Property Ratings at The Lex
Terrible place to live. They have ridiculous fines for everything. During the time I lived there, the elevator door broke down several times, 2 of those time leaving me stuck in the elevator outside of office hours. On several occasions there was no hot water, the garage doors kept breaking down, and my fridge was constantly leaking water out onto the floor. They don't do a final walk through when moving out, only a preliminary check which you are not present for several weeks before moving out and charge you a ridiculous amount for a cleaning fee regardless of how much time/effort you put into cleaning the apartment.

Im going start with the positive, it is not quite downtown, but real close walk to everything. Also maintenance will show up really quick and usually be very effective and kind. Now everything else. First they made a mistake with my parking sticker so my car got towed, then when I got the sticker, a few months later my car got broken into, also they took the sit and basket of my bicycle at the same parking garage. Management is usually very rude and careless. I lived right in front of S Broadway so it was really hard to sleep with the karaoke place parking lot there, people were still partying at 3am right under my balcony. Halls are usually nasty, full of poo and trash everywhere, I was embarrassed to bring friends over. And lastly, walls seem made of paper or sum because I could hear my roommate on the phone even when we were in our rooms with our doors closed or every neighbor walking by my door. if you like resting, don't live there.
The level of incompetence at The Lex is quite simply unbelievable. I know this is a long review, but please read if you're even considering renting at The Lex. I left campus for winter break in December of 2022. After some icy weather, I received an email from The Lex informing us all of some storm damage due to burst pipes - this email majorly downplayed the extent of the damage and did not specify the specific units affected. After replying requesting info on the status of MY unit, I was ignored. Growing concerned at the lack of response, I drove down to Lexington early to check on my unit. Upon inspection, my unit was rendered completely unlivable. Everything was covered in water, and there were complete strangers in my unit boxing up all of my belongings without my knowledge or consent - I had not even been informed that my unit specifically had experienced any damage. Not only did The Lex not inform me of the damage, but they let my belongings sit for multiple days covered in water, and then boxed up my belongings still wet, without ever giving me the opportunity to come and recover my damaged belongings. I later found out that every single item from my dresser was missing, including my passport. The Lex then completely demoed my apartment without my knowledge and with all of my belongings still inside. Because of this, I was forced to throw out almost everything that was in my unit, because it was all covered in mold and construction dust. When it became clear that The Lex would not be able to fix the damage in time for me to move back in before the end of the spring semester, it took MONTHS to convince them to let me break my lease, all while they continued to charge me for rent. Even after they agreed, it took them a month to send me a check to reimburse me for my spring rent payments because THEY LOST THE CHECK. I received no reimbursement for my damaged property, as The Lex renter's insurance only covers their property (a detail they neglected to mention until forced to do so). I understand pipes burst, but the level of incompetence and apathy The Lex management team demonstrated throughout this situation was simply unacceptable and led to extensive and needless damage to my property and unnecessary stress for me. The lack of respect they have for their residents is simply astounding. I know these are rare circumstances, but please trust me - if something like this does happen to you, you do not want The Lex handling the situation.
The staff is terrible and they really don’t care at all. The place is a wreck all of the time. All the amenities are closed due to renovations that have lasted months. When maintenance is finished in your apartment they ALWAYS leave a mess. You really don’t get enough from this place for the amount they gouge you for
I have stayed at the Lex for going on a year now and I can say that the office staff and maintenance team has been awesome! They have made my stay enjoyable thus far. My work orders are always completed within 24 hours of submission and is always done right the first time.
I moved into the Lex in January and have had an amazing experience. My unit is totally renovated, the community is clean and well kept, and the office seems to really have things together.
Maintenance is never a guarantee on the smallest things and will up charge you in things that previous tenants did to unit. They’re never consistent with their word. If you enjoy long loud nights and a dirty environment, go ahead!!
We just moved my daughter in and I’m disgusted by the cleanliness of this place. We found pills, dirt and plastic around the furniture where they just vacuumed walking areas. The carpets are worn and dirty. The worse was the bathrooms. Nothing has been wiped down.
They obviously cheap out on their budget when it comes to cleaning because the hall ways are disgusting and will have trash sitting in the elevator for weeks. You can never get a hold of management on the phone or if you go to their office. They also have really bad roommate matching. I have a neighbor who was living with a convicted criminal because they don't do background checks here. Every other place I've heard of does back ground checks but you can see in bold on my lease it states that they don't. The office staff is always super rude and never knows anything when you have questions. I was supposed to get a $200.00 gift card when I signed my lease and it's been 7 months later and i still haven't received it and no one can tell me why. They keep saying that they're under new management put the office is ran worst than ever. This company need to stop worrying about renovations and focus on hiring better managers. I've cried so many times over the fact I'm stuck in a lease with these people and there is no way to even buy out of my contract which is also unusual compared to every other apartment complex in Lexington. Whatever you do, don't even tour here. It's nothing but lies and they will trap you in a lease.
