Me and my roommate have lived here for 6 months and have had multiple problems with them taking the trash out which we pay EXTRA FOR and everyday it’s a new reason it’s our fault they can’t take it new reasons include it was put out after 7, which is a new rule the garbage men use to come after I got home @11!! Now it’s 5-7 and if u put it out too early they also won’t take it if you put the trash outside ur door and not in the can they won’t take it if the bag is BLACK apparently they don’t take it if they don’t take it on Tuesday and it’s sitting out on Wednesday it’s your fault the raccoons tear it up and leave it all over your walk way and everytime we call admin they somehow blame it on us ?? like they’re doing everything but taking the trash out we’re not asking for much ?? trash isn’t the only problem including the amenities not working and them charging an outrageous amount for rent it’s not worth it

Property Office Staff: The new staff are not personable or very friendly. The only time I have seen them smile is going into the management office, but that’s if anyone was even in there to help you. You can tell that they are or were all friends, they dress non-professionally, look like they hate their jobs when driving around golf carts, and just don’t have the warm and inviting features a property staff should have. Personal Apartment: We absolutely love, love, loved our apartment. It was the perfect size for two people and two cats. We loved the location, we loved that we could paint an accent wall, and just couldn’t be happier with it. We loved that the buildings are made of concrete because we couldn’t hear anyone upstairs at all walking around or dogs barking. Amenities: Man, do they pull you in when you tour the complex, but it’s a rare occasion that they were ever working. When The Related Group had the complex and if anything broke they would get things fixed in a blink of an eye. Inland Residential Real Estate Services, even before the hurricane, they are the definition of cheap, cheap, cheap. Listen, I know that Hurricane Ian was absolutely devastating for so many people and their companies but almost 7 months later the tennis courts still look the same as the did the day after the hurricane, the waterfalls are broken, the pool heaters just got fixed two weeks ago, the grills break almost every other week and the fire put never works either. And we would get an email every week or so with constant excuses of “we are waiting on quotes” or “a team came to fix …. But they forgot materials” because it was easier to say….it’s too expensive. Property Upkeep: The property use to be beautiful, and well taken care with The Related Group but ever since it sold there is no more color to the plants, we see cigarette buts all around, garage in the flower beds (seen employees walk pass garbage and not touch it). They decided to remove all of the umbrella’s around the pool and replace them with navy blue ones that look so tacky with the theme of the pool. They removed the pillows from the lounge chairs that use to be so comfortable. The bungalows have a heavy black gross mildew all around them. Do you research, talk to people, and believe the reviews you read out there.
They are doing there best to get things fixed we all have to remember everything takes time and I see things improving and from where I stayed in Cape Coral this is a 5 Thank You and I hope this year is great for the Lotus ??

When we first moved in here we loved it and the pool area is what sold us on this place, but now I can't wait to move out . The valet trash service is inconsistent at best and when they don't show up on time or at all, then animals get into your garbage and you're stuck cleaning up a disgusting mess because their vendor can't be bothered to pick it up. In my opinion, if this is a "luxury" apartment complex I should not have to scrub the stair landing like I am Cinderella all the time because there's garbage everywhere. I have complained multiple times and while the property manager is responsive, nothing changes. Also, the gates are constantly broken so I do not see the point in even having them. The Pool used to be so nice to hang out at, but now many times over the weekend the restrooms are not cleaned or kept up with and the grills are broken. Many of the residents do not pick up after their dogs and then neither does the staff, so have fun dodging dog crap everywhere you walk. The cops are always here for God only knows and when I have asked management if they get incident reports I was told unless someone complains about the noise, etc. there is nothing they can do. The lockers in the mailroom also don't work, so boxes are literally thrown everywhere and are for the taking, as there is no security whatsoever. It's insane to me what places are charging now and just because you put luxury in the name of your property does not make it so. I know that this review will not change anything, but maybe at some point people will stop moving in here, and then the property management will feel it in their pockets.

The pictures look great, but the property is disgusting. When I first came in, I walked right into the pool are and I spoke with current residents, and they told me run don't lease here. The place is not like it used to be when they first moved in. The leasing agents are not knowledeable and do not show you the entire premises. What I could see was broken chairs, dirty cushions on all the seats, cheap furniture in the grilling area and only two burners working. This place gets trashed on weekends with a free for all at the entrance to the pool - so many nonresidents using the pool area and other amenities in arouind the pool. Don't think I move here. Sorry folks.

My apartment also has mold. These apartments are very poorly and cheaply constructed, which leads to other issues…Also, management and office staff are unprofessional. If you google town Village Walk (the previous name before they changed it), and lotus at village walk, you will see the reviews. There are some new 5 star reviews, because management bribed the residents with $300 off of rent for leaving a review smh….

The crazy rent prices are not worth it, rent has increased by $900 since we moved in at the middle of June. The apartments are all growing mold, no one can drink the water (it’s full of sand and high chlorine levels), we can even cook with the water we buy water bottles and jugs of water. The walls are not sound proof at all you can hear every door close and person talking in the hallway outside. You can hear your neighbors walking around upstairs. You can hear your neighbors talking in your bedroom. We have a horrible ant issue in our kitchen and closets, we pay $30 a month for them to pick up our trash and it’s a gamble if they come or not so the raccoons and other animals get into your trash. The pool bathrooms are NEVER cleaned there is literal vomit on the toilet seats and on the ground, baby diapers in the sink, they can’t clean the bathrooms ever so they are constantly clogged and gross. The back gate is left open during the day so random people are always using the pool. I wanted to love this place but it turned out costing us more of our time and money and headaches than we’ve ever experienced before. Do not rent here. Even with new ownership nothing is being fixed or done. This has honestly been a nightmare.
If I could give this complex zero stars, I would. DO NOT MOVE HERE. You have been warned. This place has been nothing but lies and false promises from the beginning. The complex is built poorly, which is evident from the amount of work that is continuously being done, from ripping up pavement, to already having to replace shingles on the roofs. Within the apartments itself, cheap work has been done throughout, electric is not wired properly, no screening for either windows and doors, and sound proofing is poor at best. They will advertise to you that because this is a concrete build, you should not hear your neighbors above. I can still hear every step the neighbors above me take throughout the day. False advertisement throughout the companies website. Models are photographed at the pool and hot tub at night, with glass drinks, within the water. We have been told now we cannot use the pool past sundown (currently now is 5pm due to Winter) and no drinks within 4 ft of the pool deck. Those pictures you see of the loungers in the pool? Fake! They have never been in the pool since we arrived in March. Cabanas that are advertised? Hope you're willing to pay a fee to rent for 4 hours on top of the rent that has gone up 40% in the last six months. The theatre room that appears to be available to all? Be prepared to lay down a $350 deposit and half of the equipment will be inoperable. Dishwasher won't work? Don't worry! Maintenance (our one maintenance person) will get to it within the next 2-3 weeks possibly. Please look around the area, I am sure you can get your money's worth in another place, that management will treat you with decency, and you will not have to live in a costly fraternity, such as this.
Management doesn't care about the residents. All lies on tour. Told everyone pool is open until 10pm, was even posted at the pool. Move in, and the pool closes at sunset. No beverages allows at pool, only water in commercial water bottle is permitted 4 feet from water. Security gates are always broken, vagrants using pool and amenities. Maintenance issues never addressed, it's a joke.
Amazing staff from Stephanie, Brandon, Charlie, Kristen, Danny, and to every staff I have seen but don't yet know personally. They are all very professional and work long hours not just leasing but also being proactive and anticipating and taking care of any needs we residents have. Furthermore they do this while being very friendly and personable -- they even swim in the pool with us at times on their days off -- seriously -- just love it. The construction is top notch and solid and my closet feels like cold storage just keeping AC at 73 or even 74. The appliances and granite match for the 1st time since renting after selling my luxury home. Have not seen any dog poop on the grounds or any trash -- the property is immaculate -- not sure if that is because residents here are less sloppy or the countless crew that work at all hours or both. The pool and amenities (spa, gym, sauna... ) speak for themselves and are even more amazing in person just like the wonderful staff and awesome residents. That is saying a lot because we had great staff and amazing residents at our last place that have turned into lifetime friendships and we miss dearly.
Absolutely gorgeous property with the best staff, especially the property manager Stephanie. Not to mention the fantastic location as well!
