The neighborhood of North Tampa sits eight miles directly north of downtown Tampa on I-275. North Tampa is roughly two miles southwest of the University of South Florida, roughly a mile from University Mall, two miles northwest of Busch Gardens theme park, and roughly three miles west of Adventure Island water park. Poor Management, poor upgrades, poor location, roach infestation upon move in, and best believe you will be charged for damages upon move out. Management literally told me “I know we didn’t give you the apartment like this” at my inspection. I sent them the evidence. Most unprofessional people I have ever met. You can get a nicer, larger place in New Tampa. Don’t live here!

Our entire building had a cockroach infestation. The management decided to take care of it by giving 48 hours notice to make us move out all our kitchen stuff as well as bathroom and closet for fumigation. The fumigation didn’t even work and we kept seeing cockroaches. When we moved out, the charged us $650 to replace the entire carpet (which we documented had stains and a disgusting crunchy texture when we moved in) even though we hadn’t added visible stains to it. Raw sewage leaked out of the drains in the parking lot many times while I lived there. All my neighbors had similar horror stories. The management does not care whatsoever about tenants- only about profiting and signing new leases.

We understand the frustration that comes with charges assessed for damages caused by animals when having resided in an apartment. We do require renter’s insurance as part of leasing with us. We suggest filing a claim with the renter’s insurance company on record as some policies will cover these types of damages. As for any pest control issues, we do perform preventative maintenance in the apartment homes to prevent any further incidents from occurring as this is communal living and we want to avoid these types of situations. We are unaware of any issue regarding the statement about raw sewage; please feel free to contact us directly if you have any further concerns. We wish you the best with your future endeavors.
Be aware!! Especially if you are not in the area to visit before moving in. Don't trust their virtual tours!! Just have to say how disappointing it is to move all the from CT to Florida to find the accommodations that were promised and what they assigned were grossly misleading. Did not move in. At least they said they would refund the deposit…

We took a chance on this complex without seeing it when we moved in January 2021 from Michigan, and have had positive experiences across the board. Communicating with the leasing office across the country and getting everything in line was very easy. They promptly get back to us even after moving in, quick maintenance turnaround, and the apartment was very clean when we moved in. Additionally they host regular events which are fun!

Staff is great and friendly. The apartments are updated and maintenance is quick to respond to any issues. I only wish there were more dog stations because when you have three different dog owners trying to get bags from a single station at the same time is a recipe for disaster. Come on- they can't be that expensive to install some more! Overall, really happy with our stay here and grateful for a relatively affordable apartment that isn't falling apart at the seams. Although we are only a few blocks from the armpit of Lutz/University, the complex is really quiet and quaint. Only some ruckus when someone decides to let their teenager invite half the school to the pool.

Great place to live! Clean and safe! Apartments have everything you need. Great location! Stuff at leasing office is accommodating and very friendly! Maintenance service team reacts quick. Nice living for affordable price!
The apartments are old but in good shape. The crew works hard to ensure the facilities are nice. The only bad thing is other residents as they do not respect others people i.e. breaking into apartments, mailboxes, leaving trash everywhere, being loud at annoying hours.
I have been living at the Livingston for 5 months. It is very quiet and well kept. The apartment is close to almost everything. The staff is friendly and professional. Maintenance is done in a timely fashion. The apartment is also close to the expressway, so getting to places is very easy,.
The Livingston is a great community with plenty of resident engagement activities that will leave you feeling like more than just another apartment number.

The Livingston is extremely cozy apartment living. I don't feel like I am in a city at all - it's like living in a wood-y cabin area. Although the apartments aren't the newest or most up-to-date as compared to other areas in Tampa (they are still VERY nice!), the staff and maintenance make up for it with their excellent customer service and response time. I'd much rather have an extremely pleasant team with my current apartment than a slick downtown flat with a rude, unresponsive staff. So far, I haven't had any issues with anything, and I do not regret my decision in the least! They're simply on it.
Nice community and clean apartments. Quiet for the most part. Close to stores and shops. Quick access to the highways.

Need dog waste stands behind more buildings
Poor service from pest management. They don't show up when they say they will. Been dealing with roaches in our kitchen since we moved in in August. There's been absolutely no progress with our roach problem.
Every single person who works here is so happy to help with every little problem, they make us feel right at home.

Decent property, but rent is unreasonable for how the property is maintained. The staff is very nice and they do have a lot of community events.
The cleanest area is not near the front office but probably in the building were the model units for showing are kept

Liz is the best leasing agent Ive ever dealt with, she makes sure that you leave knowing that youre an important part of the Cortland community. Anthony is super helpful as well and very amiable. Overall great staff, dont change them for anything!! I feel welcomed and home every time I enter the office as well as driving to my building. The only negative are the leaves and branches that are on the ground and that are in the pool due to the property being large maintenance doesnt always clean every breezeway daily.
The maintenance staff at The Livingston is second to none. The level of service is top notch and makes you feel secure and at home.

I have had an awful expierence living at the Livingston . From having to move out of my first apartment after a few months because of my upstairs neighbors and having toilet water leak in my apartment from them . Then I move into a new apartment that is now roach infested . I have been living in my new apartment for a little over 2 months and have found over 50 roaches . I have called to have pest control come . And they have only come one time . I have been purchasing my own pest control products but nothing works . At this point I am looking into breaking my lease . I would recomment this place to NOBODY !

In looking for a place to live, one of my top priorities was to find a safe and quiet place to live. The Livingston for me has relatively met that expectation.
Almost as good as it gets.
Overall the complex seems to be a safe place to live. I wish we had assigned parking, its so disheartening to come home late with groceries and no place to park.
The Livingston is an amazing community w/ plenty of parking, great neighbors and nice amenities! I love the fact that theres so much shade due to the well-maintained landscaping as well. Nice apartments at an affordable price.
Ive lived her for a year and really like it. The community is really nice, clean, and updated. Maintenance is poor, but I rarely ever need to call them. Its not bad maintenance service, just slow. Probably just not enough staff. Overall, would recommend the community. Its the best complex Ive lived in.
The house seems to easily become moldy, I don't recommend this apartment.

Great community apartments! Grounds are beautiful & very friendly staff.
I wish the back gate would stay open. Im the community we only have a back gate, not even a front. It would make sense to have two and keep them shut but keeping the back gate shut only makes it harder on those that live towards the back gate. This forces us to travel all the way around, hitting every speed bump rather than going straight in. On top of it, the gate only works half the time. When the gate does work, its very slow. I hope to see a change in this.
The front of the building and parking lot both have dog waste and garbage. There should be litter pick up. It would be nice to see color in the landscape. The only color is currently in front of the model apartment. There still seems to be a pest problem.
Ihave been here over 10 years ,and this is the best apartment complex I have ever lived , it quiet , family friendly ,and just overall a nice place to live
