Horrible place to live rodents, roaches and not hot water constantly. No notice about anything. Don't live here
I have been fighting the front office for 3 weeks to try and have rats removed from my apartment. Any work order that was made was canceled without cause. These rats have been eating up their property without the care of aspire townbluff. Unless you want to live with these nasty rats don’t live here.

If you are down on your luck and desperately need a place to move this is the spot. Just understand that you will not have maintenance done promptly, you may have to do your own pest control and your walls roof and windows may leak when it rains. But remember you have a roof over your head.

Moved into roaches. Gnat infestation now. Trash. Maintenance not a priority. Old and not updated appropriately.
The new owner come in April and I have already noticed the property getting better and all the maintenance request being completed quicker. I see them staining the patio fences also. The landscape is improving and they are getting rid of the dead plants.
I have lived her for a year and a month now at first I had a really bad roach problem so They would come and fumigate and I stop letting them come since what every they where using didnt work so I had to get rid of them myself then I was getting energy bills of 250 to 300 and all because the windows and sliding window door were not sealed right and it took them 5 months to fix it and my husband was on there butts everyday for it we dicided that since we had gotten controll of the roach problem and that the windows were fixed we would renew and that ment we would only deal with one problem that I still havent menchened the ac or heater doesn't work in summer its too hot and in winter too cold and I have a two year old and a 1 year old at the time of winter they were 9 months and 1in a half year old and I would have to put them to bed in the winter with up to 3 diffrent clothing layers so yea we sufferd and now about 2 months ago something happened in the pipes that we only get hot or warm water sometime is only boiling hot water witch makes it hard to shower and now the biggest and most horrible problem yet is now I have rats inside of my appartment eatting my 2000 dollar coches and im sure you might think her place must be dirty she has little kids but NO I am a very clean person you can come anytime and I will asure you my house will be picked up and honestly im sooo done with them I highly recommened no renting here since they can careless about the tendents.

Horrible place, not recommended at all, since I move here all I have really bad experiences, cockroaches infested, bed bugs infested, ugly paint, I move from a apartment thru another at same place to see if it's better just got worse, they charge me for everything they suppose to do before rent a apartment ($300.) Separate from the deposit I gave. They turn the water off several times at week with out notice, one day my husband was taking a bath and they turns the water off (can you imagine the reaction) another time I was on the restroom and I couldn't flash it (guess what? they turns the water off with out notice) I can keep going and going with the list of bad things here I'm so frustrating the rent amount they charge doesn't value...
This place uses the absolute cheapest (And often very old) of items (stove,power outlets, etc) that they possibly can, the power outlets are so old and worn out that plugs just fall out of them, doors don't fully fit into the jambs, the toilet clogs constantly from day one, only just now getting rid of the roaches from the previous renter. The parking lot is in DIRE need of repavement. And the cost, the cost is SO much more than what this place is worth, on top of all these extra fees they add on, but we moved in because it was the only thing available at the time, and haven't moved yet because, let's face it, moving sucks. As for their "amenities" lets go point by point: Unique Features •Community Grilling Station: Not true, have never seen one •HVAC: The heat is okay, but the A/C units are undersized and barely affect the temperature in Texan summers •Lush Landscaping: If you count bald spots in the grass, fire ant nests, and trash from all the hispanic renters as "lush" score another point •Spacious Kitchens: I'd call them average Property Information •Built in 1978: From the condition, I would have guessed older Services •Laundry Facilities: That haven't had drains cleaned in at least 30 years, flood in rain, and always STINK and full of trash •Property Manager on Site: They usually only have one person (though not always) working in the office, so frequently if you try to go to the office you'll get the "Will return at..." sign Outdoor Space •Picnic Area: I think they're counting the large field like area as a picnic area, but if so they also put up large unsightly and home made soccer goals Features •High Speed Internet Access: And the wiring in the building is so old and jury rigged the internet/TV techs have issues getting things to work properly •Washer/Dryer Hookup: Not in the base model apartments •Ceiling Fans: Not in the base model apartments •Fireplace: Not in the base model apartments Kitchen •Pet Policy: Costs entirely too much •Dishwasher: That didn't work and had to complain three times before they replaced it Living Space •Vaulted Ceiling: True, but with the undersized A/C units, it makes the apartments hotter because it's more space it has to try to cool All in all, not worth it, stay away. The only real good thing I can say about it is that most of the people in the office ARE friendly, but as a business they don't care about your concerns, complaints, or any problems you might be having that affect your life here.
I moved in late November in 2015, so we have about 4 months living here, I visited every apartment complex in Plano when searching and the American community apts( bel air ranch, bel air ridge, and bel air willow bend) ended up being my top choices. They are by far the best priced and have similar amenities as other apartments that are far more expensive. The American community company bought many of these apartments not to long ago and have made many improvements. To name a few, the fences are new,the buildings and doors have fresh paint, laminate flooring and granite countertops So the horrible reviews that are years old no longer apply. The pool is cleaned everday( I live right in front of it),it is definitely safe for family and the maintenance and office staff are great! Unfortunately they don't have much control over the problems that the apartment buildings already came with like the plumbing, but the few small problems we've had have been fixed immediately and haven't reoccured. Also My stove also stopped working and they got me a new one! What I really enjoy about these apartments is that the staff goes above and beyond expectations. Diana in the office is always very friendly and helpful. The maintenance men are also very friendly, they are almost always out the same day that I place the work order and get the job done quick. Thank y'all for making me feel comfortable at home, keep up the great work!
I'm not sure if it's just because the complex is old and was built cheaply, but in the two years I've been here I've had to deal with bugs, serious foundation problems, regular water shut offs, and a change in management every 6 months or so. My electric bill is massive and completely disproportionate to the amount of electricity I actually use -- I suspect poor insulation or malfunctioning AC (which no one will replace even though I've been told it's the wrong unit) or something. When the units were $620 a month I could justify it, but now that prices have been jacked up this complex is not even the "well at least it's cheap" option it once was. Certainly not worth the hassle of trying to live here with any sense of comfort.
