Typing this review as the children above me play, stomp, and jump at all hours of the night. I can hear them through the white noise machine I got to cancel out THEIR noise. So, once again, I can not sleep. My experience here is mixed. The major con is the management not taking noise complaints seriously. In my apartment unit, I have a loud family over me and a loud man underneath me. I am like the creme in the middle of a noisy Oreo. The man under me would slam his gaming chair and yell obscenities from the hours of 1am-6am. Because the walls of this complex are paper thin, every bang shakes the unit and he would wake me up every single time. I recorded the noise and emailed the office. I called the police, but I think this guy was used to getting calls on him, because when we went down to his apartment, he was radio silent. After they left, he started again. I went to the office with more audio evidence of his rages, but I was told that the noise on the recording was "too faint". I broke down in the office because I had not slept due to HIM. I think they finally told him to stop because I haven't heard him since then. Now, the family upstairs prevents from sleeping. They have young children and allow them to play until about 2:30 AM. They bang things, stomp, bounce balls, run up and down the hall, and scream out. I have asked them to please keep the noise down, and the father said they would. They are still doing it. I recorded audio and sent it to the property manager and she said they would talk to them. A week later, I guess they haven't spoken to them because they are still doing it. Night after night, I CAN'T SLEEP in my OWN apartment. My Crohn's Disease is flaring worse due to the stress of no sleep. I am always sleep-deprived for work. I don't look forward to coming home from work anymore because I know I am not going to get ANY sleep or peace. My mom and I lived in apartments for the majority of my childhood. She taught me to not run, jump, or bang on the floor and we never got a noise complaint. Regardless of celebrations or holidays, children need to be quiet after 10PM or 11PM at the MOST. It is disrespectful to other tenants. Just because this is a lower-income apartment, does not mean we don't have a right to sleep peacefully in our OWN unit. Other cons include the rats and the shady people that often visit at night. The positives are the location,price, great maintainence team, Ms. Sherina(you are great!), and community resources.
The apartment location is very convenient with some much to do and see nearby. I lived here for about 5-6 years and it was a great first apartment. Sherina became the point of contact for the property and in my opinion helped better the entire feel. She made sure that all leasing paperwork was done in a timely manner, helped with maintenance issues and was helpful in letting me know what my renter's rights were at the time. I moved out in May 2022 but i have fond memories and left on a great note with Sherina able to guide me with all of the final paperwork.

The leasing manager Ms. Sherina is the best! She is very nice and extremely helpful. From day one she has made the the process of moving into my new apartment super easy! The Larkspur Apartments have a great floor plan and are pretty on the inside.
I have moved every year for the last 5 years. Ms. Sherina in the office is AMAZING. She was extremely helpful and attentive to my needs. Ms. Sherina is the only reason I am giving 5 stars. She made this move feel the easiest. I also love my apartment!!!
The apartments at the Larkspur are amazing, but the leasing manager Sherina is one of a kind. Not only is she incredibly kind and patient, but she goes above and beyond for every resident, no matter what. The application process was a little daunting due to the additional paperwork and restrictions, but she worked day and night to make sure we were able to move in. Sherina is astoundingly helpful and I honestly cannot say enough wonderful things about her. Additional perks at the Larkspur: -Walking distance to Metro, grocery and bike/running trails -Lovely apartments with tons of natural light and hardwood floors -Sherina, again, is truly amazing A+++

Hi Everyone - Just going to leave my two cents here. I absolutely love this apartment! It is very close and convenient, 5 minutes from Clarendon where the bar life lives!! And 10 minutes from my job (: the moving process was super smooth and the landlord Sherina made me feel more at home than ever. Everything can be done online from the application process to paying your rent. You can even schedule maintenance request via website making things A LOT faster. So, overall - I love my new home! Call and ask for Sherina, you won't regret it!

The apartments are beautiful, and neighborhood is very nice. Tucked away but still close enough to everything, and lots of greenery around. I showed up sight unseen from across the country and it was even better than the pictures. If you qualify for the income restrictions you're never going to find somewhere so nice for the price. Like other people have said, Sherina is amazing. She went above and beyond to help get me into this place. I can't overstate how wonderful she has been. What could have been a super stressful process of moving cross-country was seamless, and that was entirely because of her.

What would normally be a difficult moving process, Sherina the property manager made it seamless! Property is very well Maintained and clean. Doors are very thick, and can’t hear neighbors hardly at all. Apartment has a overhead light in every room and beautiful hardwood floors. Best apartment I’ve lived in so far!
From the first moment I came to the larkspur it was nothing but love and great energy. Ms.Sherina with the leasing office is amazing. She makes you feel like family. Don’t worry about the pics online they do no justice to how the place looks in person. The leasing team is awesome and very helpful. The area is nice and quiet. I can’t wait to start my new life’s journey here. I’m proud to call this place home. Oh and did I mention the floors?? sasha
Management is terrible. Have sent several maintenance requests for my oven, which takes longer than an hour to preheat. They just ignore my requests. My heat stopped working in the dead of winter and they didn't fix it for five days. They refuse to do anything about my upstairs neighbors, even they have physically threatened me for asking them to turn their music down. Have filed several noise complaints against them and management has taken zero action. Had to call the cops on them once for threatening me and again when they starting fighting each other. The walls here are incredibly thin. The amount of disrespect management shows their tenants is not worth the low price of living here.

Do not live here. Walls are paper thin. They tow your car for no reason, even with the proper sticker displayed. Every other week they do "inspections" where they have to enter your house whether you're there or not. I've lived here 6 months and they've "inspected" my apartment at least 6 times. For what?? The don't care about any of the complaints that tenants have. I've never lived in a place like this before. Lower income housing does not need to mean that we are treated with less respect than those living in "regular" apartments. Management doesn't care to correct any problems and hopefully they will soon see how many unhappy tenants they have.
The Larkspur Apartments located in Arlington, VA was previously known as Howard Manor. Recently Arlington County has been spending a lot of time and effort in making available government sponsored affordable housing for residents of Arlington had would otherwise have a hard time living there. The Larkspur has been renovated with hardwood floors, new kitchen utilities, automatic air conditioning and laundry room. The apartments are beautiful on the inside and they even added balconies :) We moved in May of 2013 and have been living there since. We pay $1,345 monthly plus utilities for a two bedroom, one bath apartment. The rooms are spacious and have big closets. It has an open kitchen and you can even choose to have the living room walls painted (3 colors the management provides). Because it is a affordable housing unit, they are strict on updating the residents income eligibility. They do the process from March through May. I would suggest just getting it over with because they do ask a lot of questions and getting verification from your employer, etc. The management is ok (we used to have a guy named Ronaldo and he was super nice) but now we have a new housing manager and she is not too friendly. I would say be nice to her and get your documents turned in on time, otherwise there is not much to complain about. And the best thing, we have our very own private parking and its hidden and you have to go down a slope. The parking space is huge!!!! They allow two cars per apartment. They have units for handicap eligible residents and they have their own entrance. They don't allow dogs or cats :( I wish they would. All my neighbors are really friendly and there are a lot of families with children and in general the area is nice and quiet. The laundry machines use those automatic cards you put money in and its right next to the office. We also have a community room next to the office and they have chairs and tables and TV sets there. The area is really safe and friendly and we have a lock system on the doors so you can only enter with a key or code which is very necessary. In conclusion, I love this apartment. I don't ever wanna move because it is super close to the hub or Arlington. Courthouse Metro is 10 mins walking distance and Clarendon Metro is like 15 mins walking distance. There is a bus stop that takes you to Rosslyn Metro station and runs every 15 mins. There is a 7/11 and a burger joint across the street. Best secret apartment in Arlington!
