Property Ratings at The Lodge at Trails Edge
Great move in experience but... I've had a great move in experience but was sent emails about being late on payments even after paying rent in full. Never had an apartment complex that didn't send you an email receipt after depositing a check which is why i feel I was sent that message. Other than that, it's been a great experience so far

Thank you for your feedback. It's great to hear that your move-in experience was smooth. We regret any confusion regarding payment notifications and will strive to ensure greater clarity in future. We appreciate your patience and understanding, happy residing!
Catalytic converters ripped off of my car right outside my apartment. Multiple other cars stripped as well. Dingy stinky water at one point. Contacted the office about both incidents multiple times with no response. No response to anything. But rising service charges for no service being done. Suspicious activity outside every night and no security. Do not live here if you value your health or safety.

We are so sorry for your negative experience. We strive to provide the best service possible but from your experience, it’s obvious we fell short. We do appreciate you bringing this to our attention and will use this experience to provide better customer service to our residents and training to our staff to ensure nobody has to experience this again. Thank You, Management
When signing our lease it was never made clear that six months into our stay there would be a mandatory internet provider switch. That was one of the many hidden charges in our lease that was never brought to light. (we pay a mysterious $15 'activation fee' charge every month as one example). When it came time to switch we we're charged $180 dollars for the cancellation fee, the complexes way of reimbursing us is to deduct the new internet providers cost from our bill, monthly, until balanced. Which is absolutely ridiculous considering we have to pay $180 upfront for something we never wanted or were even told about originally! It's absolutely insane, the complete lack of care for residents here is astounding. Truly this place only cares to turn a profit now and the person who signs your lease probably wont be here after a couple months. Stay away.

Thank you for your review. While it is tough to receive a review regarding an unpleasant experience, it does allow us the opportunity to continuously improve. We implemented the new internet service due to the lack of fiberoptic internet options for our residents previously. Many of our residents had expressed a want for this type of service, especially with so many people working from home now. However, we will work to provide better communication up front if we ever implement a new feature to our residents in the future. We hope that you are enjoying your apartment home otherwise and if you ever want to discuss your apartment, we would be happy to sit down with you.
Management is by far the worst I have ever dealt with. During covid all amenities were closed (of course) except to the owners who allowed their tennis pro to have massive classes in our facilities. That was just one of the many examples of the care for residents.

It used to be great when we first moved in a few years ago, but it's gone downhill the past year or two. No one answers the phone, so you have to go over to the office to ask questions, if you can get there before they close. Even then, they'll just take your name and number, say they'll "look into it", never do and never call you back. We went over 5 different times for the same problem and it was still never resolved. There is now, also a revolving door of staff. They charge things that shouldn't be on the bill. They're renovating the place, which I thought would be great. But no, it's just been an excuse to come into our apartment 1-5 times a month. We have an elderly dog and hes going to have a heart attack with all this chaos and stress they've put us through. Not worth it! This will definitely be our last year here.
I have lived here from 2015 to present. January 2019 this complex was bought by Binge & Held. This new company has been a revolving door of management, takes multiple requests to get a single thing fixed (sent two in electronically and after two weeks decided to go in and demand repairs in person). Raised rates for less service. Before 2019 I would have recommended this place to anybody. Now I will tell everybody to steer clear of this place. They don't do what they say they're gonna do.
I have lived here for almost two years and I absolutely love the location. The floor plan is great for my small family and the management team works very well with all the tenants.

Thank you so much! We are so happy you are enjoying your home!!!
The floor plans are great for the location and price. Tawana was extremely helpful with the tour and made the whole process easy.
Everyone from maintenance to leasing office is so very friendly, work is completed quickly and any issues are always resolved in a timely manner.
I have tried, but as I said before, my friends think the prices are too high.
The people working in the office are so patient and chipper and they treat you like people, rather than money machines.
I like my apartment, but I fell all the constant "inspections" for no reason are a violation of privacy.
Being on the Monon is great. New tennis courts are awesome. Bad experience with smokers though.
The new staff is really good. It?s been years since anyone has bothered to acknowledge me or look up when I walk in the office. The leasing person and current PMs seem really good. Great staff in the office for the first time in several years.
My only dislike is some BIG dogs not on a leash... the big red poodle, I?ve confronted the owner of his dog, and he does nothing about it !! My next move is to let the office know !

I can never say enough good things about the staff!! This is a safe community and I personally feel well secured in my home. It's quiet and peaceful. I love calling The Lodge my home!

The Lodge at Trails Edge is bordered on the east by the Monon Trail, Indiana's premier bike trail. For me that outweighs most other considerations. However, it is also a plus that the community is safe, friendly and in good repair generally.

I?ve lived here for 20 years! Maintenance team is always on top of things when I ask for help ! Things have gotten better since Zack came aboard! And Holly in the office does a great job getting help for my needs !

Residents of the community are generally respectful however small things like not picking up after their dogs or smoking marijuana inside their units with the scent drifting into my unit make me less likely to recommend the community
We have had a wonderful living experience here at the lodge from the first time we stepped into the offices. Everyone is friendly and handle any issues quickly.
Would not recommend if you are looking for peace and quiet. The apartment building doors are very loud and the walls and ceilings are paper thin. I would recommend this place for its location and ease of access to what the surrounding area has to offer.
Everything has been awesome except for the timeliness of maintenance to address issues dating back to when I first moved in.
I like the apartment, the amenities, and have had previous positive experiences with service personnel, but I also have multiple service requests outstanding & no communication from management.
I recently signed a new lease ...I?ve lived here since 98 !! My ?front yard is the lake, I don?t have a vehicle, so the Monon is extremely helpful, the staff is great! Upper mgt ( not on site) needs to work out a few things, but I wouldn?t live here 20 years, if I didn?t like it !! David Mitchell 9440 Benchview, apt D
I can?t say much because I wasn?t there to meet the maintenance man but the fixed my problem literally the day I sent a request.
Good price, nice updated apartment, right on Monon Trail. Only complain is the area is not as nice as where I previously lived (was able to walk to restaurants, shops, bars, etc.)
The leasing agent was so nice and very caring and a wealth of information and very accommodating. She said she will call me when the apartment I was looking for comes available in the price range I am looking for
I would recommend due to the location and overall I like the place a lot, but so many things haven't been handled appropriately. If you fix those things, then I could make my number a 10. But as of now I've not been very pleased at all.
The community only has AT&T not Comcast as well. The 1/2 bath is off of the master bedroom. The full bathroom needs to be off the master bedroom and the 1/2 bath in the hall.I like the security to get into the building. But,security cruising outside would be an extra security.Pricing is a BIG concern. The fact that there is not 1 price and the price changes daily is not something I like. This will be important to my decision.
Excellent maintenance mgs and community manager very nice, and extremely professional when I arrived here I was skeptical about the Lodge now that I moving out my view has completely changed Kelsie is an amazing community mgr. who really cares about the condition of the property if I was not moving out of state I would be staying at the Lodge for years.
I have recommended living at the Lodge and will continue to do so. The value, location, amenities, and the apartment itself were all great.
The apartment community is comfortable and safe. The office staff is accommodating and helpful. The complex is on the Monon.
If the things that are wrong get fixed and the laundry facility is kept up, I will recommend this place.
I like that I'm asked if they could come in if I'm not there.. I like that they respond to my request nicely
I think the price is right for the quality of the apartment.
Very accommodating for a short term lease. Fair enough pricing and worked on a short notice.
It's the best bang for your buck if you want to live on the Monon. It's a couple mile bike ride to the south to Broad Ripple and a couple mile bike ride to the north to downtown Carmel. I also love that it's easy to get anywhere from here, but that it's also tucked away from the bulk of Indy's traffic.
I had a bad experience with this particular maintenance request. However, overall, I enjoy living there.
It has an emphasis on lawn and garden maintenance, it has a friendly, communal feel, and it's safe location along the Monon is perfect for my lifestyle. People are respectful and polite.
I love the location, it's a safe complex, and rent is reasonable for the are.
for those moving into the area it is a decent place to live, it close to the Monon trail and shopping and entertainment.
Down payment and rent could be lower. A friend of mine was going to apply here, but changed her mind due to the application fee.
It's quiet. I feel safe. VERY pet friendly. My neighbors are nice. The apartment itself isn't too bad. And it's right on the Monon.
I have been here for over 16 years and if we should leave we will be leaving Indiana
Very good location, and fair pricing for quality of apartments that are for lease.
It's a decent apartment with a lot of features in a good area
