Daniella is the type of Leasing Consultant who will respond three business days before you even know what your question is. She is always on her A+ game. We assumed that she was an outlier, but wow, the entire staff at The Lincoln has been phenomenal. We have primarily interacted with Daniella, but Cesar, Lani, and Meagan are clearly all on the same wavelength. I’ll be real, I literally only leave positive reviews, but this review is different. There is an energy here. The residents seem happy, the staff seems happy, and if you don’t believe me, just look at the reviews for The Lincoln over the course of the past few years. There are residents who have lived here for over 5 years who continue to rave about this place. Anyways, yeah, I might be hopped up on 9 shots of espresso right now, but this place is awesome. I lived at the Lincoln for several years and it's been the BEST experience! My neighbors are lovely and the people here are so welcoming! The office staff which is Meagan, Daniella and Lani have been super helpful when it comes to anything I need. The Amenities are wonderful and I enjoy all the resident events each month! They love my fur baby everytime I come in the office, there's always treats when you enter the building. I plan on staying here until I purchase a home in the future. -xoxo

Such an amazing property with magnificent staff. I have lived many places and I have not lived anywhere with such proficient communication. It feels like a real home not just somewhere to rent for the time being. I appreciate Meagan, Daniella, and Lani for making my stay so smooth. Maintenance is very responsive as well but there aren't many issues either so that's a plus.

I love my apartment here at The Lincoln! Its so close to everything and it's not in the heart of downtown. I have some peace and quiet here, and yet be able to walk in the city, which is like 2 blocks away. The staff is amazing and so responsive. They always handle everything on time! Such a great place to live, the people here are so friendly, I highly recommend the Lincoln!!

So happy, My husband and I moved to The Lincoln Apartments last month from Michigan. The weather is absolutely wonderful here, love that we are in the city and its calm on this side of downtown. So many places nearby to eat and have a great time! The Office staff and maintenance are the bomb.com! Everyone seems to know each other here and super friendly! Car break-ins in the alleged "secure" parking garage continue to persist. very easy to tailgate into this building and into the parking garage. Cameras not working in the parking garage frequently so for a woman to be walking by herself be aware of your surroundings. Lighting is very dim in the parking garage as well. Police are here frequently and an individual was arrested this past week as well. If I had a young daughter I would never recommend this place to her. On site manager tries her best.

Best move-in experience I've ever had. My apartment was spotless. Maintenance has always been really responsive and friendly. The leasing office staff are not only kind, but also very approachable, which I feel is not always the case in a lot of apartments so I really appreciate that. And for the location, the price can not be beat!
I really liked The Lincoln... Until the riots. All the best things to do downtown near The Lincoln got destroyed totally by the rioters. Just about everything that is worth doing around The Lincoln is totally shut down and boarded up. For those who aren't familiar, The Lincoln is on the outer fringe of the good parts of downtown and the lower quality parts of downtown so the rent is a tad cheaper than other downtown apartments. At the end, hearing gun shots being fired often just outside the building was too much, so I left. I think Raleigh Police have given up on policing the area due to the current climate. I tried to negotiate a rent reduction because I hate moving, but they wouldn't budge or give me the deal they normally give to new applicants. So, I decided that I wasn't going to pay high rent with nothing to do that was also located in an area that I consider to be less safe. Unless you live downtown, you can't believe what a hassle it is to live downtown but have to do all your shopping in outlying suburbs. While I was there, I enjoyed the pool and the management team was responsive. I was a bit put off by the nasty carpet in the common areas. Once an area gets stained (The Lincoln is pet friendly), they never seem to replace the carpet. I think the carpet cleaning service they use is a joke and the carpet smells worse after it is 'cleaned' than it did before. The package delivery system is the absolute worst as they have a complex two room solution (spaced far apart) that confuses delivery drivers. Amazon drivers never seem to figure it out. But for the riots, I'd give the property a four star review because of the common area stained carpets and package room system (otherwise a five). Because of the riots, and the general decay of the immediate area, it gets two stars. I now live in a nearby area with a substantially lower rent bill. It's safe, and there's good shopping and things to do nearby.
Recently relocated to Raleigh after living in the Greater Boston area for many years. The Lincoln is awesome! Our unit is beautiful and well-laid out, plus we love the amenities it has to offer. The pool, lounge, gym, parking garage, package services, and resident events are just a few that make our life here convenient. The best part is by far the location - you can walk everywhere, but don't feel like the building is squished in with everything else! Highly recommend!

Love living here. I loved that I was able to find a more affordable option downtown. The staff is really nice and helpful. I love how many dogs and dog friendly people there are in the building, including the staff! Love having the coffee machine downstairs (the vanilla latte is my favorite). The gym is simple but has everything you need, plus they have a little fitness studio room as well which is nice. Pool and courtyard are cute and always have friendly residents to talk with. Definitely glad I chose The Lincoln!

Just moved out of the Lincoln after 2 years. In the beginning it was a great place with awesome staff and neighbors. Slowly as office staff transitioned the Lincoln became unbearable. The real kicker was the hiring of an adult babysitter to watch the pool area on weekends. Its a pool, people are going to want to hang out, have some drinks, play some games and listen to music. But not at the Lincoln. Because a couple of people weren't smart enough to realize that living in a poolside apartment would have above average noise, the rest of the community suffers with a miserable summer pool season. When trying to have a conversation with building manager about the specific rules and regulations concerning noise, I was shut down when I brought up specific decibel numbers and if they had recorded noise above them. Enough on that, expect rent to increase yearly while you meet new people who get move in specials and free months of rent. That to me just shows the lack of appreciation for already paying customers. Also, I noticed the sense of community is being lost over my last few months there. When I first moved in, people would say hi and small talk at the coffee machine (when it wasn't broke), but now it seems people go out of their way to avoid saying hi. This is probably due to the lackluster events the staff throw every once in a while. So in conclusion, new management style sucks and is ruining the community feeling of the first year.

We want our residents to enjoy our amenities such as the pool and this year employed a Pool Attendant for evenings as well as weekends to make sure noise levels and pool rules are followed. We care very much for our residents, want them to love their home and are happy to assist them with any issues. We set guidelines for common areas so that they are used in a courteous and respectful manner to create pleasant living for all. We greatly value all of of our neighbors, strive to provide the best living experience and deeply apologize yours was less than ideal.
I moved into the Lincoln apartments last year and have absolutely no regrets! The office staff (Christine & Amber) are always pleasant & quick to respond to the questions and concerns of the residents and maintenance is on any issue ASAP. I have never lived in a complex with such friendly and outgoing neighbors who look out for each other and are pets. We are a tight group of professionals who work hard during the week and enjoy the amenities, in particular the pool on the weekends. I am not sure where some of the negative reviews come from about the noise, as I hear nothing other than the occasional noise you would expect living downtown, from emergency services or traffic. $imon

This is literally the best place I have ever lived. The amenities rock and the staff are equally awesome. The apartments are great and the decor is perfect. Christine and Amber are so quick to help in any instance and really go to the bat for the residents to take care of the place. The complaints about the noise at the pool are almost entirely due to the buildings design as an enclosed interior and the sound travels. The pool scene on Saturdays is the best and we have a real community of residents that love to work hard during the week and let loose on the weeks. The residents that complain about the noise, I guess my question is have you have ever come and spoke to anyone with the music or the loud noise on Saturday afternoons or have you just called the police?? I think we both know the answer to that question. You live downtown. You live in a younger aged building. Get a reality check people. I LOVE LIVING AT THE LINCOLN. ~The Mayor

PLEASE READ! I have never posted a review about a place I have lived at before. The Lincoln apartments are great as far as the gym, pool, and apartment. The MAIN PROBLEM is that the walls and floors are so thin! You will hear everything! I get woken up around 2-3 am everynight by the person above me walking around. It is not just the noise but you feel the vibrations in bed! It will wake you out of a deep sleep. I would not recommend letting my worst enemy stay in here for a year. Losing sleep is the worst feeling you can have especially if you are paying for the main reason to sleep at night. 5 stars for everything but 0 stars for sleeping and the thin walls. Really please take this advice you can see the amazing place inside and out but you will get tricked when you fall asleep on the first night and realize you are stuck listening to everyone around you during the night. AVOID!!!!
I recently moved from another downtown location that was more frat house than house in the sky but I wanted to stay in the same area. The Lincoln was the perfect answer! Great location, all the same amenities, more space (a lot more space), better parking, safe, and a place I am proud to call home! The staff are great too!
