They will never reach out to you. Pretty snotty on the phone. Act like they don’t care. Not willing to try and work with people. You have to do everything. Your car will get broken into. Security plays on their phones and sit in random spots.

I've lived here for two years so far and have had no complaints!
They claim to have security, they don't. There are frequent gun shots and sirens all hours of the day. They do not have a grounds keeper and there is broken glass all over the complex walkways. The dog waste at the dog park hasn't been emptied in 5 months even though I've repeatedly requested they do so. The dog park is supposed to be private but, anyone can use the lawn care entrance right next to the key fob entrance. The dumpsters are constantly overflowing and we have homeless people who rummage through them everyday. The supposed security they employ all let fights happen between residents and other neighbors and do nothing other then sit and watch. The front of the complex looks nice at first glance and it appears to be well maintained on the side that faces Washburn. Every other part of the complex is trashed. They have one 9-5 monday-friday maintenance worker for 500+ units and are always behind on repairs and maintaining the grounds.
They do offer 10% off for Military and First Responders. The Lofts at College Hill are okay. The apartments are fairly nice, though they could be much better. Our unit had a lot of water damage and was very dirty when we moved in. We didn't have access to the club house for a few months because management was unable to get extra key fobs. Someone let us in to the pool one day but we could not leave without the fob and had to wait for someone to come by and save us. The property managers and maintenance guy are able to address and/or fix any problems within a week. When we moved in our toilets would not fill up and would not stop running and on top of that, the water shutoff to individual appliances were faulty so our only option was to shut off water to the whole unit. This was fixed after 6 days. The maintenance phone number does not go to anything. There is a lot of violent crime that occurs in the neighborhood; I've considered sleeping in a bullet-proof vest. My roommate was questioned about a homicide that occurred down the street. There is apartment security but they cannot be contacted by tenants and cannot be contacted at night. The apartment security does not have jurisdiction in the street where things actually happen, only in the buildings and on the sidewalk. At least 5 of our neighbors sell meth. There are plenty of women of the night that leave in the morning. The crackheads carry misc. weapons around the buildings. They start to come out around 02:00 to 04:30 and are generally friendly. My car was only broken into once in the last few months. I would recommend that non-gun owners consider other options and that everyone else get a CCW permit.
The management have terrible communication with tenants and it is very unsafe to live here. Dirty and poorly maintained apartments. If you can find anywhere else, do so because these aren't worth any money.
These apartments are ok, but could be better if management could get themselves together. I have lived here for two years. Many things were broken before I moved in and were never fixed to this day ie. my broken window that leaks when it rains causing mold on the ledge. Although they spray for bugs, they must not spray for ants because we have had them since we moved in. If you want something fixed it will take at least three days. They will never notify you if you have mail sitting in the front office. I just received a key fob to the club house 3 months ago, so I was never able to use the clubhouse unless it was between the hours that they were there. When I received the fob, it rarely ever worked after hours. If they have hours posted that they close at 530, they will be gone by 30 minutes earlier. They do not ice the parking lot in the winter so make sure you have good insurance because someone is bound to slide into your car. They say they have security, but its just some creepy van that looks like its preying on the residents that live there. If they could figure out how to manage efficiently these would be great apartments, but for now I would say don't waste your money on these expensive apartments.
These apartments are awful. When we moved in, our apartment had not been cleaned from the previous tenants. When I say not cleaned, I mean there was still pee on the toilet seats, hair in the sink, stains on the stove, dirty mirrors etc. It was completely unlivable. We called to complain and told that they'd have a cleaning crew there sometime that day. Three days later, nobody had come. We called again and they then said we were never put on th are list. They sent someone finally, but there were a ton of things broken. Amongst those, the washer. We had to wait a full month to get it fixed. They wouldn't take any money off the rent for it, even thought its included in the price we pay. The office staff is incompetent and always have a different (wrong) answer for the same questions. They're unorganized and try and screw your any chance they get. NOT WORTH IT.
Moved in over the last six months and have been asked since if I planned to renew for the next term that begins in August. If you're not a student with a 2-4 year plan, the question becomes an annoyance.
I am in the process of finishing my last semester at WU. I am thankful for the events hosted all the time I was able to meet new people and neighbors. I work at the local hospital this is a great location for hospital employees. Actually while working I was introduced to a woman who also lives at college hill and will now soon be my Wife. I live in the back lot of the apartments and I do not hear noise late or have any issues to deal with. Only had to place 2 work orders during my stay and they were addressed. The office is nice and helpful.The neighborhood IS scary at night I would not suggest walking alone at any time of day. With that suggestion I will add i never been approached by any bystander or stranger. I think the entire area is well patrolled but it doesnt take away the view of college Hills surroundings. My lease ends in a few months and I will be starting my next chapter. I feel it necessary to share my thoughts on this apartment complex as a student, professional and resident.
I've lived at College Hill for 2 years now and only major complaint is increasing the rates each year. However, I just renewed my lease last week, the rate will go up $10 starting in August but they gave me a $300 check which makes up the difference. Noise isn't bad, staff is helpful, location is perfect.
It has only been 4 months since I moved into College Hill and I'm sad to say that I have to leave due to a family illness. I've lived at numerous apartments over the past 10 years and this has been the best experience by far. Maintenance would do anything if you asked them to and the office staff has great personality. As far as the noise, I live towards the middle of the complex. When you pay a little more, you hear a little less. It is a very busy property with a lot of College Students. Being one of the newer choices in the area and close to the University I didn't expect anything less. I did encounter a "party" on the 3rd floor of my building and because I am on the first floor I did not pay any attention to them. I could not hear the actual party but they had guests outside smoking throughout the night and at that point it was disrespectful. I called the answering service who reported my call to the on site security officer and he was at their door within 10 minutes. I'm assuming he shut it down because I did not hear anything after that. Ever since then noise has not been a problem for me. Thank God! Mid October of this year I had personal issues occurring back home (7 hours away) and I had no other option but to return. Since I'm dealing with a management company I was completely terrified of the fees/cost to break my lease. Although I have enjoyed my stay, I know how rentals work when it comes to rent income, a lease, and security deposit refunds. Once I explained my situation with the office I was amazed by their effort, condolences and generosity. Not only was I able to sublease within a week but the office staff directed this applicant to me!! If I ever return to Topeka this will be my first stop. It is highly recommended. I appreciate everything this company has done for me and they certainly have my best wishes. -Mark G.
The College Hill apartments have wonderful office staff who are friendly and know how to do their job well. The apartments are spacious, including having open kitchens (rather than galley style kitchens- so you can actually talk to your guests while you are cooking dinner). The management is also very good about having the apartments sprayed for bugs and pests (I have lived here a year now and had no issues with bugs). The only downside I have found to these apartments is that many of the residents are college students. For the most part these students are respectful and quiet, however some of them throw very loud parties sporadically through the year. The parties however are not loud enough or often enough to make me consider moving any time soon.
