Located 11 miles southeast of Downtown San Jose, the Santa Teresa neighborhood enjoys peaceful daily goings and spacious city planning with easy access to the restaurants, shopping, events, and culture of the city center. The distance from Downtown San Jose creates a welcome separation from the urban sprawl, and the area's thriving business sector creates independence for this primarily suburban district in the heart of Silicon Valley. Relatively affordable apartments and bungalows make Santa Teresa great for a variety of renters.

Property Ratings at The Lex
The parking space is so tiny and if you get assigned a spot next to wall, I hope you are really skinny otherwise you won't be able to get out of your car.
Firepits- CLOSED to save gas costs Hot tub- CLOSED for three weeks Pool- HEAT TURNED OFF to save gas costs Yoga room- CLOSED ON Mondays, Sundays, and every day else after 6 PM Conference room- CLOSED ON Mondays, Sundays, and every day else after 6 PM Games room-CLOSED ON Mondays, Sundays, and every day else after 6 PM The amenities here are a joke. Had we known this was the case before moving in, we would've chosen another property, preferably one not managed by Equity Apartments.
Pros: Modern apartments and amenities Close to shopping centers, many dining options, transportation and a park. Cons: Multiple car break-ins Packages are constantly stolen Many homeless people sleeping around the complex Management does not care about your concerns, and will tell you to call police instead. The apartments are beautiful but absolutely not worth it.
I'm now in a very disappointed situation with the LEX apartment and I think I'm fooled by the management team and I will have to pay $900 more than I expected. In April, I decide to renew my lease for ‘two months’. However, the contract showed a ‘two months plus eleven days’ lease term. When I asked why the lease term is longer than I expected. They told me 'It is the date the system puts that way you have some wiggle room to let us know what your plans are for the next lease term, if any.’. I believe everyone who see this reply will think that the lease term is still ‘two months’, but the resident have 11 more days to decide whether to move out or renew their lease, which the wiggle room stands for.(From my perspective of view, that is: instead of a 30 day notice, we can inform the management team 20 days before the lease ends.) Then in this month, I told the management team I’m going to move out right before 20 days of my current lease. And I found that: I AM responsible for that 11 more days. I prepared my moving out and planned everything and now my planned is ruined and plus, I have to pay more money for that. When I discussed this issue with the management team, their attitude made me that I was fooled again, the only two options I have now: 1)Responsible for the 11 more days since I have signed the contract 2)Responsible for the 9 more days since I made a 20 day notice instead of the 30 day notice. That is so clever of you! I was truly shocked. From the beginning to the end, no one ever clearly told that me my lease term is ‘two month plus eleven days’ after I cleared stated I want to sign a ‘two month’ lease. Furthermore, I was fooled twice by the word ‘wiggle room’, now whatever I choose, I need to pay 10 more days! The very first fault was that the management team ruined my lease term and used ambiguous words while explaining to me. Guess what kind of lease will be two month plus eleven days? The management team never ever admitted this is actually their fault and tried to make me be the one who is responsible. That is super UNFAIR.
Everything is great before you move in. Once you move in, you are on your own. It takes weeks for the management to respond to messages, no sound insulation at all (I can hear my neighbor sneezing, talking, walking, every little detail and management does nothing about complaints), cars getting smashed all the time, dog poop all over the place, garbage rooms have sticky floors, the 1st floor (close to mail room and pet wash) smells awful, packages are either left outside locker rooms all the time or get stolen and the washer has dirty water! I cannot wait to experience moving out, I am sure that will be quite a ride as well. If you want clean clothes, a peaceful environment and no drama, I would avoid this complex.
Hi everyone, I really hope this would help to someone. I moved to this aprt couple months ago. This has been absolutely terrible for me. Here is a list of thing that u want to consider before even opening their website: 1) not a safe place. Even cars in a garage are getting broken it. Ppl park their cars wherever they want 2) no sound isolation. I can hear how a person walks outside...u can imagine what I hear from aprts above me. 3) homeless ppl all over 4) helpless management 5) they cannot fix the call box for like 3 months already 6) they do nothing to change anything This review was a bit emotional, but please do yourself a favor and find something better
We were some of the first residents of this complex. It was perfect when we first moved in because there wasn’t too many occupants. The original management was great and they made our move in a breeze and answered all our concerns after we moved into our apartment. After a few months, due to the rapid increase of tenants, the complex couldn’t keep up with the maintenance. Tenants constantly leave their dog poop bags everywhere! The management and employees at the leasing office are constantly changing and there’s no communication among them. As more people moved in, the worse it got. There has been way too many at break ins of vehicles INSIDE the parking garage and vehicles have been stolen plenty of times. I remember there was a police chase in the parking garage. Homeless people like to hang out by the parking garage. There would be multiple fire alarm testings at the most random times! If you have kids or pets, you can only imagine the headache this would cause. FYI, Low income housing is right next to the complex as is Monterey Rd. We have seen multiple bicycles being stolen from patios. Our move out was an absolute NIGHTMARE! They didn’t provide us with a 60 day notice to renew our lease. Instead they provided us with a 20 day notice. Once we provided them our notice to move out, no one at the leasing office could give us the final payment that we owed to move out. We constantly kept getting different amounts and each time we talked to someone at the office, they didn’t know any details of our move out. The leasing office wouldn’t give us a manager to contact either. They applied our deposit towards our final rent payment, which they didn’t tell us about. We got $0 dollars back. Our move out statement took over a month to be sent to us...after we called multiple times to remind them. The leasing office and vacant apartments are beautifully maintained to attract new tenants. Hopefully the management improves so future tenants don’t have to struggle as much as we did living here and moving out.
They must have paid for people to leave the other reviews here. If there was a zero star, that's what I'd be leaving them. Here's why: 1. disgusting piles of dog poop everywhere outside the apartment building; 2. the interior dog run has piles of poop, swarms of gnats and flies, and smells like a the elephant cage at the circus where all the poop shovelers are on a mid-summer strike; 3. there is zero insulation between floors (our upstairs neighbor stomps around for hours in the middle of the night and early morning - some nights I get 4 hours of sleep); 4. the management does nothing effective at all when you lodge noise complaints; 5. if you do pay for a parking spot they won't tow the person in your spot for 24 hours. Meanwhile, you have nowhere to park; and 6. the residents let their dogs run around the apartment building off leash. My father-in-law is scared of dogs, and my dog gets scared when other dogs bolt up to us. It is awful. The management NEEDS to immediately tow people who park in residents' spots, put up tons of dog poop bags and special trash cans outside the building, and tell residents that if they are caught not picking up their dogs' waste they will be fined. I would NEVER move here if I had it to re-do. Also, why charge $50 each month for residents' to have a dog when you clearly don't use that money to counter the piles of poop problem??? We toured in the winter and before the dog run opened up, so we didn't get a chance to realize how gross this place is until it was too late. Don't make our mistake. Run. Run and don't look back. I'll update if I see any improvements, but I'm extremely doubtful.
My husband and I have been in brand new luxury apartments every year for the past few years and LEX is TRUE LUXURY LIVING. We have found little quirks at each of our previous places that make us scratch our heads but not here - their apartments are well designed and truly thought out. The appliances are top-notch - refrigerator with french doors, Nest thermostat, eco-friendly washer/dryer, and a glass door walk-in shower; not to mention the amenities make you feel like you're in a 5-star hotel - clubhouse with a kitchen, game room, business area, yoga room, etc. Dog owners - you will swoon. They have a gated play area for your pups to roam free and also a "Pet Spa" with commercial wash stations for you to bathe your fur-baby. Also worth noting since we're in South SJ - we feel SAFE in our complex, even in the wee hours of the night. There are not many residents here so often times I feel like we're the only ones in the complex. However, many doors need key-fob access and the apartment doors have a unique lock that make it feel like it's bolted shut. Location is great - near a Safeway and Target plaza with some dining options the 101 and 85 nearby. Prices - it LOOKS like we're paying a fortune but our rent is actually cheaper than our old apartment down the street. If you are looking for a new place, check out LEX. Chris, Christina, and Brittany from the leasing office will show you around and make you feel right at home!
We've been living here since June 2017 and can tell you that Lex is one of the best apartments on Bay Area market at the moment. The area is pretty developed - you can find a lot of businesses around - Safeway (with gas), Target, Panera, Target and many, many others in a very close proximity. We also have a new Costco (with gas as well) in 2 min drive from Lex. The apartment complex itself is brand new and stuffed with all modern amenities you are looking for - gym, yoga room, nice courtyard with salt water pool. club house to gather with friends and gas grilles, etc. Plenty of parking - the building has 5-level parking so you can park your car literally across your apartment (EV chargers to be installed). Units are very spacious and those who looking for European modern interiors will appreciate apartment's design (kitchen and bathrooms are amazing). But the best side of the Lex is the Team, who work hard to keep their residents happy. Chris Kim, the business manager for Lex is the best property manager I've ever seen (believe me, I met with a lot of so called property managers in the Bay Area). She is very professional, responsive and ready to go extra miles for her residents. She treats us not just as valuable clients but like her friends. And she built a great team to help her - I really want to mention all of them personally but afraid that there is no enough space in review format to do it. Long story short, if you are in search for a new place to live - look no further, Lex is the best.
My family and I just moved into Lex apartments and we are so happy there. We had a wonderful first experience with Brittany who helped us find the perfect apartment for us. Everyone who works there is so friendly and kind and they go above and beyond just to make sure we are happy. Last Saturday we had some minor maintance done to our apartment, Irvine came to our rescue. He is amazing, so kind and very helpful with everything. We are so happy that we made the right decision by moving into the apartment complex! Thank you so much Brittany and Irvine for everything you have done!
