Property Ratings at The Lotus
I lived at the Lotus Apartments on South Temple for a year, from 2022 to 2023 and could not wait to move out. My main issue was the price. They charge for a luxury apartment, despite having outdated appliances, dirty common areas, no security cameras, paper thin walls, and extremely small balconies. They also charge large hidden fees for common area maintenance which significantly increases a tenants monthly living expenses. (I paid $200+ a month in utilities and fees on top of rent) My second large complaint is how hard it is to work with the office staff. They have very high turnover, and are unwilling to accommodate requests. They often forget that you talked to them about maintenance issues, and it takes a few weeks of reminding them. Upon moving out, I forgot to deactivate my rocky mountain power account, which normally wouldn't be an issue, because the lotus would need to contact them to set up an account. Instead, they took advantage of my already active account and, racked up an $88 bill, and told me it was my responsibility. Finally, my third issue is the unsecured parking. They charge $75 a month for "secure covered parking" despite the garage being broken, and no security cameras. They just leave the garage open 24/7 because they're too cheap to fix the door, despite charging more than most other apartments in the area. In conclusion, I strongly recommend looking for an alternative place to live.

The office girls are always really nice to me and always responsive and cooperative. The apartment comes with a relatively good internet package as well as a generous Direct TV group pricing. I instantly fell in love with the beautiful wood floors and the recently upgraded kitchen. I have a great view. It’s an amazing location in the middle of downtown. I just love, love this place! Good apartments at a good price. They worked with me when I couldn't move in for a month after signing the lease, and also worked to quickly resolve the smelly carpets when the cleaning didn't work. Lotus takes maintenance requests seriously and is prompt in addressing the issues. When I had an accident and wasn't able to pay rent on time, they were nice enough to give me an extension. The apartments are quiet, convenient to public transit and easy access to downtown, and just the right size. There’s a bus stop right in front of the apartment complex and plenty of parking space. The lawns are always well kept. Everything is well maintained. Lotus is a great management company. I've never had a problem with them. I have been extremely happy with the professional manner in which Management’s team has assisted in ensuring a worry free and quality home environment.
Where to begin... The walls are paper thin, for example; when in the kitchen, you can hear your neighbor open a close their kitchen cabinets, use their microwave, and if your apartment is quite you can hear them chatting. Noise complaints are a regular thing for a lot of residents here. When I first moved in, the garage doors worked for three months, then were 'broken' (Both of them at the exact same time) for 5 months. I should not have had to pay for parking for those 5 months to have my very expensive car open for anyone to go in a potentially vandalize. Our entertainment system in the living room constantly flips the breaker when we are watching tv on an energy efficient television and receiver. It blows my mind that they didn't think about this being a potential issue. The Direct TV was an issue for most of your lease here. They had to have someone come into the building and fix our TV connection. The hot tub and pool are 'suppose' to be open everyday until 10:00 pm. We have gone down to the pool area at least a dozen times just to find it closed on the weekends during open hours. Overall, the only reason this place is a 2 star is because of the location. Very excited to be moving.
