If cockroaches don’t bother you, you might be deterred by having no heat or water half the time. And when you do have water, the pipes leak and soak your bedroom closet, and maintenance fixes it with a hose clamp. And when you don’t have heat, maintenance gives you a space heater that MELTS the electrical outlets and does not trip the circuit breaker (because it doesn’t work). So if you survive the electrical fire, your front door gets kicked in by your own neighbors who try to rob you, and maintenance fixes your front door with particle board. When a detective tells you that your apartment is unsafe to reside in, the property manager gives you a nasty attitude and sends you a massive bill when you decide to move. I’d rather live in a dumpster than here. They’re pretty similar anyway. And probably less bugs

This is one of the worst apartment complex ever .all the office people are just plain rude and do not care. Been staying here a year and things jus kept getting worse .they have bugs and half fast maintenance and pipes are always bursting or just something .do NOT recommend

The Life at Edgewater Landing is very peaceful, which is exactly what I needed. No loud arguing outside my window and no gunshots at night. All of the residents I've met have been pleasant and kind, some of even offered to help me when they see me carrying groceries or laundry. Staff have been very helpful and responsive, too. The office staff have all been very friendly and helpful and the neighbors I've met so far are also very friendly. Plenty of areas to walk my little dog. It’s been awful no where near worth the amount we pay here. Mistake after mistake things breaking like pipes every week my heater or air conditioner didn’t work when we moved in and took a good six 7 months to kinda work our roof has holes in it and they never came to fix it like they said they would during winter we had no heat at all until just recently it was Terrible. You tell the office stuff and you have to go back every week for months straight to actually get something done. It’s not what was advertised and they have roaches.

Do your own maintenence on your unit and charge the complex, do not allow maintenance in your home they do not work for the property; they will walk in your unit after you've told them to wait. Complete disregard for resident safety and security. Change the locks on your unit when you move in (but change them back before you leave). Great place to stay if you don't require consistent assistance from the rental office; staff is unprofessional and does not communicate effectively, but they're nice I guess for all that it's worth.
I tried several times to reach out to this company through email, phone and text and no one would respond to me. Through a 2-3 week process. And when I would call again to check on things since i was trying to move in I would get a text not even answering my questions. If it’s this hard to contact someone while trying to rent the place I couldn’t imagine what it’s like living here.

Since new management took over, this place has gone downhill real quick. It's saddening actually. I'd like to enjoy my hovel peacefully, quietly, comfortably, safely and respectfully (you know, like the lease would suggest). However, this new management team won't allow it. It's almost as though they are attempting to make residing here as painful as possible. Where is the CO2/smoke detector that's supposed to be installed? It's just one lie after another.

They will say anything to get you here. They put me in an apartment different from what I agreed to. I have had not heat for days and no contact from emergency maintenance
My experience has been very good in aspect like the respect, clean place, personal is very proudly and attentive and my apartment is very nice with good finishing inside and outside

Poor communication with Angelica and the manager is rude. We waited and called every day for 3 weeks just to be told they didn't have a verification back. They never sent it to the previous apartment. They do not care I would never move in here. I'm going to contact corporate as well They continued to tell my 72 year old mom they would call her back and nothing after she paid $100 app fee. The worst rental company I have ever dealt with.

Apartment is comfortable for the price and its great that I get water included but maintenance does not do a great job at all times with the issues and its sad that you park at your own risk. After waking up last week to a dent on my car I dont even know where to park anymore. Its sad and I keep praying I dont wake up to anything else thats heart wrenching.
They go up on the rent an don't be fixing anything I guess they don't have enough help it's not safe the main entrance needs to be secured. The laundry room washers & dryers barely work it's a waist when people's children destroy stuff
The place is nice for the amount, it could be a little better the carpet in the stairwell could be replaced with a fresh one. But overall its a great place to live
The apartment is beautiful, my only complaint is about the animals that I hear in my walls and ceiling, Im afraid theyre going to dig their way through as they did the apartment across the hall. Ive been here a year and they havent yet.
I have been waiting 3 plus days for a simple maintenance repair, that was promised three days ago.tomorrow is Sunday so that’ll make a total of six days, Nothing gets done here and they have a bad attitude..
Notice to staff: STOP REMOVING CARPETS FROM 2ND FLOOR APARTMENTS. All i hear all day and night is absurdly loud creaking and stomping from the 6 people living in the 2 bedroom apartment above mine. Do not move here if you have to sleep at night. Although if you want to have 1 person on your lease and move in multiple other people, and sell drugs with management being absolutely clueless, this is the ideal place for you.
AC has been broke for 3 days with 100 degree heat. Was promised three times it would get fixed. Find a better place to live. Place sucks.
Notice how they have a response for every bad review? These bad reviews are spot on! They, the apartment company, just like their responses are full of hot air. Only ONE maintenance person on the crew knows what he is doing. It takes a significant amount of time for maintenance to get to you. When they-the maintenance crew finally get to you, if it isn’t that one person you’ll have to call again and again until the job is done right, by that one person. When I’ve had the manager come out for a very significant repair needed, his response was “Oh it’s okay”. It took an official letter of intent to escrow before they decided that the problem was significant enough to repair. Rent keeps going up wth no significant additional service. They say it’s for the rising price of utilities but utilities don’t increase as much as they increase the rent. The complex responds to the panned reviews they get, saying “The rent is the lowest in the area. That may be true, but beware you obviously get, or don’t get what you pay for.
This is the most horrible place to live. They are consistently changing office staff and updating the office but not the apartments. Heat and Hot water were off for months at a time but bills were still due in full. There was an immediate bed bug infestation once the neighbors had extermination done. I moved in April but didn't have drip pans for my stove until August. My carpet was never cleaned before me moving on only vacuumed and they charged me for it when I moved out. I had pictures of the huge bed bugs but they only sent an exterminator once. My cabinets were never finished in the kitchen and they told me that's as finished as they would be I complained that they should look like the office cabinets and they told me it's not the office, it's an apartment! I did a legal agreement to terminate lease until the unit was rented which was the following month but charged me $3000 for the remainder of the lease which was only January to April DONT MOVE HERE!!!!!!

Our rents always follow the market. However, we are always open to working with good potential tenants on pricing.
The apartment above me is empty and for good reason there is a big hole in the ceiling from the roof leaking so my apartment has had a lot of leaks and I have mold everywhere they have fixed the leaks but not the mold or the carpet and tile and the termite damage. The wall in my 2nd bedroom is falling apart but no one in the office seems to care!

The termite and mold problem was fixed immediately after the request and everything went back to normal. This tenant was also offered to switch units, but she chose to stay in her unit for the remainder of the lease.
Ac doesn't work , maintenance is terrible take years for someone to come out and when they do they don't fix anything .lots of spiders.
