I have lived at The Layne, formerly the Palms at Peccolle Ranch, for five years, and this property management team is the best we've ever had. When Ms. Dee and her team arrived, they faced many challenges from the prior management but have made remarkable improvements. The staff is always eager to help and has worked hard to foster a true sense of community. They organize monthly socials, partner with local food trucks, and encourage donations. They've also introduced a user-friendly app that helps residents build credit. Laura, Susy, Dina, and Dee's responsiveness and professionalism have transformed The Layne into a beautiful place to live. A special thanks to Tony, who ensures everything runs smoothly. My experience at the Layne has been above expectations. My primary reason for renting here is the proximity to the park/disc golf course which I walk every day. Once I made that decision, I was impressed by how smoothly everything went and the helpfulness/responsiveness of the staff. That includes the maintenance professionals as well as the front office.

Love this property for its location along Charleston and Hualapi… lots of local shopping and restaurants near downtown Summerlin. The apartments have larger windows that allow lots of natural light and are situated along Peccole Ranch walking paths so lots of green space nearby and the pool and weight room are very nice. Office Staff and maintenance team are super friendly too.

The staff makes sure everyone is comfortable and makes sure were happy. Its more like a home then just an apartment. Fun events, food trucks and they always stay in touch even when they had to shut off the water. (they had water and pizza in the office for us)... love me new home

Draconian first come first serve parking, only one space per lease. If you lease on the first floor expect to hear every step of your upstairs neighbors (I've met mine, and they are not a herd of buffalos as the noise would lead me to believe). No ethernet runs. I expected more from a Summerlin apartment, but this is old Summerlin apparently. I doubt I'll be renewing.

Large bedrooms in the 2b 2b setup. Convenient and beautiful location. Great for dogs, just wish dog owners would pick up after their dogs. Friendly neighbors. Beautiful Peccole Ranch Trail to walk, jog, and take the dog out on. New Management is a huge improvement but still not perfect. Great job with community events in the complex.

WOW! What an experience we've had in our very first apartment! We are truly thankful with Layne at Peccole Ranch! The rent about the same price as others we looked at a year ago. Layne is about 5 minutes from the 215 and another 15 to the strip. We lived in renovated two bedroom that is cozy and perfect for me and my partner and checked off everything we were looking for. We did have a couple of minors issues with the filter and ceiling fan but Dee and her team went above and beyond and got everything fixed within a couple of hours. Unfortunately, we are leaving at the end of the month! Our family is expanding and in about 2 weeks will be moving into our first home! Thank you Layne at Peccole Ranch for making my experience a great one and would recommend !000% to anybody that is looking for not just an apartment but a great place to call home!

Random hidden fees such as an additional $25 added to rent for a future month for “Trash from Community”, no notification or explanation. What are we paying for other people littering now. The total for Trash is $81 !! in a month? I never even had to pay that in LA. On top of it the pool is always closed. I pay to live here for such amenities. The value has gone down. Then the gym smells of strong fragrance, I can’t even breathe with the chemicals.

Love the location of this property! Nice size units with large windows and upgraded amenities inside the newer units. Office staff and entire maintenance team are friendly professional and responsive to my questions and concerns or requests. Peccole Ranch area near Summerlin provides lots of green walking paths and access to every major retailer and tons of restaurants. Highly recommend.

Great location, spacious bedrooms and closets.. kitchen is small but location is key. Price point slightly high and all the vacancies prove that.
Highly recommend this apartment complex to others. The location can’t be beat and the upgrades made recently really add value. I especially love the extra large windows that bring in a lot of natural light and the support staff and maintenance crew are fantastic.

I have only been here a few weeks, but the main thing I would say so far is more attention the property grounds. I live on the back side of the property and can tell there hasn't been any landscaping done for a bit. Landscaping rocks in the walkways and parking, shrubs/bushes need trimmed, some are even on there last leg.

If you’re looking for a wonderful place to live I would would recommend The Layne at Peccole Ranch. The staff are readily available to help you and the environment is perfect. Others living here have shared the same sentiments with me. The landscape is beautiful and the access to the green belt with miles of beautiful walking paths, which is dog friendly, makes it all the better.

I’ve lived here over 4 years now and recently my microwave gave out. The maintenance man Dallas was very professional and something I thought would take at least a week he replaced my microwave the next day, thank you for your service! Also shout out to the girls in the leasing office especially laura for helping me set up my rent cafe !

It was a huge mistake moving here, it is by far the most unorganized poorly run apartments I have lived in. I moved in here at the end of February and told them I would be at the apartment to move in at 10am when the office opened, I arrived at 10am and they did not arrive until 10:30am and once they arrived they could not find the keys to my apartment so I had to wait four hours, until 2pm for them to finally smash the front door of my apartment open with hammers (my door is still not repaired) so I could finally move my items in. I got stung by a scorpion in my bedroom after living there 2 weeks (2nd scorpion I have found in my apartment). The pools have been closed from the time I moved in and just reopened 1 week ago and many of the poolside chairs are broken. Once the hot weather started about 6 weeks ago I started using my air conditioning only to find it barely works and it is costing me approximately $1 an hour to run it so if I were to leave it on 24 hour just the cost to run my air conditioning alone is over $20 a day and because it is running so poorly I could not get my apartment below 88 degrees so I ended having to buy a portable air conditioner and now at least I can keep it closer to 80 degrees which is still too warm (by the way I do not face the sun and my blinds are closed so a normally functioning air conditioner would easily keep it cool for 25% of the electrical cost). I went to the office to let them know and have this corrected and I was told they would send maintenance the following day, one week later maintenance came and said it was functioning fine (this is when I went and bought the portable air conditioner). I smell cigarette smoke daily coming through walls/vents from my neighbor and today was the straw that broke the camels back that made me write this, they are doing some work on an adjoining apartment with some type of toxic material like epoxy and I had to leave my apartment as I was getting nauseous and a headache. Moving in this place was a mistake it is uncomfortable, very costly and frustrating. Jeff Seidman
