It’s a dump pictures are fake!!! Run fast don’t stop.. management is horrible and don’t care about you. There’s theft,breaking in cars stealing off your porch, no cameras any where it is so unsafe! Just drive through the parking lot you’ll get the idea.

Please do not move here! My girlfriend has had 3 different units flooded out from rain in a matter of 2 years. She also currently has a huge ugly patch of drywall on the ceiling where the maintenance covered her leaky ceiling months back and they have yet to finish the project and its been two months! Front office staff simply does not care as they continue ignoring the many requests that need fixing frequently. Bad Bug Problem! The neighbors are very loud and inconsiderate and will hang outside the windows all hours of day and night. I know the photos may look nice on the website but please do not move here!

Lot floods every time it rains. You cannot have friends or family visit you because their vehicles will 100% be towed regardless if they are in a visitor spot or not. Right next to a rehab facility, you will frequently have random encounters with people knocking on your door at all hours of the night and faculty does not hear your complaints or needs out. The unit above mine had the pipes burst and destroy the ceiling in our downstairs unit which proceeded to pour sewage water in one of my roommates. Never got any reimbursement and the refused to give my deposit back. These people are thieves.

I've been here a day short of one month and I hate it here. There's never parking in front of my unit, so I have to park all the way in the back lot, which is dark and sketchy as heck and a lot of work when you're carrying a baby and groceries. The parking lot is always flooded. There's German roaches by the plenty, walls are paper thin, so I can literally hear my neighbors conversations and their children stomping up and down the stairs screaming all day. Also anytime someone smokes in the hallway, we can smell it in our apartment, which is awesome for my pre asthmatic baby. There's holes in our windows, so any time the wind blows, it sounds like a spooky movie. Floors are creaky, water pressure upstairs is almost nonexistent. Tiny kitchen, no storage besides a tiny little closet at the top of the stairs. The other day our electric panel was making static noises and causing lights to flicker. They came and fixed it, they had to rip the panel cover off of the wall because it had been painted over so many times. It left paint chips everywhere and now it looks broken on the wall with the cracked paint. I went to peek inside while they were downstairs and the inside was full of really old cobwebs and dust and the area that was sparking looked burnt. That could have caused a fire. How do you get out of a third story window with a baby in case of a fire? There's also asbestos apparently, they tell you not to go poking any holes in the walls. Oh and on top of everything else, there's only a handful of visitors spots, so if you think your overnight guest won't get towed for parking in the closest empty spot near the visitors parking. You thought wrong. This place is definitely not worth what they charge in rent. I could have gotten a rental house for much cheaper, but you gotta love time constraints. If you value your money, quiet and cleanliness. Do not move here.

I moved here a few months ago and love my apartment. Was a bit disappointed that a service request I submitted was taking long to be handle. Came to the office upset and the new manager that just took over listened to my concerns and sent someone there to take care of it. Job was not finished the same day but she kept me in the loop the entire time until it was fixed. Glad she came here

This apartment has so many problems staff is so unfriendly water gets shut off multiple times a week since there's not individual water shut offs. I've had a leaking roof, I've had an outlet set on fire. Apartment was not ready for me to move in on time had big holes all over carpets and they wouldn't replace them they would only patch them which looked crazy. The parking is ridiculous you often have to park in the front of complex to get a parking space. I've had my car hit twice, towed once even with a parking permit. The cops are in here on a weekly basis, alot of drug activity and loud neighbors. Just not a friendly place or respectable place to live. If you have any questions ask around the current tenants in the apt complex no one likes it here don't take the leasing office word on things talk to people in the complex when you see them out and about.

The leasing manager is unprofessional. Termites, roaches,crime leaks . they make you get rental insurance because of leaks and mold. Do not move here. They put money on flowers and shrubs but the water is off almost every day

highly disappointing...we have moved in and have had ants galore..leaky roof which took nearly 2 month to fix..then the repair they did in the room was to paint over it with a primer and call it a day..in addition getting them to fix any repairs is nearly impossible went 2 months with a staircase railing that was loose which I told them about on day 1..they wanted me to fill out a repair lost sheet for which they lost ..now there is this which I said cost more for the paper and ink and more in gas to go get a money order for 1 penny instead of just adding it to the rent...on top of this I have said since the beginning of the month that the side I live on had no dog poop bags for nearly 6 weeks now yet apparently it doesn't seem to matter because no dog owner seems to pick up there dog poop anyhow despite being 2 full boxes on that side anyhow...depite this being all new renovations it's the poorest excuse I've ever encountered and from what I spoke with the neighbors the roof is shoddy work ...on top of that out entryway was literally falling and took nearly 2 1/2 months to repair and then instead of taking down the rotted wood...they just patched up over it and left the rotting wood there...i have pictures of everything and well documented

management is very rude, bugs are everywhere, I would not move here if i were you, constant problems with this place.

Grand opening with a pool party was nice. they need more grills they only have one grill by the pool but need to put more in. also the pool area was nice but they need to open the other side of the gate so u don't have to walk all the way around to get into the pool. all in all everything is nice

Place stinks I can't think of one good thing these people do here. Water is shut off nearly every other day, they rarely ever do pest control in which this complex severely needs something to get rid of the bugs. The leasing people are not friendly at all they are often gone and not in the leasing office so good luck trying to get a hold of them when something crucial happens. They have one guy who fixes everything for this complex so when something breaks you're put on a long list may take a couple weeks for your issue to be even handled. Just a terrible way of doing business they severely need to revamp this complex and put new staff in and hire more people and take better care of the property.

This place is absolutely disgusting water leaks in the roof everywhere, german cockaroaches termites, fleas I've sprayed and the apartment complex has sprayed bugs are still everywhere. Nothing EVER get's fixed in this place they always have an excuse for why something can't be done. Had a date to move in and they call me the day of when im on my way to the apartment to say its not ready the leasing people simply do not care. The police are in this complex daily for disruptive tenants. Oh and if you like your water shut off weekly this place does it the best. When they have to repair something simple in someones apartment pertaining to the water everybodys water gets shut off for multiple hours. This place is just a disgrace when the leasing people don't want to deal with you they simply shut the phones off and go on a multiple hour lunch break when things are going on in the complex that require attention.

These new reviews are the leasing management leaving reviews, this place is a complete nightmare 1 repair man for over 100 apts, water shuts off multiple times a week with no notice. This place constantly loses packages from the mail and blames it on the usps people. Alot of drug activity in the apartment complex can see people doing drug deals left and right, needles on the ground with bent spoons. The leasing girls are a absolute mess constantly messes up repairs scheduling things wont get fixed for weeks. Just a mess of a place.

Been here two years. New management has turned it around. So glad ii stayed. I love it here. Five stars. And going up

the new management sucks, there's no parking because of all the "construction" they're doing. it isn't even construction. there's mold in every apartment & I've lived here for about 10months now & because of the mold myself & my kids have been sick the whole time. kitchen is very small, they have termites, & they'll have your car towed for no reason. do not move here its not worth the price or your health.

If I could give less than 1 star I would. Avoid this place at all costs. They are unorganized, rude, and take forever to get anything fixed. The worst issue we've had was being without plumbing in our kitchen for ELEVEN DAYS. The sinks and dishwasher would fill with dirty water and flood the kitchen. We went to the front desk or called the front desk at least once a day from August 7th until August 18th when it was finally fixed. They agreed to to give us a $150 discount for rent but did not put it into their system so when we paid rent exactly the amount they told us, they put two 3-day eviction notices on our front door for the $150 and added on $75 late fee. We've had problems since day one. We were shown one apartment and were told that's the apartment we were signing on but we actually were getting a different apartment with a unfinished bathroom we couldn't use for the first few days, a non working refrigerator, and a leaking ceiling. Which leaked from January 1st until March 22nd when it was finally fixed. We have been here 10 months and they have yet to fix things they promised to fix when we moved in our ceiling still leaks occasionally, and all of our electric sockets upstairs are loose so our plugs randomly fall out all the time. It is also a fire hazard which have also informed them of. One of the water knobs in the bathroom had a bad leak when we first moved in. We kept requesting someone to come fix it until the knob shot off, spraying water everywhere in the middle of the night and emergency matanience finally fixed it. We had termites swarming our apartment for over a month after we first reported seeing termite wings before they had someone come spray. They dropped their wings all over our apartment and belongings. Parking is also a pain. The back parking lot floods really bad anytime it rains. They are tow crazy here so pay attention where you park. Apparently the only people they can get here quickly is a tow truck.

DO NOT WASTE your money moving here , I been here since February NOT even a whole year moved out one apt into another just to have the same problems meeldo in my 2 year old room ,Ant flies that looks like termites ants& roaches can't even open your windows without HUG BEE's sitting there , these are NOT stable places you want your kids living in !

Unhappy, very small. Lived here for 6-7 months and still don't have the closet doors they promised. Dirty carpet when I moved in. Management doesn't seem to care about anything. Everything outdated. Also, there was a huge old tv outside in the parking lot for 2 months that they just left there when the garbage company wouldn't take it and the dumpsters are always overflowing!! Also you can hear every move the people above you make its absolutely intolerable.

Royal ridge is an example of what you look for in a home. It's nice, classy, and safe. The everything is set up makes me want to live here and the make up of the homes are efficient for a modern family or anyone to live in. I give it 5 stars.
