I've lived here for 8 months and about 2 months into my stay they shut off the water and dug up the drainpipe in front of the building. My water pressure was horrible due to calcium buildup in my shower head, they replaced it, but the next thing i know my tub fills up with sewage water. I came home one day to a tub filled up. I called in maintenance and they said the neighbor clogged my drain line. The next time it happened they said the same thing but put on the report they fixed it each time, lies. The third time i called it in they saw a litter box show up and assumed i was shoveling litter into the drain even though the cat was never here before. I paid the fine and a plumber with a camera showed up in the 8th month living here, to say its calcium buildup clogging the lines. they will lie to absolve themselves of responsibility. I admitted the cat wasn't supposed to be there but assured them the damages were never related to a cat and even after the third party plumber with a camera absolved me putting litter in the drain they insist their personal maintenance crew found litter. Dont move here without checking every little possible issue, especially the plumbing. Since they dont have water softeners their pipes are riddled with calcium.
Moving into this complex has been the best experience I’ve had with any apartment that I’ve moved in. Trying to find the best floorplan was probably the most stressful part because I go back-and-forth but to Anna-Lisa definitely helped me decide, And always kept me up-to-date on specials. Upon moving in I had no issues the apartment was completely clean I saw no bugs or anything. I’ve been here for about three or four months and the experience has been great I haven’t seen any roaches or anything the outside stays really clean they keep the complex up-to-date as far as cutting grass and cleaning the pool And clubhouse. The neighbors keep the outside of their door it’s very clean no trash or anything like that they actually have valet trash which is amazing. Even after moving in if I call needing A maintenance request or packages being left at my doorstep instead of the office Anna-Lisa takes care of it, even tho she doesn’t have too! I love my new home!! ?? If you are interested please reach out to Anna-Lisa she will make the process smoother than easy!
Worst experience with this apartment ever!!!! They don’t respect the privacy of the tenants and when you get upset because they but into your business, they charge you for a crumb in the mircrowave! A CRUMB! According to the contract they say to patch up minor holes and the some minor (pin holes) are acceptable but they WILL charge you for them! DO NOT let the location of Shavano Park pull you into these apartments! Spend a couple more bucks a month somewhere else. It will save you in the end and you’ll have a better living experience.
Regardless of whether you've professionally cleaned your apartment at move-out, this place will deduct cleaning fees, and a carpet cleaning fee, regardless of any actual carpet damage. In addition to the pet fee and deposit, there's an additional undisclosed $50 defleaing charge at move-out. Be prepared to lose a part of your security deposit, even if you're an excellent tenant who returns the unit in better condition than it was rendered to you. Make sure to take photos when you move in - it's spot-cleaned at best, and they won't furnish you an extra copy of your inspection notes after the fact, so demand it upfront. We found mold under the soap holders in the showers, a layer of dust, roaches, pet fur and debris under the washer and dryer, debris in the vanity drawers and a fridge that had been poorly wiped down on the interior. We made sure to return it in better shape by having it professionally cleaned for over $120 - but were still charged a cleaning fee (despite only living here a few months). The staff seem very nice and were helpful, but they have dishonest practices. So, don't trust the friendly facade. Get everything documented and in writing, because they will ultimately try and screw you. Maintenance was quick - but required often - as the units are old and appliances are run-down. Insulation is a joke (we found a window with a large hole drilled through the metal frame and they thought an appropriate fix was to stuff foam in it when I complained) and our utility bills were high for a place this size. The grassy areas are covered in dog-poop. The pool never looked very clean. Though I don't know if there were break-ins, I did hear car alarms go off at all hours of the morning, and saw signs of what I assumed were theft. The gates are frequently broken, or left open, so don't assume that this is a secure complex: there's no patrolling of the lots at night, so actual tenants lose spots to visitors. And, the walls are thin - so you'll hear your neighbors. Overall, the location may be convenient for some, but the apartments are older. The month-to-month leasing option isn't actually month-to-month...it's a 60 day notice regardless. Staff may be helpful and maintenance quick when you live there, but be prepared for dishonest practices regarding your security deposit.
Management is awful - yes it's true they are not honest regarding lease terms and fees. Please read that thousand page document line for line... They aren't exceptionally rude but definitely not helpful. Maintenance is fine, except the long delays - somehow I think it's due to non-communication from the front office. Parking is mostly adequate, however, parking rules are not enforced- cars sit for months unmoved. Appliances and fixtures are well dated but mostly work. I can't recommend this complex- seriously look some place else...
I too though that based on the price and location that I would be in good hands, not so much. On move-in day I was hit with lovely smell of bug spray. All of the windows were open to try to air the apartment out. This did not work very well. There were also bugs in every room, both dead and alive. The bathroom door wouldn't close because it didn't fit. It took 2 weeks for me to get my mailbox key corrected because that too didn't work for the mailbox. I also had to put in a request to have the toilet seat replaced due to mold growing out of it. A specific manager told me that would take a couple of weeks to be taken care of. There was one person on staff that was a huge help in trying to help me get things taken care of . This person was great and had it taken care of the next day, not the actual manager that I spoke with. Don't look to get your deposit back, if you doubt this ask the management what their rate of return and policy is. There was a point in time where 2 out of the 3 exits were chained because they were not working. So, there was only one way out. There was no communication from the front office that this was the case. It was this way for at least 2 weeks or more. To add more to what was said from others, the clubhouse door was broken again as I was leaving too. Now that I have given many of the issues that I had while there, not all, I will go into the positives. The area is great. The people that live in the complex are good. The facilities are pretty good too, when they are available. The location is in between 1604 and I-10 which was convenient. The apartment was nice on the inside and the people, for the most part, are respectful. I will be very aware of what I'm getting into the next time a lease is signed.
I moved into the Lodge at Shavano a year ago and have enjoyed it so far. The location is great, close to many major freeways and located sort of in the middle of the different areas of town. Management has been ok, things usually get repaired and or fixed quite quickly. Sometimes it takes a little for stuff to get done, but I'm guessing it's because the staff has a high turn over rate. There is a dog park and nice facilities that are clean and family friendly. Sometimes basketball courts are closed for random reasons though. Only complaint is our noisy upstairs neighbors, but we live on the ground floor.
I've lived here for almost a year now. These apartments are nice and roomy, I live in a 2 bedroom with a roommate. A pro is it comes with a washer and dryer, they use valet trash for $25 and the neighborhood is the best part. You can't beat this location you are close to 1604, I-10 and NW military allowing you to get anywhere in a short time with back roads to avoid traffic. The cons are the apts aren't the newest there's a lot of maintenance issues but maintenance is pretty good about coming out and fixing things. The AC right now is terrible might as well not even have one it doesn't work well especially right now in the summer and our electricity bill has been over 200 every month even though it's set at 70 and auto and we are living in a sauna it sucks. Lately there has been a pest problem since the summer started with wasp nest on the balcony and some roaches and we are really clean so it's annoying . I feel it's a little expensive here but I'm assuming you are paying for the location this is a really nice area good schools good neighborhood and easy access to all highways. Overall I recommend it, I would stay if I could afford a 1 bedroom here and they would update the AC and have pest control.
This is the worst place I have ever lived. I thought because of the rent and location this would be nice but its NOT its all about the management. When I moved in there were still Q-Tips in the bathroom drawers from the previous occupant....GROSS! But the worst is the noise from the family upstairs 2 nights ago I was awakened at midnight from the baby screaming at his/her lungs for almost an hour. Called courtesy patrol, tonight the rolling, tumbling and crashing is so loud I cannot hear my TV (again), called patrol again but this time SAPD! This place is poorly managed. DO NOT LIVE HERE!!
I have lived here for four years and the clubhouse door is always broken. The key card allows access only when they have fixed it, and then within the week the door is broken again. I like to use the workout facility daily so you can see why this is important to me. I have finally had enough so I am leaving a comment.
