This is one of the worst apartment complexes I have ever lived in! Sure, the location is prime, but that should not justify an extortionately high base rent and tons of amenity fees. There is virtually no security or enforcement of resident rules, and even when notified, the management team turns a blind eye. We moved into a "newly renovated" unit, however the back door was left unlocked and random people had been bumming it in our unit prior to move in. We also had to put in multiple maintenance requests within the first week of moving in due to faulty AC, ceiling fans/lights being synced to our above residents remote control, and there being a total infestation of bugs. To top it all off, when you do make a complaint to management, they shove your lease agreement in your face and show zero remorse or empathy. Just a bunch of corporate lawyer jargon. WOULD NOT RECOMMEND THIS PLACE TO ANYONE. Greystar is a terrible company and good luck getting them to care about your safety and well being while living in one of their complexes.
I love the Lola! It’s a peaceful retreat right off of SoCo. You can have a peaceful walk theogoib Travis heights, enjoy all that SoCo has, walk downtown or to auditorium shores… really whatever you want. I love the newly renovated apartments. You can tell the Lola invested in high quality cabinets, floors, and appliances. I overall am really happy here!

Lived here for 1 month and absolutely love the complex. Walkable to everything and great supporting staff who clearly care about their residents.
The location is amazing and apartments are pretty nice. On the other hand, when you have maintenance issues they are just going to put a temporary fix on it for the most part. There is also a lot of issues with package and mail stealing which management always says they are working to solve but never change anything.

You can’t beat this location, and I personally really like my apartment, even though some upgrades are welcome. The new management is fantastic and I always feel taken care of whenever I have a question or an issue.

I love living at the Lola. The park like community directly in South Congress is a perfect combination for me. I love the pool. It’s a peaceful oasis and the atmosphere gives a vacation feel. The office is very responsive to my needs or questions. Tayla, Caitlyn and Dakota are always friendly and willing to help. Thanks for getting our pool maintenance issues resolved so quickly.

Simply put, the Lola is Austin. Located in South Congress and walking distance to great restaurants and live music, and Lady Bird Lake, you know this is where the city’s heart beats. The Greystar staff are amazing and extremely welcoming. They strive to make your living experience here the very best of what Austin has to offer. Have I mentioned the pool yet? The Lola is a great community all around. The staff are friendly and helpful, the apartments are high quality, and the amenities are top notch.
This place LOVES to call itself "luxury" apartments which is an utter joke! The managment of this property could NOT CARE LESS about the cleanliness of the property or the amenities. The gym has not been cleaned in months, the pool has been closed for weeks during 100 degree weather, they removed our free coffee machine... im guessing to save a buck, the community room doesn't lock and it gets used by people who don't live here. The breezways and parking garage is always full of trash. If you don't believe me, take a tour and look closely at how unkept things are here! When they take you to the gym... look how dirty the mirrors are. Check to see if there are sanatary wipes (90% there wont be). Ask why the pool is closed!

Overall, I would recommend the Lola. The location is hard to beat and the management is usually pretty good (especially Dakota!! The big things I wish were different was the cleanliness of the common grounds but overall don’t have any huge issues or complaints.

I had seen bad reviews, but the most recent ones were better so I had high hopes - the location is prime and rent is reasonable. My roommate and I had applied and put down our admin fee - the only place that we applied to that also made us pay an admin - total of $300. Between the day we sent in our application and a week after, we had called three times total asking about the status, but heard nothing. It’s been well over two weeks since we sent them in and no one has contacted us - only when we called and they assured us someone would be in contact. To spend $300 to be ignored is beyond me

My ceiling was leaking water for over a month and I had to reach out repeatedly to even get someone to talk to me about it, let alone fix it. We had to address the mold ourselves. We've had a hole in our wall leading to the outside that's secured with a plastic sheet for months and there is no word about when that will be fixed. Ive been paying full rent that entire time. During this time, they were able to rework the entire parking garage restricting access to residents and allowing commercial spaces to buy spots. This place doesn't want people to live here, they want to be a hotel for Sonder air bnbs.

Significant amount of units are actually AirBnb's, people constantly coming and going. Construction never ends. Pool scheduled to open 2024. Perks: they give one $5.00 gift card (yes as in five dollars )per month in what i guess you would call their "rewards" program..what a joke.

The costs have gone up significantly (base rent, now charging for parking spots, charging to accept payments) and the overall quality has gone down. Pros: Great location Fairly quick response on service issues Cons: No onsite amenities Parking garage isn't secure, multiple theft issues, non functional gates/security cameras Construction - Water shut off issues

Roscoe property management is the worst property manager in Austin. If you enjoy: -No water access -No on-site amenities -Constant construction -No customer service -Bed bugs -Trash littered communities -Overpaying -Maintenance personnel going through your closets and using your belongs -Short term rentals for neighbors -Poor communication then a Roscoe property is the management for you. If I could leave 0 stars I would have picked that because 1 star feels overly generous.

Awful, terrible and bad. This USE to be a good place to call home, My girlfriend and I have lived here for 5 years and have seen 2 different management companies run this place— The most recent being Roscoe. Roscoe is awful to work with, since they have taken over the place the owners have turned the entire complex into a GIANT construction project. They tore down 4 entire buildings, and are in the process of turning 50% of the property into offices and retail. So the construction noise is NON STOP! I live on a ground floor unit and I have had construction workers right outside my apartment EVERY day (yes Saturdays AND Sundays too) for the last 3 months. Jackhammering and demolition starts at 7:00 -7:30 am and goes until 6:00 -7pm. It's awful, they don't even give tenants a break on the weekends, you're constantly under attacked by noise pollution here, there IS NO SLEEPING IN! As if this wasn't bad enough the community has been plagued with water and electricity shut-offs regularly. The entire community lost water do to construction for 14hrs!!!! one day last week, and several other time this week alone. Soooo many current tenants want out of their lease here...why would anyone move into an active construction site if they could avoid it?

We want to assure you that we've taken action on these issues and would love for you to stop by the office so we can talk through how our team can better communicate when construction issues arise.
I'm very disappointed with the management here. Water and electricity are often out because the construction nearby. The noise they make is unbearable and will surely wake you up on weekends. We also have no pool or gym onsite. We now have to pay $100 for parking per month when this wasn't the case when we first signed (seems like management wants us, the residents, to cover their costs for the new construction). First floor near the office often gets flooded during rain. I'm paying 12% more than the year before but with less/no amenities. Don't live here.

Construction issues are frustrating, Jose, and we completely understand where you’re coming from. We always try and provide notice as soon as we receive updates from the construction company, but it sounds like there is still room for improvement. We know that no pool onsite in the summer is tough, which is why we’ve opened up the amenities at nearby sister communities as well as reimbursement for day passes at local pools. We’d love for you to stop by the leasing office or give us a call so we can discuss how to improve your experience.
Poorly run management company. During the summer electric bills exceeded $250 a month and the AC wouldn’t cool below 80F. After countless attempts to get the AC repaired they said the AC unit was working properly and ignored our requests. A few weeks after moving out there was outstanding costs that we were made aware of through email from the management company. The email included the following statement... “Any outstanding balances will be sent to our collection agency, National Credit Systems, if our office has not heard from you within 7 business days after the receipt of this notice” After responding with multiple emails and phone calls within the 7 day period to get more information on the outstanding costs they still passed our balance onto a collection agency totally ignoring our emails and calls and what they stated in their own email. Overall this apartment complex is not worth the cost for their poorly run management and total disregard for the tenants while living there and after living there. I would highly recommend looking elsewhere to live.

This building is in the very center of South Congress: an area that's a hotspot for visitors already, with cosy coffee shops, antique stores, and food trucks - everything Austin. Nothing too phony, you feel home in this neighborhood the day you move here. Nice courtyard - yes, cool swmming pool - yes, Gym - yes. The building itself is not the newest - hence the price is way more affordable for the locations that you'd expect. It's for people who value location above all else.
