We have lived here for a month now and we still are in love with the complex, community, and surrounding area. We truly did find a little slice of heaven in the suburbs. I’m originally from Lebanon County, so finding Arrive Valley Forge which is nestled up to Valley Forge National Park and the Susquehanna River is perfect for me and my pup as we can have our privacy and quiet space with lots of deer and other wildlife, but are never more than 5-10 mins away from anything we need! Thank you AVF team for meeting with us on a whim and getting us into our new home.

Great apartment complex nestled between Norristown and Eagleville. Maintenance is wonderful- polite, prompt, and attentive. Leasing office staff is also great, I've never had an unpleasant experience with them. Management is typically the issue most people have when renting, but it's been a blessing living here. Affordable prices in this crazy market and safe location. Thank you to all the wonderful staff who work here!

It's been great here, we just renewed our lease. I will say the condition of our lobby in building 2 has been wonky as of recent, with weird smells and trash left behind from people and pets. Other than that we enjoy living here.

The location of the complex is beautiful, being wooded and next to the river, and the apartment is bright and sunny. The move-in experience was not great because there is no freight elevator and entry doors could not be propped open.

In my first week here and I have already regretted my decision to move here. At the surface the apartment looks great and in a great location. But there’s mice and mice droppings, one of the toilets was clogged and overflowed, the dryer vent hose was broken, the floors and stove were very dirty. The staff is responsive and kind. They tried to fix these issues but offered for the exterminator to come one week after I reported seeing mice.

My roommate and I recently moved into our apartment and everything has been nothing short of spectacular. During the application process, the entire management team were extremely helpful, answering any question I had respectfully and in full detail. The elevators operated smoothly and quickly, allowing for a smooth move-in process. Our unit was spotless when we moved in and even though one of the kitchen cabinets were askew, the maintence request was processed immediatly and the problem was fixed right away. It has been a peaceful stay here at Arrive, and my roommate and I are very much looking forward to our future stay.

Nice people all around very nice appartment and area view is amazing from balcony and have not had any problems. I’m sure if we do have problems they will be quick to respond as well!

Just moved to Arrive at Valley Forge and I am beyond impressed. The apartments are spacious and I have a balcony with a private view of the woods. The buildings are secure and the smart home features make my morning routine so much more enjoyable. My dog even loves it here with all of the trails and the dog park. Location of the apartments is great it is about an 8 minute drive to the nearby grocery stores, gas, restaurants, and more! Only a 12 minute drive to KOP mall. No nearby public transportation, which is a minor inconvenience. The other residents are kind enough. The pool is lovely on a hot day. On the nights I get home later I wish there was more parking because I do drive around looking some nights and I am unable to find a spot close to my building. The dog park is nice, but I wish there was more for the dogs to do and play with. The staff are incredibly nice and helpful. I made a few complaints that I thought they wouldn't have control over to fix, but they fixed what I was complaining about within 48-72 hours. I am a Karen, I complain a lot, but the staff is always ready to fix what I complain about next!

What a great find. Arrive wasn't initially on our list of places to look at when moving to the area from out of state, but we came across it on a move in special and we are so thankful we found it. The location is great. Close to shopping, Valley Forge Park, and the Schuylkill River Trail. The property is well kept and the units are nice. The office staff and maintenance are nice and respond to requests promptly. The downside is that when there are storms you have to worry about the river flooding the parking lot. Also, while the building and the units are nice and well-kept, the walls and floors are paper thin. It is very noisy. You can hear your neighbors above, below, and next to you. If you want quiet this is not the place for you. I would have given this place a five-star rating if not for the noise.

My experience with Arrive has been 5 star, from initial meeting with Ms. Briela to processing lease agreement. All my concerns, challenges were met with consideration and professionalism, no concern was to small to be resolved within 24hrs. The leasing talent to include Ms. Yvonne and the Leasing Manager are very people friendly, I am extremely comfortable with my move to The Arrive property. I had a small maintenance request was expedited and corrected. Again 5 star property professionalism. T.Davis

So far, so good! Very accommodating office staff. Maintenance crew has also been great. Wish the community would have something like a block party with music and food.

Luxury housing with great staff and fast maintenance. Location is great as well. Renovated apartments look so nice. Phone calls keep dropping due to location and WiFi seems to be an issue as well.

its a nice neighborhood, people are nice, and they take care of the flooding quickly. the unit is a nice size, the bedroom is a bit on the smaller size but thats made up for in living space.

I have lived at Arrive since June of 2021 and I cannot recommend it more. Between the helpful staff in the leasing office to the beautiful grounds it has been an experience my dog and myself can enjoy. The river trail being so close and connecting to valley forge is truly such a blessing. We love it here.

it is good Overall, I haven’t had any issues with the apartment. The only thing to be aware of is the flooding of the river. Other than that, it is a nice place to live

The first floor is the worst! The floor is super cold during the winter and there's so much noise from the upper floor! The pros are covered garage, smart locks and thermostat.

The property team is great. Always friendly and on time for maintenance requests. The main downside is the property is showing its age. It needs some modernizing in the units and common spaces to be worth the monthly rent.

The noise has gotten a little better but I think many people who live in apartments are not considerate of their neighbors. The garage is cleaner, and the office sends out updates more regularly.

Love this place! Beautiful setting and well maintained property. Despite the large number of units, the responsiveness of the staff is excellent. If something goes wrong in your unit, the maintenance need is noted and resolved quickly. If it can’t be resolved quickly, you are told why and what needs to happen. There are periodic activities for residents and again, good communication by Eileen and her staff on these activities, office hours or external work.
