There are great amenities here, and there are a lot of positives about the building and it's location and everything. But I've had an ongoing maintenance issue for a year now that has not been resolved, and in order to receive any updates about progress in fixing it, I've had to call and email and visit the office many, many times. We've received apologies and some compensation, but I'm still frustrated and don't feel adequately compensated. I don't have confidence that this issue will be resolved in a timely fashion or to the fullest extent. I've heard from other residents that they've had no issues living here, so apparently we're an outlier, but I feel obligated to share my experience.

This is a great property to live in . It is very quiet during the day and at night . A convenient area to live in as many popular restaurants and event places are less than five miles away as well as gas station and the highway . Resident events occur monthly and the staff is very helpful and will get back to you within a day if any problems occur . Great community to live in .

The minimalist aesthetic of the apartment pairs nicely with the coffee shop/cabin theme of the social areas, but the setup for the mailroom is absolutely ridiculous. Three times my deliveries/packages have been missing/stolen/misplaced within one week. Each time I was directed to the locker operation system company Luxer, and three times nothing was accomplished. There are cameras in the rooms, but they only face the lockers and can't identify anything that is going on in the larger locker spaces where mounds of packages are left by untrained Amazon delivery people. If they aren't stuffed in the locker then they are scattered across the floor for anyone to pick up. Which in my case somebody chose to do just that. Since there are no cameras facing the room there is no evidence of the person taking my parcel. I've decided to have all my packages shipped to another location instead of risk the loss of more time and money. While this is horribly inconvenient for me I still enjoy the warm and welcoming feels of the front entrance.

Researched a few apartments and homes in the area and The Local definitely stands out among the best options. Also had good experience with leasing staff who were helpful, knowledgeable, and patient. Highly recommend.

Not worth it. The parking is absolutely atrocious and the gate into the deck is either broken or wide open for anyone to get in. The elevators are constantly down as well. Mail is also a total train wreck and you cannot get packages reliably delivered.
I feel living in 'The local on 14th as my vacation house! Great place to live!
The apartments here are very nice my apartment is very spacious and bright. I have a 2 bedroom and the everything is so big we have so much room for everything. The hallways always smell clean despite the valet trash in the hall every night. The gym could have some more equipment but it gets the job done. I like that you can park on your floor and if theres no space theres always parking on the 6th floor. Now there are a lot of huge spiders covering our windows so we cant open our windows ever or else they come in; thats the only downside really. Ive also seen a huge roach outside on the wall on the balcony but thats probably just common in the south (were from NY). Also I do not like how high the speed bumps are. I can be going 3 mph but I still feel like my tires are about to pop every time. But overall, the apartment complex is very nice to live in.
Love here for 2 years and this community has gone down. Walls are paper thin sounds like I’m living under a bowling alley. The hallways are filled with trash and a foul smell. My car been breaking into and crashed into. They are now ticketing residents if you park on the first level of parking with residents decals. I had covid and been quarantine for days. Someone came over but needed my car to run my errands. When they got to the car someone had ran into my car. The front was damage. Since I had covid I told them to run the errands I’ll deal with the damages later. Once the person drove my car down to the 1st level my car emergency engine came on and shut off. He had to park the car on the first level. No big deal I thought I’m a resident and my car is marked. The person who crashed into my car broke something under the hood and I was told not to start it the engine will blow. 2 days later I come out after quarantine to 3 tickets. There was no notices given to me about parking on the 1st level NONE! Not a email or anything. The ticket girl told me the office change the rules and we have to pay to park on that level or park behind the gate. MY CAR CANT MOVE. I had to wait to fill better to deal with the car. Why do residents have to pay to park where we pay rent?! Doesn’t add up. They are money hungry and losing residents by the day. I will not be renewing my lease. Oh and did a mention our guest has to pay for parking now? They have lost their minds!
The property is beautiful and well maintained but the walls are PAPER THIN. This is not an over-exaggeration, it's a fact and it's a problem. Great location. Great property. PAPER THIN walls.
They literally just want you to waste 300.00 on fees to deny you and won’t even return your emails or calls….. also the front office staff is rude and uninterested in helping potential new residents. The apartment was great but their customer service is very very very poor
We've lived here a month and have a luxe unit, which they advertised would give us a personal parking spot. But in the short time, we've lived here, we've had at least 15 different cars park in our spot. Despite reaching out to the leasing office many times about the infractions, they don't do anything about it, because the problem is rampant and they don't want to be the bad guy and tow or boot anyone. Needless to say, we are not pleased, since it's tantamount to false advertising. I don't know how many times we've contacted the office about the issue, but it's been a lot, plenty of time for them to figure out solutions. Even if you aren't planning on a luxe unit, there are many other reasons to keep looking. The insane noise levels are one of them. By the time you are woken up late at night from noise, screaming, or fighting coming from the courtyard, a call to the courtesy officer is useless since your sleep has already been interrupted. Add to that, the walls and ceilings are quite thin, you will hear every step your neighbors make upstairs as well as things from the bedroom you simply can't unhear. The residents skew younger, so if you are used to the dorm lifestyle, this place will seem like a palace to you. But as someone who has stayed in many apartments over the years, while the location and appliances are nice (once they were fixed), the lack of taking care of issues that matter most to us is sadly lacking. It's hard to tell if the staff is focused on other things, such as their bustling Airbnb business if they are inexperienced, or simply apathetic. Suffice it to say, we seriously regret leasing here and are looking to move out at the first opportunity. The only reason we aren't now is our lives are extremely hectic and we have a lot on our plates, and as much as we've tried to enjoy this place and its wonderful location, we are reminded daily that we made a bad decision.

I’ll start by saying when I initially moved here I loved it and I have met some awesome people who live here as well. However I have gradually seen this place decline over the last year and especially so over the last couple of months. There are still some amazing people here that work here, like Aqua, Anna and the maintenance staff. However, any other interaction I have outside of these individuals is often rude. I have found this is especially so with interactions with the newest office staff member (which was the last straw in writing this review). A lot of the emerging issues I have seen are related to the fact the complex facilitates many Airbnb rentals so there is a lot of foot traffic coming in and out on a weekly basis. I wish they were more transparent about doing this. All in all what I have witnessed this past year is an increase in resident’s packages being opened and lots of excess trash all over the place. There has also been a numerous amount of increasing car break ins. Overall the atmosphere does not make you feel valued as a resident and it often seems like the Airbnb rentals are prioritized. I don’t intend to renew my lease when it is up for renewal but I hope they can work to get these issues resolved.
If you are looking for place near or at midtown, come to the Local On 14th. This place will provide the most out of the price you are looking for.
Great location with updated, modern apartments. Overall has a very young, cool vibe.
The location, units, parking, and gym are okay for the price. Unfortunately, when I moved in I didn't realize that this was glorified student housing. This has to be one of the cheapest residential builds in Atlanta. You can hear EVERYTHING from your neighbors, either in the unit above you, next to you, or from the hallways. Perhaps the Luxe units are worth it, but that's unlikely.

We were blown away by the beauty of the complex and its amenities, how ever the walls are paper thin and you can hear every single step, and conversation your neighbors have! Staff was great but has turned over 2-3 times, they are very nice but always seem stressed out, and absolutely no help with noise control. We were also promised an onsite personal trainer, she was awesome but was let go a month after we moved in. The location is great for students but totally overpriced with the broken promises and constant sleep interruptions. Can't wait to find a quiet and more peaceful place to call home!
