Ive lived at the Lyndon for 4 years and went through just as many management companies. I am beyond grateful for the company that has moved in at this point. The office runs so smoothly and whenever I put in any kind of request they are fast and efficient in getting it taken care of for me. Sequoia the office manager has been an absolute dream! When waiting on repairs that needed to be completed in my residence she was prompt, and followed through every time she said she would do something. This woman is the backbone of Lyndon, we are lucky to have her! Seriously a God sent!

Garbage is horrible, trash overflows from the dumpster and bags are left by the curb constantly. Parking is horrible and even paying for a garage or covered spot just means someone else will block you or park in your spot. Don't ever expect the office to respond to anything or have maintenance done, they just don't care. I've been here for quite a few years and plan on moving after my next lease renewal.

I’m a living in lyndon for almost 1.5 years. I like to live here only because it is nearby to marketplace. There is hardly any leasing apartment in irving which has no problem at all. But here the main problem occurs when the leasing staff doesn’t respond on time. 5-6 times I’ve complaint about kitchen sink flooding, nobody came on time. I’m facing light fixture problem currently. I’ve complained about 3 times, all I’m getting in my text message is that the work order has been opened to complete. Tho nobody showed up even for once. Everytime I’ve to complaint 4-5 times online and one office visit then only I’ll get response from them.

For a resident for almost 2 years, I am not pleased. Management needs better staff in the office. They are constantly switching management, changing rules then giving out trash fines. After I called to ask questions about the Vallet trash, they lied and said they would get back to me twice then I received a trash fine for broken down boxes. Valet services sucks and I’m on the 3rd floor. They say they will get back with you about issues and never follow up! Please, if u can, go elsewhere. Run run run!!! They never answer the phones and the patio doors didn’t work in either apartment. Told me they would send a vendor and never did! First day in my new apartment the door stop fell off, my towel rack in the bathroom, then my tissues holder.
I lived here from 2019 until recently. My experience here was good until the property went under new management. After the transition, it went to okayish. You know, like Great Value Fruit Spins cereal. It's not Froot Loops but it suffices....It's okayish. Valet trash was always late. Residents didn't help the situation by putting their trash bags out on the curb making the whole property look like garbage. Imagine driving through a complex and seeing 10+ garbage bags at every corner of each building....disgusting. But I will say, I never felt scared or unsafe. The area and residents were are all pretty easy going and stayed to themselves. Some drove through the complex like a bat out of hell, which was disturbing being that there were many people walking the property. Overall, OKAYISH. You can find better. Especially now that they raised their prices. Get Froot Loops!
Apartment is old and ok! With the price increase not worth it. They have all old appliances, when something doesn't work it takes them months to fix, as per manager it's normal here. Community had some theft issues as well, when you report to office response is it's huge community and they can't do anything. Broken door issues, safety tickets are taking forever too, so you are stuck with either cold or hot temperature.
It seems like a great property and community and Tyler was/is awesome.
I would recommend the community, and maintenance for this community all day. However I hope no one has the same experience with the front office that I have had.
Apt is not neatly cleaned and has some cleaning and maintenance issues already reported to Management.
I truly believe they are sincere in ensuring that all of my maintenance issues are resolved in a timely manner.
From past apartments I've lived in, the maintenance here are quick to respond to issues, and are always very friendly/professional.
I've lived here along time and overall improvements at this property so far. I do feel the landscaping needs more improvement.

The neighborhood, proximity to living essentials, the improvements being made to the complete grounds and the great customer service of the maintenance and leasing staff are reasons I would recommend the community. However, for individuals who work from home and need to spend extended time in the resident I would not recommend the community since the "quality of life" within the resident leaves a lot to be desired.

Overall, the location is ideal, the apartments are nice, the community is fairly quiet. Two things which I would also point out is the somewhat high pricing/huge increases yearly and the nearly continuous shut down for repairs of most of the amenities; laundry rooms(room now), gym, pool, jacuzzi
Good and safe. The only con would be parking for visitors, but it can be worked around.

I have lived at the Lyndon for over 11 years and have always been taken care of when it came to the maintenance of my apartment. The guys have always been professional and fixed the problem.
The maintenance staff is great. It’s just hard to get them there sometimes. But they are probably super busy right now.
All is good, but excepting security. I have been here for 18 months. The first day of moving, told us they are fixing gates.. still they haven't fixed gates. This is what you have to change.
The staff is understanding and accomodating and values your input.
The maintenance team has always been great in my 10 years at this complex: Juan P was very professional. The current management company has yet to impress me as to be rated more than average.

I would recommend only because the current staff (Amanda,Jose and Olivia helped out any way they can and are always friendly to me and other residents when I come in the office. Their customer service and eager to help is why I am still a resident here

Moved into a new unit, there was garbage in the drawers, paint all over floors. And spots on walls they they completely missed painting. Manager Olivia is incompetent. Still 6 weeks in and everything isn't resolved. She has broken her word many times. Place was better under every other manager. I lived here over 2 years. If I would have known the new manager was this bad, I would have changed properties.

I would recommend this apartment community because the apartment and the staff gives you the feel of JUST THAT! A Community and not just an apartment complex. (it makes a difference)
Cleanliness and landscape maintenance has gone downhill in the last two years. My apartment was broken into and my television, a rifle and pistol were stolen. Multiple guitars were stacked up to be taken but apparently I thwarted they continuance of their breaking and entering. No gates. It can no longer say it is a gated community.
Once the person got there everything was great, but I'm a little frustrated that it took a week for them to come and install the washer
Loud and nasty neighbors that won't pick up after their dogs, gates front and back constantly broken, office staff constantly changes and they have a rotten attitude, plus, they lied and said we damaged the carpet and charged us for cleaning, patching and stretching but cannot provide photos of the damage. I have photos and there is no damage. This is the worst apartment especially for the money. Don't waste your time. This apartment is trash.
Angela was very pleasant and gave me a lot of information on what is to come of the new look of property inside and out.
The only issue I take with the property is that it isn't really a gated community if the gates are always open.
I would because of the neighborhood and the quiet neighbors, now I wouldn't because parking absolutely sucks. Renting a cover parking is ridiculous I guess it's just a way for the property to get more money. If you come home later than 9pm you'll be rolling around the whole apartment complex looking for parking. Forget inviting friends and family over
I love the area but didn’t realize the complex was older. I heard there will be some updates and they are needed. I see many cracks around the complex like, garages, corners of buildings etc. the water in the bathroom smells like sewer water, I put a request in about the floor under the shower squeaks so bad sounds like it is about to break and have had no response. Maybe apartment life is just not for me.
Only thing I would like to see different is centralized trash bins overflow at times the trash spills out everywhere then if it’s windy makes a big mess. Example is by the mailboxes
Beside from above mention maintenance opportunities I would indeed recommend these apartments to my family and friends. More positive then negatives.
I like this community, but I'm starting to see that the level of expectations are kind of low. My last apartment community was on top of service request within at least 2 days.
Overall value for the location, the apartments features, clean, maintained, helpful professional leasing agents and maintenance.
The apartments themselves are nice. Parking is terrible, unless you’re willing to pay $$$ for covered parking or a garage. And they can’t keep staff to save their lives. They’re real friendly when they’re trying to get you to move in, but once you sign that lease, good luck getting them to do anything. We’ve had ongoing issues for 4 months which have not been addressed. Staff is rude when you go in to talk to them. Save yourself the headache, don’t move here.
Trash is not picked up from the trash compactor on a regular basis. It just piles up and spills out. I live near it and it is always such an eye sore. I am embarrassed to have guests come over because it looks like i live at the dump. office never answers there phone and i mean never. need help with a rent question or any other task that can easily be solved with a 1-2 minute phone call? Nope wont happen, have to go in. Seems like the office staff that were always helpful are gone. Alex and Kyle were always so helpful but when i go in there now no one is there that can answer any questions I have except for Jose but he's always busy but no mystery why he's the only person there that knows how to do anything. The statement that comes in the mail for rent isn't even a rent statement, it just has the utilities. So you are left guessing what the full amount is. The web site doesnt ever work for residents, always having issues. Parking is a complete and chaotic disaster. There is not enough parking spaces, even with carports combined to accommodate the entire community, and that is just for residents. If you add guest parking then no way you'll ever find a spot. Especially at night. It basically makes you get home as early as possible so you can get a spot and never leave because when you come back your spot will be taken and you will be forced to park across the street at a business. Rent, they charge you a lot for this community and apartment but the community never looks nice. Break ins are a frequent thing that happen here. Cars getting broken into and apartments. They have sent so many community notices this year alone. They are constantly finding reasons to enter your apartment for "inspections" it's like they are looking for something illegal. I am an understanding person when it comes to this sort of thing because i know thye have to check things like sprinklers or water intrusion leaks if need be but this just seems excessive and not normal. This did not used to be like this last year. I cannot wait to leave when my lease is up. This place has burnt up all my patience.
The outdoor maintenance has to be improved. There is a green spot below our apartment which has not been filled for over a year now after a vehicle went over it.
There are cars in the parking lot that has NO Stickers in the window. There are cars that have NO LP and have been sitting in the saw spot for months. Half of the speed bumps are gone. The property had gone down a lot. There is a lot of potential for this property.

I would recommend this community because it is very well-kept, the apartment space is very high in quality for the price spent and it is very quiet. I feel safe living in the community and I have found no issues within the last two months I have lived here. It's all around wonderful!
Almost everything is perfect to Us if the bugs 🕷 that appeare frequently were not here. But I guess isn?t the problem of any from the office or maintenance. Is just from the Pipelines.
As far as apartments goes, this may be one of the best places in irving. The staff is always friendly and super helpful. They host resident events every month, including breakfast at the gate, weekend brunch, happy hours, and resident appreciation days. Vanessa, Kyle, Jose, Bebe and Kimberly are great and fun to be around at the events, they always have a smile on their face. Same with the maintenance staff Rodney, Victor and Alex are excellent, they fix home issues quickly and are always happy to help. They genuinely care about their residents and keep the place looking good. And the location of the apartment is perfect and any place you name it.. is walkable
