Property Ratings at The Lodge at Peasley Canyon
Managements communication skills are unskilled, and inconsistent. Parking is atrocious and unreliable often times having to park a block away. Safety and security are nonexistent. Rules are arbitrary and dealt with and reliably. The worst over all experience in renting an apartment in my life, across 3 states and multiple companies.
The new crew is amazing. It’s always clean and they respond to my work orders incredibly fast.
I am a current resident and I initially loved this place because of its location. However, because of how bad the management staff is, it’s not even worth it. 1. Office staff sucks! No offense but they seriously do. 2. Like what everyone says, parking is a nightmare. Even getting a reserved spot took me 6 months. The worst thing is, you get tenants that would park for more than the allotted time on an open parking spot. The staff, does not check the parking lot at all. 3. Security for the main part hasn’t been an issue although my car has been broken into twice! Second time around, I don’t have anything in my car other than my registration and manual which got stolen. They are supposed to have a security doing their rounds but in my 8 months of stay here I have not seen any security at all. There are cars illegally parked but I have not seen anyone get towed. 4. Troubled tenants? I’m not sure with one but I have seen cop cars here almost every month! The management keeps the place nice and clean but other than that I think they need better customer service and better security for their facility. I can’t wait to move out of this place after my lease is up and find a safer place to stay.
The management here is absolutely horrible. Even after new management took over nothing got better, it got WORSE! Unfortunately, the staff were not helpful any time I went into the office and made living there even worse. After moving out they will nickel and dime you for everything so make sure you document your move in and take pictures when moving out. There is absolutely NO parking and they will tow residents without even a courtesy call! They also charge you for open parking which is ridiculous - it's Federal Way, not Seattle. In addition, the security gate rarely ever works and I don't think they have any plans on fixing it. It's honestly a shame because the complex itself, the grounds, the maintenance team were all great. But the parking, management, staff, and their business practices are shady. My two cents - STAY AWAY!!!!
I hate this place's parking situation so much. To few parking spots for all the residents to fit. After a long day, it's literally the worst thing. Makes me hate this place. I'm waiting for a sport right now, been waiting over 20min... I fully expect to be waiting at least an hour... Again... This place doesn't feel like home.
There are massive problems with this apartment. I lived there for 2 years and even went through a management change during my stay there. 1. Parking is horrible, if they have 10 tenants with 10 cars, they only have parking for 8 and 5 of those are pay to park. 2. Management is only open from Monday through Saturday from 9 to 6. If you work a regular 8 to 5 job you are going to have a hard time contacting them for support. Also customer service is horrible and the employees are rude. 3. Repair work is shoddy and items will likely need replacement. Then they make you pay for them after the fact. 4. Good luck getting timely repairs. I put in a work order to have the tub drain snaked as I didn't have the tools to do it myself at the time. I stood in ankle deep water while taking a shower for 4 weeks before it was completed. 5. Management had made several promises to upgrade amenities and parking and there was no follow through. 6. the list goes on and on, the only reason I stayed there as long as I did was because of proximity to employment. 7. DO NOT RENT FROM HERE!!!
IF YOU'RE ABLE, DO NOT RENT HERE. The parking situation alone is absolutely insane (outside of one of their leasing agents, Jamie, who is kind). You might not think parking isn't a big deal when you're searching for an apartment for you and your family. But once you move in and you realize you might want to invite some people over - good luck making sure there are spots for everyone so they don't have to walk forever to get to your place, or worse have them park down on the corner at one of the sketchy gas stations. Or, God forbid that you come home past 10p and need to park across the street - where SEVERAL cars have gotten tires slashed or stuff stolen. The lady who lives in front of me recently had her car broken into, window smashed (mind you, she PAYS for her own parking spot inside the lot), just for her coat. The security team is absolutely useless. They go about patrolling the lot (when you actually do get to see them, take a photo - it doesn't happen often) they don't do anything but look for reasons to tow you and your guests. STAY AWAY. FAR AWAY.
I am perplexed as the question of why they can't fix their wifi. Its been three weeks and yet no progress has made or any attempts to correct the problem. I am a student without internet at home and I rely on the lodge to submit assignments. When I brought this to their attention their advice was to use their own computers, but that is no way helpful as I would need to download programs on to their computers (which they ban) in order to turn in my assignments. Plus, if I happen to want to use my phone there I won't have a connection. They always carry a banner about residents needs first, but when we have a complaint they declaree it out of their hands
I will tell you like I just told my coworker. You should move here! Rent is high everywhere! The maintenance is awesome, they stay on top of orders and execute any issues quickly! The office staff is so awesome and very helpful. They actually care and want you to stay! Our neighbors are super friendly and when we moved in our neighbors actually moved their cars to let us have a closer parking spot. I have had a great experience living here and don't plan on moving anytime soon. They also have events for the community every month that are really fun, and a full size indoor basketball court, tanning bed, nice pool and hot tub, with access to gym 24 hours, goodbye gym membership, hello Lodge!!
I recently attended an open house at The Lodge and was pleasantly surprised by how friendly and accomodating the staff was. I worked with Jamie and Mack throughout my visit and they were both super nice and helpful. They were able to easily answer all of my questions and what I thought was going to be a stressful event, was really quite easy.
This place is run by the most insane, lazy, and inept people I have ever met. I am seriously concerned what their vetting process for interviewing candidates are. Today we watched an attendant whine because the ice cream sandwiches bought for residents had all been eaten by the other employees... they are so busy whining about ice cream that they can't be bothered to process faxes or receive packages anymore. They make you drive across town to get them because they don't want to be bothered with actual work. We were lied to about what would be included in our lease, we were `charged a $75.00 fee because their system was down when we tried to pay rent and the office was closed for "team building" activities, maintenance damages your apartment's walls and enters without permission, every time we go into the office because they've requested something, they always make us turn in the paperwork multiple times because their policies are constantly changing, but no one tells the residents. They now make you pay $25.00 for open parking, when they admit there are not enough spaces for all cars registered with the property. SO they charge you for something they literally know you cannot use. We are so excited to get the heck out of this place, do not rent here! Seriously, take it from someone filled with regrets and all the other horrible reviews of this place.
Do not move here! My car has been broken into twice. But the supposed "security patrol" is a dude and his dog who never HELPS you but to place a sticker and tow your car when you need assistance finding a parking spot because parking here SUCKS!!
This is a lovely property near shopping and on a transit route for those who do not drive. ' That being said, the office staff are completely incompetent. They cannot be bothered with notification when a lease is approaching its end and cannot answer the simplest question without verifying the answer with someone else - except that they seem to forget that they promised to ask someone else, so you never get a firm answer to a question. It is a shame that the office staff is so horrible since maintenance and landscaping staff re excellent. I really like the apartment, but I will need to move after this lease is up just to remove myself from the office staff.
Management at this location is very incompetent and poorly trained. The property manager has no business being in management and needs to be terminated. Here is one of many issues I have faced under her management... For the last couple months my roommate and I had came in to find out when our lease ended and we were told it was not for until the end of the year, we didn't think this was correct and asked them to confirm this and they again send they end of the year. I went in to the office the other day in order to get a copy of the lease for another reason and noticed it that my lease was ending in THREE DAYS!!!! The property manager didn't have a clue and all the times we came in to confirm they never once bother to check the actual lease. To make matters worse the mangers attitude about the whole issue was infuriating and showed how little she understood the magnitude of this mistake. I highly recommend you do not move here until they get competent staff to run this location.
Management is unfriendly and sometimes downright rude. .. Very expensive for the kind of apartment that is is. They won't even give you a warning when they want to tow your vehicle, and towing is very very expensive. I live there and they know my phone number, so they could have easily gotten hold of me to warn me, instead they placed the notice on my car window at 5:00am and towed my car at 5:01am...and difference of only 1 minute and I never received any phone calls from them.

At first my fiancé and I thought these apartments were great... We were sadly mistaken! Within the first month our vihicles were damaged multiple times. Along with that there is absolutely no paring what so ever and the only suggestion to fix the issue is pay more money to get a covered parking spot. Well we got the covered spot and we can't even park in it because the person next to us is parking challenged and can't park I between the lines! Avoid this place at all costs!
