I have never written a review for anything in my life, but after peak frustration, I'm here to share my experience. I've lived here for 2.5 years now, and the problems started at move-in. My unit was not ready for move-in - the kitchen backsplash was falling apart, the light fixtures were falling apart, and there was a deeply ingrained smell of marijuana that would not air out, even after two days of leaving windows up and airing out the apartment. Even after complaining, the leasing office and property manager resisted. When I finally mentioned that my job has a strict no-drug policy, and I can't go into work smelling like marijuana, they finally moved me into another unit. Unfortunately, the problems have not ended since. The new unit had some power outlets that would die, even with electricians working on it at move-in. The towel rod and medicine cabinets in the bathrooms were disgusting and even after creating work orders and calling the office many times, they are still not fixed completely!! The water temperature in the shower fluctuates wildly, even without me touching any of the knobs. I reported on this issue many times, but they still can't fix it. The shower was not working at all for about a month, and I kept calling and complaining before it was finally fixed. Part of the delay was that some members of maintenance staff couldn't access a key to my apartment and they disabled all phone lines after hours so I couldn't report or contact anyone in the office at all! The roaches are a constant. I had rats outside my building. My last straw was asthma related exacerbations due secondhand smoke exposure from a neighbor smoking indoors. Even after pleading with the property manager that I can't breathe freely in my unit, they will not let me vacate without a penalty. I am so desperate to leave that I'm vacating early, even with only three months left on my lease. As I said, the new staff does seem slightly better, however, the buildings are so old and GoldOller being an investment firm, stay away from this place. With rents stabilizing now (better than 2 years ago), this place isn't worth it. Corporate office just doesn't seem willing to truly invest more money to improve this place. There's just 2 resident relations employees servicing a very large complex with very old buildings. They just can't keep up, even if the local employees have good intentions. They also seem unwilling to pay for more/better maintenance staff.

I moved in October 2023, first off the apartment I looked at, and was told that was the one I would be getting ended up not happening. When I came to give my deposit, I was told they switched apartments for an unknown reason and had to put me in another one. The new one was cool but once I moved all my belongings in I soon realized there was a roach problem. After making constant work orders, no one came, I was spending money to help the problem, but no luck. Long story short I moved out, the location was good but the headache was worse.....don't waste your time folks.

I moved in my apartment June of 2022. Because the pathway to the one bedroom model was blocked, I was only shown the two bedroom model. I was never told that my apartment would not look like either model. Upon moving in, I was shocked at the shack I was given. My first battle was with fleas. I do not own a dog nor did I own one while living here. When I asked about the apartment bombing my place they said they don’t do that. I slept in my car for the majority of my first 2/3 months here. In addition, my sink was not draining properly when I moved in. I had to wait about 3 weeks before anyone came to fix it. Then I was told to make sure I don’t let nails go down the drain. Hmm. My towel rack in the bathroom could barely hold up a fly. I complain but no one ever came. Towards the end of my time I discovered mold growing in my pantry in April of 2023. I made the property aware and it still was not taken care of by the time I moved out in august of 2023. Overall I would suggest not moving here unless you want a headache. This is not the only Goldollier community in GA that has problems like this. I hope they become fully staffed in the future and they are able to fix the problems now.

No management at all. Car wash and pools only for display to fish new residents. Trash valet worse than the pile that ends every day. If you recycle they will trash it. The gym has no AC/HEATER and the GDOT will start soon construction in I-85 plus the new hospital will make it impossible to get in and out of the property.

This is a follow up review of this property. When I moved in at the start of a new year, that process was comparatively smooth; the location and price point were very competitive, so the property age and many internet review warnings about unresolved maintenance didn't discourage me. After being a resident for seven months, however, the review has changed from five stars (again, for price point, location, and application process fluidity) to a three star (that might actually need to be a two star). The apartment would have to be in a worse location, have more routine criminal activity, and be even less maintained to justify a solid two. Those things acknowledged, this (barely earned) three star has a lot to do with the Legacy's current response time to maintenance requests. As has been routinely noted in reviews posted in the months leading up to the writing of this review, the Legacy's response time on maintenance requests is nearly non-existent. In seven months, I have only received service on one of nine requests which ranged from from moderate to serious importance. The lease states that Gold Oller doesn't have to be in a hurry to repair any damages that don't make the property unlivable, and Legacy maintenance seems to take that very literally. I'd be less critical of the Legacy if they didn't have the habit of ignoring your maintenance requests (in the resident portal system) for days; arbitrarily labeling them "in progress" for weeks; and then randomly marking them completed before ANY work is ever completed, or any communication is given about when that work can/will be done. If you are individually good with residential repairs and don't mind paying for maintenance service which is unlikely to be delivered, this property might make sense for you. If you want repairs to be made to your property when they occur, however, and you cannot (or will not) make the repairs YOURSELF, this is unlikely to be a good fit for you as a tenant.

I have lived at these apartments for 2 years now and have had a handful of bad experiences. You will pay for access to the pool and pest control as part of your rent but you will never get any of those things. Instead you will get multiple car break ins, bugs everywhere, rude staff that will continuously lose your paperwork. The most aggravating thing to me is the “emergency” line will not be answered and it have a full mailbox any time your apartment floods, you see a trash can up in flames, or a homeless person uses your back porch as a house.

Its the 6th month of me visiting the leasing office and I couldn't get mailbox key. Everytime I come to leasing office, the tell me they are waiting on a shipment to arrive. It seems like the shipment is coming from Mars. My feelings here are beyond disappointment and super angry. You see, its just the mail box key, it was same for they gym key. It took 4 months to finally get access to gym. Also, I have missed so many deadlines and important documents just because of not having they mailbox key. They don't understand how important it is to have access to you mailbox.

I’ve had so many problems dealing with this complex. First on move in day, me and my roommate had to wait hours until our apartment was ready. When moving into our apartment, our dishwasher did not work. Put in multiple work orders and went to the office for it to be fixed and it was never fixed throughout the entirety of our 14 month lease. We didn’t have hot water for the last week and half of our lease after repeated visits to the office and emails. This has been the worst living experience ever.

Don’t move here . Maintenance is terrible , they took 3 months to fix the ac. I made a request to fix the vents .... took them two months and when they finally did there was mold and dust from decades that me and my child have been inhaling. Tub water changes colors . Roach infested. This is my first apartment in Atl my lease is up in April ....I wouldn’t resign if they paid me for it.

Again, do not move here. Consider other options. Maintenance is slow and takes months to respond and when they do come to assess the issue, they don’t fix it; it took them 9 months of me living here to finally replace my thermostat because it’ll shut off randomly & I had to pay someone to fix my fridge; staff in the office doesn’t know how to do their jobs - they’re unprofessional, never takes your complaints seriously, says to call the office but never picks up; apartments are old, falling apart and infested with rats and bugs; community is ungated, not secure, so anyone, especially homeless people stroll through here. Rent here is cheap for a reason, folks.

Upon moving here back in Oct I was told prior to my move in date that my apartment was up to code. Once I signed the lease and moved in I soon discovered my heat or AC did not work because of the fan that blows out the air. The leasing agent lied to me only to get a sale while I dealt with the arising issues. It took maintenance three weeks to get it replaced and me constantly asking for it to get fixed. Then on December the 4th my buildings hot water went out for nearly six days. I asked could I use another a spare apartment with hot water two times with two different ppl and never got a response. I was forced to use the cold water in my apartment until they got the hot water fixed all together. And as of today Dec. 19th my toilet leaked all in my bathroom from the bottom and it’s barely been two months of me moving in. Save your money and look else, there’s something to say when somebody will lie to get you in an apartment and then shovel the blame on when things that went wrong came up. The maintenance team runs up and down the community in their golf carts but have taken their time on addressing my other minor maintenance issues as well. Do not let how nice someone talks you into getting an apartment make you believe that the community and the apartment is going to be fine.

Like many other reviews mention(no clue how this place still has an average rating of 4. 1 star is generous), this property and the management behind it is terrible. Maintenance is non existent and they will actively remove/delete maintenance requests from their portal without fixing anything or communicating. They still haven't fixed move in related issues after 10 months of living here. The pool has never been open due to geese and ducks. They allow random AirBnB guests to stay in vacant units.

If you get an upgraded unit, I'm sure it will be cute at first. Maintenance will never come out to fix anything though. Management changes every 3 months and they will never, I repeat never have enough maintenance on staff to get the requests finished in a timely manner. Expect to wait at least a month for anything to get done!

Do NOT waste your time or money on this place. It’s run down- the only updated appliances and units are the ones they show you in the tours. Maintenance number is out of service and we’ve had our power and water go out multiple times in just the 8 months we’ve lived here. I will NOT be resigning my lease and I will let everyone know about this horrible excuse for a community.

Move in date delay three times!! 1. Told me that I am approved, I can move in on 07/01/2022. Then when I went there, told me that the apartment won't be available until 07/08. 2. Went there 07/08, tell me won't be available until 07/14!! 3. Went there 07/12, tell me I need to wait until 07/18!!!! 4. Called me at 07/14, told me I won't be qualified for the apartment because I am a Emory PhD student and make less than 3250$/month. I wanted to warn others who are looking for an apartment in the Emory University area. The Legacy at Druid Hills “appears” like a beautiful place and a good location BUT look out… the office staff and management get a “F” rating!! I initially placed my application for a 2BR 1B apartment for August. 20+ phone messages and 10+ emails and still couldn’t get a zoom tour of the apartment, even though it is offered on the website and I explained I was located out of state. The only thing more difficult is trying to talk to staff … they seldom answer the phone, they don’t return voicemail messages and don’t even apologize for it when you do finally get someone. Tried and tried again to get the forms needed to confirm to complete application process to sign the lease prior to going out of the country for July (which I had shared); only a few days before leaving, they were finally sent and attached with a rude response to complete and send back within 3 days or my apartment hold would be cancelled. After that, I just gave up, took another apartment and told Reggie to cancel my application and to refund my fees! Reggie emailed that he would contact management to have my refund sent within the week … 2 weeks later NOTHING!!! With the HUGE staff turnover and management issues, I can’t imagine trying to get something done or a response as a resident. Feel lucky I dodged that disaster.

A lot of issues with this complex and the management company running it. It's unbelievably difficult to get in contact with anyone helpful at the leasing office. Customer service is terrible, and you'll always "need to talk to someone else, but they aren't available." Maintenance takes so long that I stopped putting in requests and I fix everything myself. Bugs and geese run the neighborhood, along with the trash piles at every dumpster. AVOID!

Don't live here. Here are the issues I have had with this place already, and I moved in almost only 2 months ago: 1) They moved my move-in date TWICE when I was first moving in and then ended up moving it 2 weeks from the initial date. They notified me about having to change the day I moved in the day before I was supposed to move in initially, giving me no time to change or rearrange plans. 2) Once moved in, the place was not fully cleaned. I found dirt and cobwebs and cracks in the walls the very first day. 3) When I moved in, they let me know that my mailbox key wasn't correct and that they would get me a new one within the week. I STILL have not received the key and have notified them multiple times that I am still waiting. I moved in two months ago. 3) I have put in two service requests and I got an email two weeks later that both had been completed. That was just untrue, NEITHER of them had been completed nor had the issues even been touched. 4) I have tried to call their office multiple times about issues and every single time I have called, I have gotten their voicemail and haven't received a call back once. I would not recommend this apartment complex to anyone.

We been leaving in this complex since 2018 never had a problem since gold older management took over it has been the worst management ever they don’t care at all maintenance request takes forever one time I went to office to complain about valet trash not being pick up for few days was smelling really bad and the gentleman in the office told me if you don’t like how we do things around here you can leave this apartment complex find another one… very unhappy with the management
I lived here for two years and rent has increased by $600 in that time. Water and electricity shut off so often I didn’t even bother changing my oven clock. Walls are paper thin. My car was broken into 3 times and management wouldn’t consider cameras. The pool never opened and the tennis courts are always taken by people from surrounding neighborhoods. Management NEVER answers the phone. Maintenance walks in unannounced months after I would put in requests.
If I could leave zero stars I would. I set up a appointment for a tour on there actual website for 9:30am. They even sent me confirmation via email and text along with reminders of the upcoming appointment. When I arrived 5 minutes early for the appointment the manager stated they do not open until 10am. I explained I setup the 9:30 appointment on there actual website. The manager did not care and showed no accountability for her website being incorrect. All she kept telling me is the office does not open until 10am. Therefore I never got my tour and the manger was rude. I recommend taking you business elsewhere.
I moved in oct 2020 on a promo, because I have a classic unit they refuse to fix my garbage disposal so my apartment constantly mess like mold. They refused to fix all the ripped screen and I stay right next to the dumper so fliers can’t easily get in. My tub cloggs every two weeks and I have locs so NO ITS NOT MY HAIR! Then you contact the leasing office and they never respond. They keep charging me $10 for renters insurance when I emailed 3 times my insurance Declaration page declaration page. Don’t waste your time here. It’s low stars for a reason!

The leasing team is awesome! My husband and I moved from South Carolina, and as you know the process of moving is stressful. Alyssa in the leasing office truly made the moving in process much easier!!! I called her numerous times and she was always willing to listen and help me!!! I've been here for 4 months now and no part of experience here has been positive. Their idea of a trash service that you leave bags of trash on your doorstep and eventually someone will come get them. The result is raw trash sitting outside people doors for days causing an awful smell pretty much everywhere near and in the apartment. The community washer and dryers are basically a joke. Most of the time at least half of them are broken and the machine you have to use to put money on your card to even use them has been out of order since I moved in four months ago. Aside from that, the actual units are nothing like the ones in the pictures here. Additionally, hot water may or may not work depending on the day and if you have an upstairs neighbor you will know exactly where they are at all times because you can hear every single step the person living above you takes because the floors creak and squeek loud enough to wake you up at night. And don't expect the staff to be of much use, as far as I can tell it's just a group of 20 year old kids that don't want to be here just as bad as the tenants don't want to be here. I've never never broken a lease before, but I'm seriously considering it after 4 months of this awful place.
Horrible place, horrible management. Leasing office don’t care about your needs. Maintenance request take weeks to be completed. You will regret moving here like I do. I wish zero stars was an option because it’s completely trash.

The person who moved into the unit above me has been running a nail salon out of her apartment. The chemicals are so bad they're making me sick. Headaches all day. Upset stomach and dizzy. I have been attempting to contact the complex for three months and have heard absolutely nothing. NOT EVEN FROM THE REGIONAL MANAGER. NOTHING! We have called 30 times in the past few weeks, sent at least 10 emails. I CAN NOT SAY THIS ENOUGH: DO NOT MOVE HERE! This is possibly the worst place I have ever lived. You have to call the office at least 10 times to get an answer. Once someone does answer the phone, you are transferred to voicemail. Going into the office is just as difficult, the people you need to talk to are conveniently never there. The "renovations" they say they have done should not be considered renovations. The closet doors constantly fall off and they do not do anything about it. Maintenance requests take weeks and tons of effort to fulfill. Whatever you do, do not move here. It has been hell the past year. I cannot wait to get out of there.
Terribly run apartments! Maintenance doesn’t respond in a timely manner. I live here now, and these photos look nothing like my apartment. Doors falling off the hinges, barely any space in the kitchen, you pay for pest control monthly that never comes - but the roaches sure do. Dumpsters next to the apartments but they still charge you trash “valet” fees that you can’t get out of. Stay away don’t make the same mistake I did.

We’ve lived in this complex since 2017, but will be moving out next month at the end of our lease due to ownership. Ownership is rude, unresponsive, and just does not care about their tenants. We have had problems with a neighbor, when I contacted the office about these problems they came by and knocked on the neighbors door once (neighbors didn’t answer) and all of my future inquiries to the office were ignored. The valet trash sounds like a good idea, but everyone just leaves their trash outside of their front door all of the time which smells and attracts rodents. The machine to load your laundry card frequently goes down, it has happened to me when I am in the middle of a wash cycle and I’ve had no way to dry my clothes. Additionally, a good amount of the driers are broken but will still take your money and time without drying your clothes. There is nothing luxury about this complex, the laundry facilities, gym, and pools are frequently filthy. If something breaks in your apartment, expect a fight getting it fixed. They say they have emergency maintenance and a safety officer but if you try calling after hours the number only works a third of the time and the maintenance person may or may not come. It is cheaper than everywhere else nearby, but it is not worth your sanity.

Management treats residents like a nuisance. Takes over a week for any repair to be made. Never returns phone calls for messages left at office (because they never answer the phone. I often call the leasing office in order for them to pick up the phone). Charges outrageous fees for "late payments" (payment is made on time, but they don't take funds out for up to 2 weeks) and threatens evictions two days after a "missed" payment (we had receipt of payment on the due date). Disgusting attitudes during the pandemic. No help offered to those who were furloughed or who needed additional time to pay rent. Don't live here.
If you decide to live here, get EVERYTHING in writing and plan to make a full time job out of protecting yourself against erroneous charges, disrespect, and unprofessionalism. It is the only way you will be able to get out without charges. I broke my lease because I no longer felt safe at my apartment. Because they found no damages in my apartment, they *changed my move out date* on the move out form and tried to blame it on a math error. I reported it to GoldOller corporate (who has not been helpful either) and they eventually “figured out” how to correct their “math error”. This took me a week to go from $200+ charges down to zero. The kicker is they tried to call me to clarify the charges. (Shouldn’t *I* have been clarifying the charges with them?) Because of this apartment, I never answer unknown numbers and I also don’t speak to them without getting it in writing, so I didn’t answer. They removed the charges after not being able to get in contact with me. I still don’t know why they called, but I’m glad I trusted my instincts to not answer. My move out process perfectly characterizes why I broke my lease in the first place.

All of the negative reviews are true. Do not live here. The only upside is relatively I expensive rent in a decent location. Management takes over a week to address serious maintenance issues and only responds when you give formal notice to break lease.

They have rats. Chewing through baseboards.. running through the AC ducts. You can hear them fighting inside of the walls at night .. this place is a nightmare.. I barely sleep At night due to the sounds of rats squeaking and fighting in their nest. They’re completely aware of the situation but yet they continue to renovate apartments in an attempt to deceive people .. most not realizing until it’s too late what they’ve gotten themselves into. Attempting to look into other options at but someone should investigate this place there has to be some sort of accountability.

I've lived here twice. Location and price can't be beat. However both experiences have been complete hell but this last one takes the cake. Roaches, maintenance issues, I was locked in my apartment for hours and couldn't get out. The transition of management has been hell and when I moved in my leasing agent wasn't even there to show me the apartment so I basically had to move in blindly. My rent was late the first month even though it was on autopay because they closed the portal and I was out of town for work and they still charged a late fee. I didn't get access to my mailbox or any of the codes til I had been there almost 3 months. I ended up having to close one of my accounts for fraud and thought I did it after the rent payment went through but had not. I contacted the office to let them know when I would be able to come in to make the payment and pay late fees however i was later contacted and slapped with more fees even though I was specifically told the date before the fees would be added. They lie to the residents, miscommunicate information and the only person that has been any kind of helpful is Whitney in the leasing office. I CAN NOT WAIT TO MOVE! Please don't stay here until they get management issues under control. This is a mess.

Yeah who ever said this place is a bargain is wrong. Yeah its cheaper for the area but that's because they are trash. The complex is nasty. They have no idea wat customer service means. Oh and they are never wrong and if anything is wrong its the tenants fault.

Very nice location and most units have been upgraded or in the process of being upgraded. End of the day, one of the best values in town. All my neighbors are nice and there are lots of kids for my daughter to play with. New management company recently came in and believe wholeheartedly that the new property manager, Jane, is working very hard to make the community even more amazing.

The apartments look nothing like these pictures. However, the management is by far the worst aspect of this complex. Only move here if you enjoy insanely loud neighbors, giant pot holes everywhere, more bugs than you can count, trash everywhere, not having A/C, and being talked down to by the office for bringing up any of these concerns. That is, if they bother to speak to you at all. Living in your car would be cleaner and quieter. Do not move to this hell hole; there are much nicer places right down the road.

My family & I moved here a few months ago and have already had a few issues... Maintenance never answers the phone or returns your call, therefore whatever you need fixed goes unnoticed for days. You really only get your issue resolved if you actually talk to someone in the leasing office and they send someone over. ROACHES. There are roaches every where; on the walls, crawling out of the vents, from under appliances, in the bathroom. It is pretty disgusting!! Nothing the complex is doing is working and they don't seem to care; they don't have to live in the circumstances. The floors are loud and squeaky so whenever the ppl above us are walking around, we hear every single step they take. We hear their shower, their toilet... It's hard to get sleep when someone stays up and is walking around all night. I can't wait to move out.

I’ve reside in this community for more than a year and my experience with Tawana and Dave is superb!!!! They always follow up on any issue I have. Once a work order is sent the maintenance crew are always available to deal with the matter within the set time frame. I must send kudos to the Spanish maintenance guy, there was a long time issue with the walk way to my apartment, anytime it rains the water rises and it is impassable. One day I came home the water was high and I saw the maintenance worker leaving and I called out to him. When I showed him the problem, he kneeled on his knees dig a drench with his hands and a piece of stick so that the water could of receded to allow my children and I to walk freely to my apartment. These are the type of workers that cares and they are a good addition to this community. The roaches are beyond explanations, this is a downfall for the community and also it Security, anyone from outside can come in. Some residents are nasty, they doesn’t clean up after their animals and they leave the laundry felty which makes it difficult at times to use the amenities.

Our move in experience was easy and efficient. Kita in the leasing office helped to answer all of our questions and was incredibly quick to respond to any concerns. The unit was clean, freshly painted and maintained beautifully. The grounds are always well manicured, the pool is awesome and the residents are friendly. We love our new apartment!
The last three months that I lived there, there was mold growing in multiple areas of the apartment. I spoke with maintenance and customer relations, and they did nothing about it. They put a piece of cardboard to cover it up, and it then started growing on the cardboard. Water started leaking from that area. It smelled so bad, and it was absolutely disgusting. I ended up leaving early, and there was no way for me to end my lease early. When I gave them my keys, they said that they knew about it and was going to fix it after I had left (which makes no sense). On top of that, prior to the mold issue, there was a water leak, and they tore into my wall (which had mold on the back of it as well) and never came to fix it back up. Cockroaches are everywhere, all the time. Go do yourself a favor and pay a little bit more to get a better apartment.
This place sucks I would not recommend to anyone. The service is slow the grounds always look like trash. The manager cornealeous spelling could be wrong he was a total jerk and acted like he was above the customers problems. One of the staff looked like they were smoking weed outside my apartment. The smell was so strong came though my window and i went outside to take my trash out and they quickly put whatever they were smoking out. They had on red shirts that said radco on them so I know it was employees. I recently moved from here and the only things i can say are i wish they would get rid of the people that are putting a bad name on all of the companies that come in here. Ive been thought 2 changes and I cant stand the employees, the companies change but the bad employees stay will anyone ever look at and listen to these reviews. RENTER BEWARE!!!!!!!
this company is sneaky and dishonest. they preyed on my ignorance about moisture control (and their responsibility to manage it). and their negligence in finding the source of moisture resulted in black mold growing under my bed, and mold destroying my mattress and box spring. once i contacted the board of health, they had contractors showing up every hour on the hour all the while telling me they had someone coming in regards to my mattress. when i spoke with corporate, the story changed and now are trying to avoid taking responsibility and i don't have a bed to sleep in. sneaky,dishonest, misleading, and untrustworthy
horrible roaches. all over your stuff. have you ever woken up to a flat roach in your bed...? just saw another review with photos of rats. figures, i wondered what those droppings were from that were in my closet. dont do it.
