At the heart of Missouri, Columbia is truly one of America’s greatest college towns. The University of Missouri sits right at the center of the city, and generally serves as the cultural hub for the wider community. Locals, whether connected directly to the university or not, regularly visit campus for sporting events, concerts, gallery exhibitions, lectures, and more. Just north of campus, Downtown Columbia features a thriving mix of coffee shops, restaurants, nightclubs, taverns, and performance venues, largely catering to the huge numbers of students from Mizzou, as well as the smaller Stephens College and Columbia College.
Of course, the community extends well beyond the collegiate environment at the city center. The University of Missouri Health Care system is the second-biggest employer in town, so the community of healthcare professionals in town is quite extensive. The cost of living is quite affordable, and there are numerous apartments and rental homes to fit any budget.

Property Ratings at The Lyfe @ Missouri
My son has lived here for almost five months, and it has been one headache after another. It started at move in day, as the apartment was not anything like the model unit that was shown to us on our tour. The units were supposed to have some upgrades to the flooring and counters in the kitchen. Not only was the apartment very old and dated looking, the apartment was filthy dirty! There was left over food in the kitchen, cigarettes in the bathroom toilet, the laminate on the kitchen cabinets was peeling off, the provided television set was on the floor and the old wall mount for the tv had been thrown out on the patio, one of the bathrooms didn't have hot water, there was food particles and an awful smell in the dishwasher because nothing had been cleaned from the previous tenants. Although numerous calls and maintenance requests were made several times almost 4 weeks went by before the tv was mounted back onto the wall and hot water fixed in the bathroom. Then, in December the building's sprinkler system pipes busted and damaged many items in my son's bedroom and bathroom. Some of the damage was due to the workers who were trying to fix the water leaks. From December 25 until Jan 15th his bedroom and bathroom was uninhabitable. I have attempted multiple times to contact Brock, the property manager, but he will not return my calls or respond to my emails about any of the damage. One of the big safety issues that still exists is that they removed the smoke detectors in the apartment due to the water issues, and they still have not been replaced. There are just wires hanging out of the ceiling!
I lived at the Lyfe for two years and had several issues. First, the model is updated and the majority of the units are not! My unit had checkered tiles and dirty carpet that did not look like the wood floors and modern carpet in the model. Overall the quality is subpar. Additionally, the amenities are some of the worst in Columbia. They did not have a pool maintenance team when I lived there which meant that the pool was closed almost all summer following issues with the chemicals/upkeep. Following a shooting, they removed the basketball court and put some cheap turf and pergolas over top to make a “chill” area that is not at all practical. The bus was unreliable for the two years because they only have one driver who is not contracted out through a shuttle company like nearly every other property in Columbia. After I left the issues have only increased. According to my lease, I was owed my security deposit 30-60 days after I handed over the keys to my unit which was in July 2022. I have yet to receive the money and can NEVER get in contact with Brock. Overall the experience has been awful and I hope others can avoid the issues I have had.
ABSOLUTELY LOVE IT HERE. We moved in about a month ago and this complex completely blew my expectations. On move in there was a slight mishap but Raelynn was able to accommodate my needs so quickly. I came in with random roommates and she really placed me with girls who I click so well with
I’ve lived at The Lyfe for 2 years and have loved it. The amenities are great, the staff has always been kind and accommodating, and the apartment itself is clean, comfortable, and spacious. I’ve only had one reason to call maintenance and they came immediately the next day. I’d recommend The Lyfe to anyone in Columbia.
I’ve lived in multiple different apartments in Columbia, but the life has been my favorite. I use the 24 hour gym all the time!
The apartments here are very spacious with nice amenities! Everyone in management are always friendly and helpful whenever I have any questions or concerns. I couldn’t ask for a better place to live!!
I love living at the Lyfe! Management is awesome. Maintenance is always fast. Great location.
The Lyfe is very accommodating to its residents. There is 24 hour access to the gym and recently have updated the coffee machine. Everyone is very kind and make sure that your experience while living there is pleasant.
Do not recommend living here. They do not have a security guard or security cameras around the apartments . Someone broke into my apartment and they told us there was nothing they could do. The previous tenants threw a lot of parties and the floor caved in and they did not inform us at all. Not renewing here ever again.
Everything was fine when we toured and moved in but since I started living here they have lost my rent check twice and charged me late fees for their mistakes both times. When we moved in there was very little wrong but things started going out or falling off. Please don’t waste your time or money.
I been living there for 3 years. They have poor management, never appreciate people who been with them for so long, Apartment’s sucks poor material is used . They charge too much rent for that .
The apartment itself was spacious, well-kept, sunny and maintained. However, the complex completely misplaced paperwork and ended up sending me an invoice for a whole summer's worth of rent - when I had a subleaser who was paying rent to them every month and had signed a lease. I called the office to get it straightened out, was sent to the general manager who told me she'd look into it but didn't get back to me for weeks. In the meantime, I was automatically sent to COLLECTIONS - for rent that was paid - and had to convince them that this was all just a paperwork error. I also received a snappy warning invoice from the general manager's boss, Whitney, who apparently was never looped in about what happened. It took another couple of weeks (and back and forth with the general manager, who I had to pester multiple times) for them to fix this huge error and clear my account. The front desk attendants are the ONLY saving grace of this complex - they (specifically Stephon) defended me, remained calm and civil throughout the process. But overall, it was a mistake that should have never happened in the first place and stress that should have never been caused. Organization, people. And timeliness. Thank you.
I recently got we given some pretty good information about living at the Lyfe by Tony. He was very helpful in answering all of the questions I had and was open about his living experience as well.

I recently called to speak to get more information on housing at the lyfe and I spoke with Freddy. He was SO helpful, gave me amazing information on the properties, and answered all of my questions to the best of his knowledge. I ended the conversation feeling positive and well informed and will definitely be considering the lyfe as my top choice for moving.
Moved out May 31st and still have not recived security deposit! (Now it is Jan. 3rd) Multiple email chains with assisant manager Sherry Raymond guaranteeing that I would "recive my final statment and recieve security deposit shortly. Now after months of pestering her email/office/phone, she quit responding to me and forced me to go up the chain to her boss Whitney. Whitney was even less helpful than Sherry! She hung up on us when we were simply asking why this process was taking so long when in the State of Missouri it is required that you give back the tenants security deposit in full 30 days after moving out. Do not move into this complex if you seek any communication with management.
My experience here was the worst I've ever had. The management are basically money hungry with bad attitudes. They do not take responsibility for there actions and try to overcharge you for everything. The display room DOES NOT look like the actual apartment. Everything is outdated and the utility bills are outrageous. There are plenty of other apartments in Columbia better than this trash don't waste your time here
i moved in august 14th and have been living here for enough time to be settled. Im in a 3 bedroom unit and had my own roommates. The size of each room is the same so no one has a bigger room, bathrooms are nice and very good sized closet. For being 5,11' and finding a bathtub i can fully extend my legs i was happy. Walls are very thin between bedrooms. The kitchen is good sized for simple cooking. The balcony has a great view of the zaxbys behind our building. For college students its everything you'd need. The gym is equipped with newer things so im impressed, computers are incredibly slow but still good to have, and the tanning bed ive never used. The pool is great size for hanging out but the deepest is 4 feet. Very happy with the basketball court outside. The location is great with close to so many places. Now what its like to live there. First day we moved in our AC unit wasnt working, called maintenance they fixed it the next day. A couple weeks later our garbage disposal went out, and now our sink is clogged, called 2 times to the office about it and still waiting after half a week. Dishwasher works but not well and washer and dryer in unit is helpful though. Being able to have our dog is great and there is plenty grass to walk her but no grass to play in. I pay for the covered parking and its nice and next to the building but i drive a SUV and its a very tight fit. Luckily no one occupies the spot next to me. The front desk is helpful but things break and maintence takes a while overall for your average college student its better then your in a good place but general living not worth the extra money.
Good apt for students looking for something basic and not too expensive. Closets are a good size and the free tanning is nice. But the walls are thin, the beds aren't very comfortable, and there is no shuttle to campus except for the super inconvenient city buses. I had a lot of issues with the roommate matching, so I definitely don't suggest doing that process. The matching is poorly done and they are really just looking to fill empty rooms. Overall, a decent apt for students just starting out in an off-campus situation.
