Pros: Management is well-managed. Compare with a lot of corporate owned apartments who constantly change managements, and filled with people who don’t care about your problems once you sign the lease, Chimney Hill is more like a “small local business” type of management style. I may not have fancy phone key fobs or skyline lounge but I care more if my toilet is getting fixed. Maintenence - called them couple times always come up really fast. They have people clean up the trash room regularly as well. Location - walkable to Main Street and train station. Planet fitness is 4min drive. All those cafe/ restaurant options on Ridge Ave. Of course, free parking and reasonable price with spacious rooms and natural sunlight with big windows. Cons: Walls are thin (depends on if you care. Most of my neighbors are quiet and respectful. ) The building is a little old (but I’ve never seen mice/ roaches). Make sure to ship your valuable item to the front desk and don’t leave valuable items in your car. Manayunk has been a target for thieves so always be careful. Overall would recommend

You can hear every word of every conversation, its as if your neighbors are in your apartment. the previous reviews about thin walls are not an exaggeration. Thin walls also means poor insulation so you have to blast the heat in the winter and blast the ac in the summer.

This apartment complex is truly what nightmares are made of. The walls, as mentioned in other comments are thin. But I don’t think anyone was prepared for how thin they really are. You will hear every single, word, sound, phone call, TV show, moan, grown, dropped item, toilet flush, clanking of pots and pants, every single noise you can imagine, you will hear. At all hours of the day. The residents here do not care about the rules and will continue to be loud at all hours of the night, despite quiet hours. There is not an inkling of privacy in this entire place. It’s degrading to know your neighbors hear you speaking every conversation you have. You will at any point of the day hear private conversations and intimate sounds from your neighbors and even with white noise you will still hear every single thing. The materials in this apartment are made with the cheapest layer of dry wall, laminate counter tops which peel and crack, and their selling point is the original hardwood floor will is covered with sticking out nails, cracks, holes, divids, and stains. The double door entrance is constantly being left open resulting in number of packages being stolen and random people being able to access the building. The doors are very faulty, cheap, and there’s truly no point of a fob because when it’s cold enough you can pull it open alone. Lastly, the security of the place is an absolute joke. There claims to be 24/7 security, but what that really means is a lackluster man sitting in a room facing a brick wall with his back to the parking lot. What kind of security office does not have monitors to watch the parking lot? The low cost of rent in comparison to other places in the neighborhood is enough to make you consider this place, but it is an awful discussion giving the living conditions are so poor and no matter how many times you complain and express frustration, nothing gets resolved.
Filthy. Noise is a huge issue as well but if you are a clean person this is not the place for you. They charge you a big cleaning fee but clean nothing. Layers of dust on cabinets, greasy stove, hair, and urine in bathroom etc. Lastly and most importantly….ROACHES. They claim they’re water bugs. I don’t think water bugs have antennas. Spent tons on money and time just cleaning out apt before I could move in. Then proceeded to find roaches and spent even more money on repellents and other home remedies to keep them out. Also paranoid I’m gonna wake up next to one. Stay far away from this place.
I’ve lived here for almost a year and have had consecutive horrible maintenance issues very recently, after I already renewed my lease. Up until two months ago I liked living here, despite the thin walls and noise traveling through the floors/ceilings, I got used to that. My thermostat broke constantly and needed new batteries and maintenance insisted it was fine, but then my air conditioner broke and it was not fixed for over a week. At one point it was 84 degrees in my apartment. The unit hadn’t been updated since 1996. Maintenance staff was rude, inconsiderate, and offensive. Poor communication from leasing office. And now the elevator in one building has been broken for 9 days, forcing all tenants of one building to walk on the fire escape to come and go into their apartments. Leasing office takes no accountability into fixing the matter and claims it is out of their hands/all up to the elevator company and has no estimate on when it will ever be fixed. No consideration for inconveniencing tenants or tenants with disabilities/visitors with disabilities. And they are raising rent even after all of these issues. Fire exit staircase smells horrible like fumes or mold.

I truly enjoyed living at The Lofts at Chimney Hill. Some of the pros included the short walking distance to Main Street, quickly fulfilled maintenance requests, unique and spacious apartments for a very affordable price, responsive and friendly management, clean trash rooms, and little to no bugs/pests. If there was one con, I would say that the walls are a little thin. It is easy to hear your neighbors, but this can be tuned out easily with some light music. I would recommend this place to anyone.
THIS PLACE IS AMAZING! I moved here 4 years ago, first apartment out of college, and have been in love with it ever since. The quality of place for what you pay is incredible, especially for the area! It's very safe, everyone is super nice, and the maintenance people are extremely prompt with repairs. I have never had a single bad experience here! Regarding the noise, that is to be expected living in an apartment building in my opinion (not to mention it can be fun to hear what other people are up to... don't act like you aren't curious!) I am currently in the process of trying to upgrade my current apartment to a bigger one for my boyfriend and I to live in this summer. THIS IS AN INCREDIBLE, SAFE, WELCOMING, AND WONDERFUL PLACE TO LIVE! And no, they did not pay me to write this (but they should...)

The space is very nice. However, there is absolutely no privacy when it comes to sound. The walls are paper thin and you can hear every conversation and step your upstairs neighbors make. I can’t enjoy my time here and my sleep schedule has been terrible from constant noise. Management knows there’s an issue but nothing is done about it. I can’t wait to move out.

Overall the lofts are a great place to live. Its an absolute shame the walls are so painfully thin that it nearly ruins the living experience... Every morning I hear the tenant above me rolling around in bed. When he walks around little specs of drywall and dust sprinkle down everywhere covering my bed. I can hear a normal talking voices at almost any time of the day throughout the apartment. I'm still confused how its possible I can hear my neighbor flipping through snapchats on her phone through the wall. Management is well aware of this problem as they require tenants to carpet the hardwood floor to absorb as much sound as possible. What is so unfortunate is almost everything else is so great. The units have huge beautiful windows, hardwood floors, exposed brick, free parking, in an awesome location, and are fairly priced. Its astonishing how they did such a great job with 95% of the experience but did so awfully in making even decently made walls.

I really loved living hear and hated to leave BUT, the walls are paper thin. The ceilings are as well. We used to hear the man above us and everything he spoke about very clearly. Also I could see down the pipe along my wall to the floor below. I never understood what the loft area was for. Not the size for a little bedroom and too hot to spend time in. Not a NYC loft style I was used to. The pet fee for cat's is a joke, pet fees are a joke and just another way to overcharge. Make sure you are ready for the flooding on main and the icy hills of leverington Ave in winter.
I saw 3 different apartments with my boyfriend when we went to look at The Lofts at Chimney Hill. All three were perfect for us in different ways. It made it hard to decide but eventually we decided on one that we are currently LOVING. The only thing is that the kitchen is a little small and the bathroom is older, but clean nonetheless. There's also no bedroom door to the one we're in but we didn't find it to be an issue because we just put up a decorative curtain instead. The biggest perk of them all is the free parking and the option to put your car in a garage for $100 a month without being held to a certain amount of months you must pay for it. It's also only a few blocks from Main Street and not far from the train station. Finally, the rent is very affordable considering I have an entry level job and my boyfriend is going to graduate school at Penn. Most of the residents are young professionals so you won't have much of an issue with noise unless you get a real a-hole next door. Hope you like it!
I have lived at Chimney Hill Lofts for almost 3 years. The apartment units are nice and spacious with lots of sunlight. The ceilings are high and they come with ceiling fans, so that's an added bonus. There is also free parking in the lot and you are guaranteed a spot, which is huge since Manayunk could get difficult at times to park. The staff at Chimney is also very helpful and friendly. They are very prompt when a maintenance issue arises. Definitely recommend Chimney Hill Lofts if you are looking for an apartment in Manayunk, great location and friendly staff.
I loved this apartment and I was sad to leave it. My girlfriend at the time and I moved in after coming from NJ and we knew right away when we saw the place. It's a renovated factory, so there are super high ceilings and these HUGE windows that go from about your waist all the way up to the ceiling. Every floorplan is different I think. Ours had the bedroom with walk-in closet up in the loft area and down below we had a living room and study. Never had a single problem here. Maintenance is the BEST I've ever had. You put in requests online electronically and they are there the next business day. The absolutely most I've had to wait was 48 hours, and that was rare. I don't want to give the impression there were a lot of problems- there weren't. Clogged garbage disposal or sink...things like that. But they were so on top of things. The management people are great. Jackie Kaplan, the leasing agent, is extremely, extremely helpful and very honest. Everyone at the office was great. I'm a medical student, so they were super understanding with my situation. When my girlfriend and I decided to split and leave the place, Jackie was very kind with helping us out of the lease. I can't stress enough how much she wants to help and see everyone happy with their arrangements. The only negative which wasn't really a negative for me was that the walls are thin and sounds travels. I didn't care, but if you're someone that needs absolutely quiet, you might not be a match for this place. That being said, quiet hours are reasonable (quiet after 10 on weekdays) and neighbors are nice. You get free parking and night security. All they're missing is a gym and swimming pool and they'd be the perfect apartment. Currently, I'd put them at the top of the list in Manayunk anyway. Definitely sad for having to leave.
