING as if there’s no such thing as normal wear and tear. Had a huge ant problem when we firs moved in btw.

The Landings is really a very nice place to live. Quiet for the most part, scenic, and close to pretty much everything you need (grocery stores, gas stations, Target, restaurants, and the mall). Johnny in maintenance is fantastic! He has been so helpful to me during my stay here, and truly goes to bat for the residents. You can really tell that he cares and wants to help. My entire apartment has been reeking of pot lately (the very skunk-like kind) since new neighbors moved in downstairs, and Johnny told me exactly what I need to do and whom I need to contact to resolve the problem. He was very clear, concise, and direct in his instructions. Until I spoke with Johnny about the problem and he confirmed he could also smell the nasty odor, I had been feeling very let down by the complex and its response to my calls up to that point. Johnny let me know that the complex absolutely could help as it was against the lease agreement to smoke weed in the apartments, and for the smoke to "emanate" out from the smokers' apartment. I very much appreciate his help, and feel much more confident now that the apartment complex will help resolve this issue. Thanks, Johnny!

People who are in management are worst and rude. They will forget everything regarding issues that we report. If we report or raise maintenance request they will close it without completing. There are holes in apartment stains in carpet and rust in bathroom which was reported and it was never looked at. Management guy seems to have issues since he forgets everything and he will tell same thing and never listens to us. Bad management and maintenance. Lot of insects and unclean when we moved in. Person who inspected from management does not know the meaning for cleanliness. Worst person to report any issues. Because he does not know anything. I should not even give 1 star since it is not a good place to stay mainly if you have kids please be away from this apartment

I have lived at The Landings for one year and was considering remaining until I experienced the death of a parent. As soon as I notified them, that I would have to move as a result of the death, they charged me for another month's rent (even though I am honoring my current lease) because they insist I have to give a 30-day notice if I plan to leave! Wow, if only I could have predicted the death of my parent! I have never experienced the level of utter disregard or lack of empathy as has been exhibited by the Regional Manager, Tracy, or lack of knowledge displayed by one of the office staff, Sonya. Total lack of professionalism!

We're sorry that you feel this way about our community, however, with Landlord-Tenant law (and according to the signed lease agreement), you are to submit a 30-day written notice before moving out - despite the loss of your father. We're sorry that you are going through this loss, however, please note that we are abiding by the lease contract that you signed.
My husband and I took a tour of these apartments on Friday and were given price breakdown of all of our options. Then, we were told that they do not have a waiting list, so we had to check their website obsessively until a unit became available. One became available on Tuesday and we applied for it immediately. The application fee was $50 PER PERSON, even though we are married and moving in as a family. We were approved, but when my husband when in to the office to hand in our move-in fees, they said that price of the apartment that we wanted had gone up by $60/month. Not only had to price gone up drastically, but they were offering a different unit than the one which we had agreed on. The office staff didn't even try to address the fact that we had been told one price and then that price was not honored only three business days later. Then, the manager said that he would have to ask HIS MANAGER for a refund of our exorbitant application fee. The whole situation was dealt with very unprofessionally.

If you previously reviewed a different apartment, that was no longer available at the time you applied, this does not obligate us to honor a different unit’s rental rate. Hello my name is Idasia Sellers and i am fairly new at the Landings but i have seriously enjoyed my new place. I got a great deal on my rent price enough space and an incredible view. The staff in the office is oh so friendly and very prompt in any concerns or request i may have. I recently had an older air conditioner that eventually broke down and the maintenance guy brian was so timely and very nice. He even called me before entering into my apartment just to let me know he were starting the work. I now have an new air conditioner that i am very satisfied with. So glad i moved here. Im hoping to stay here awhile. My family love visiting me as well.

My AC was out last summer and he made sure he did everything he could to make SURR we were comfortable. When the AC part came in he was tight there to fix it. I have lived in two other apartments and no maintenance Man ever acted like they cared about the tenants as He did...Always has a pleasant attitude. I’m just impressed. I moved into the The Landings Apartments in July of 2017. The date of the move in we had problems with our lease that had to be signed online. We sat in the office almost 2 hours while their staff tried to “fix it” in the end I ended up sign a paper copy which they finally put online. While living there our upstairs neighbors were VERY LOUD at all hours of the night and my guest even complained of the noise. We decided to move out and that’s when even more issues began. They basically kept all of our security deposit stating that we had left the carpet dirty($40) and charging us a late fee because their office staff billed us the wrong amount for our final rent. So if you’re thinking about moving out there do yourself a favor and DONT. It has beautiful scenery but not worth the headache

My entire apartment smells like pot 24/7. And i had to take my trash can out of the storage room because it keeps turning black and gray from smoke. And all of this is coming into my apartment.

Do not move here! The scenery is beautiful! The neighborhood is nice! However, the office staff is unprofessional and they consistently go up on the rent each year with no upgrades to the apartment! I lived here for 2 years, my rent went up 3 times! Then when I moved out they charged me a carpet replacement fee, in which I was told I was paying an additional $20 a month in rent for, upon moving in. Now that I have moved out, I am being charged ANOTHER $400 for carpet! Every time you call into the office, they give you wrong information! They have even sent me other tenants letters multiple times!!! Nobody in the office is ever on the same page! They can't explain any miscellaneous fees to you, accurately! HOT MESS!!!!!

This is a great benefit we offer to our residents. While researching other apartment communities, you will notice that several are beginning to charge these utilities back on to the resident, making it more difficult to budget housing costs each month. Our pricing is locked in based on the lease term you choose. Throughout the year, we conduct monthly field studies on the area and will adjust pricing to meet the demand for the market. At renewal, these new market rate prices will go into effect. Upon moving out, all residents are welcome to participate in the walk-through of the vacant apartment with Management. If you have any other concerns, please reach out to the Past Resident Department at 248.686.5300. -The Landings Management.
You will spend the time and effort trying to get accepted. Then spend 2 months thinking you will get the place you wanted after waiting on their 'waiting list.' Don't expect them to call you to tell you there is an apartment finally available. You will have to call and ask to see what the issue is and the lady in charge of assigning you the apartment can't be bothered to call you back despite making 3 phone calls to inquire about getting the apartment you were supposed to have. It took 2.5 weeks to finally get called back. And still waiting..thanks though. Just make sure you have a ready reserve somewhere else just in case. I'm sure this doesn't happen often. But just a heads up. The waiting list is a joke.

As apartments become available, these are offered to those on the priority list in the order that we received the completed application. Our availability is dependent on our current residents choosing to move-out, which several are not as they enjoy living here. If a resident does decide to depart from The Landings, they are required to provide only a 30 day notice to Management. Therefore, we can only predict our availability for the next 30-45 days out and we cannot guarantee availability. We applied here and didn't realize that our application is only good for 6 months (I've never rented like this before) and the staff is super nice and helpful. We went there and they walked us through a few apartments and it was really good atmosphere!

I've lived here for 2 years just singed a lease for my 3rd and final year here. The place started out pretty good. I've been very aggravated recently however. In the last 3 weeks the leasing office has had someone come into my apartment 7 times! The most recent time they had someone painting my door. They stated in a note that in order for the door to dry properly the door would be propped open all day. Seriously? That's a huge robbery risk and really pissed me off. I also caught them allowing a "city inspector" into my apartment. They claimed they would have a leasing office staff member entering the apartments with him to ensure the safety of our belongings. But he was just given the keys and was going from apartment to apartment completly alone. They have entered my apartment more than once in the last 3 weeks without notifying me first as well. They've also had multiple people constantly working on the outside of the building for the last 2 months, 6 days a week. They start at 8 am and are hammering, drilling, talking loudly right outside my bedroom window. They don't leave until after 6 pm. It has been a huge hassle and annoyance to live here for about the last 2.5 months. I'm really hoping this isn't going to be a trend for my last year here.

OK! So i just applied for these apartments today, called to see how long approval process takes and they told me not even ten mins after i applied that i was APPROVED!! The pictures are really nice and its right by the mall and grocery stores and it has a pool !!!! Totally seems like a great deal! I cant wait to move in, and my daughter will love the pool this summer!!!!! :)
I was excited to move here, but after a couple of weeks I had ants everywhere in my apartment. The A.C. didn't work in every room. I had to have them look at it at least 3 times before they replaced it. I went weeks in the summer with out central air in my apartment. Horrible Staff, I wouldn't recommend this apartment to anyone. If you were in a one-bedroom, it is possible to move you to a two-bedroom, but you need to make us aware that you are interested in these types of changes. When I had first moved into the landings I was quite impressed. It was a great location and everything I needed. However when I put in a service request for my AC not putting out decent temps all they did was come in and said it was still working and left. And by now, I am more than ready to leave since unknown to me until recently there is a gaint crack in my wall behind my stove that I did not know about where bugs of all sorts are coming through I have put in multiple service requests to no success. It seems that they dont care about much except your money.

I've been a loyal and courteous renter at the Landings Apartments for almost 4 years now. I've made my monthly rent payments on time (almost a month early) every single month with no questions asked. I've also referred countless friends graduating from UofM to the complex because I've been happy with the facilities. But no more. I'm being unjustly charged $50 because of a late fee last month on a rent payment I thought I paid on their new website platform, which was rolled out horribly with confusing snail mail letters and access codes 1 week before rent was due. Literally the SECOND I was made aware the payment didn't go through I made the payment.....and management will not reverse the charge for any reason. I didn't cry about my rent going up year after year, I didn't whine about the lack of customer service after 6pm or even DURING business hours...but this is the last straw. I have no problem paying my rent at all. A simple call or 1 time late payment forgiveness policy would alleviate the situation but apparently a $50 late fee is too much for them to let go when I've given them well over $15,000.00 the past 3 years. $50 isn't much to either them or me...so it's about principle at this point. So when it comes to principle at this apartment complex, they don't care at all about customer service.

Very nice. I like these apartments. They are very nice in size & quality. LOVE IT HERE
Our Apartments are located in the center of all the city has to offer. Not only do we have great balcony views in our spacious apartments, of the small lakes on the property but we can walk out the door to the mall, grocery stores, fine dining, transportation, great parks and theatres. Westland is family oriented and a fun city to wine and dine.
The Landings is situated in the heart of Westland, right across the street from the Westland Mall and close proximity to the city library, I-275, IKEA and other major shopping centers. Maintenance crew is friendly and service requests are always handled in a timely manner. The apartment complex contains a group of small ponds which attract a large number of ducks and geese year-round which results in messy sidewalks and parking lots... watch your step! ;)
The Landings was once an enjoyable place to live but over time this community is rapidly changing. It still feels like a safe environment to live but the apartments could use updating.
Good for a cheap and quiet place to live. In the summer the geese are a nuisance. Near a lot of great places on the westside of Detroit. Perfect for a first apartment after college.
The quality of the area is very nice Westland has quiye a few stores and things within the area. The atmpsohere around the apartment complex has a mixed variety of ethinicty but still quiet and peaceful to stay. If you are looking for your first place to stay the price is in a decent range for today's lifestyle. You get a a nice size apartment the kitchen is a little tight if you plan to host parties. The bar style gives you more of a open flow to the dining and living space. The bedroom is a nice size with plenty of closet space and the bathroom is spacious as well with enough cabinet space. All in all this is a great place to stay if you are looking for a good affordable first apartment to start out on your own.
i just moved here! My family and I have been here for a week and we love the atmosphere! We enjoy looking out at the lake from our balcony! The staff is friendly and maintenance has already came twice to do check ups! It's a great area for shopping and eating. So far so good!
