Property Ratings at The Madison
The apartments are overpriced for what they offer. First of all, the size of the apartments is too small, and the walls are so thin that you can hear conversations in neighboring apartments. When we moved in we instantly realized that the apartment was not cleaned up thoroughly after the previous resident. The oven had a stench emanating from it and when we opened it, we could see slimy remains of who knows what. The stove tops were also far from clean and we had to clean those up ourselves. One of the kitchen drawers was missing and when we put in a maintenance order, a misfit ring drawer was installed two weeks later. It was so difficult to work with that we decided to stay without a drawer. A fitting drawer was installed months later. Some of the power outlets are detached from the wall. The air conditioning system is so old and its noise overpowers the voices of the occupants speaking and the sound of the tv. Balcony renovation began last summer and we’ve had to stay without a balcony for our whole lease term. That really shows how slow they are with projects and maintenance requests. I’ve seen police vehicles pull up several times and witnessed verbal fights that disrupt the community. All that said, I would not recommend leasing with the Madison as you can find more favorable apartments around.

Had a tour recently and these are very over priced, and they aren’t fully renovated! You’re definitely paying for the area but honestly can find better.
Well, I have officially learned what the "bait and switch" is thanks to The Madison. I was told I was getting a renovated two bedroom when I arrived on the first of May from across the country. A family member went and actually looked at the apartment two weeks prior and was told it was in the middle of being rehabbed/renovated and that it would be completed by my move in date. When I showed up to move in...nothing was completed and the property manager actually said when I showed her the filth, water damage and bugs (roaches confirmed by Terminex) "I swear it didn't look like that when your brother came to see it." So not only was it NOT a renovated apartment...it was uninhabitable. They had another two-bed that was done, showed it to me then informed me I couldn't have that one because they had rented it to someone else who would be there in a MONTH. But I could live in the uninhabitable one while they made it look like the nice one. Yeah, fool me once, sure, but I have already seen what their "work" consist of. So now I am homeless 2000 miles away, but at least I didn't catch any diseases or get sick from the roaches that were hanging out in the cabinets and dishwasher when we arrived. Deceitful, unprofessional and criminal as far as I am concerned. The cabinets were literally falling off and panels were RIGGED to make it look like they were installed in the kitchen. Peeling lead paint and shoddy work doesn't happen over night.
I just moved in and I am in shock. My interactions with the manager had been so pleasant before moving... when I moved It was obvious that my apartment was not turned over properly because the apartment was dirty, it smelled funny, I can't even talk about the bathroom, things are leaking, the outside of my apartment is filled with trash and vines everywhere. This is unbelievable! Also, there are holes in the cabinets. Awful! If you like clean and fresh do not - just please, go somewhere else.
You can get a better place in this neighborhood far cheaper than what you'll pay to live here. The customer service at this place is absolutely abysmal. Property management does not bother to answer the phone when you call and doesn't bother to return calls if you leave a message. For the short period of time they would return calls, excuses were made as to why they weren't responding to maintenance requests. Parking is a nightmare. They did finally hand out parking permits to residents after several months of complaining about the parking situation and it did help some, but parking is still awful. From what I can tell, they have finally leased to full capacity without taking the number of parking spacing available into account while doing so (i.e. multiple people and multiple vehicles in one apartment or one resident with multiple vehicles in some cases). They recently began renting to very young people who are still in college or just out of college so noise carries on throughout all hours of the night. Trying to ask neighbors to be respectful and keep it down only results in louder, more obnoxious behavior.
If you are looking to live in a rental community that reminds you of your college fraternity days or causes you to reminisce about your days living in a college dorm, this place is for you! Parking is abysmal because many of the residents still in college or fresh out of college have guests over permanently. Neighbors are noisy at all hours of the night. Fights have taken place in the parking lot. Maintenance takes several months to fix things or you end up fixing what is broken yourself. Property management does not answer the phone or return calls to discuss maintenance issues or other concerns. Complaining to the property management company that owns this property also doesn't render results. Summary, you can get a better place far cheaper in the same neighborhood than you'll pay to live here.
Fitness center has unmaintained appliances. Pool is decent. Apartment is average size and is clean, however when I moved in not everything was ready and I had to deal with maintenance coming in and out while I was trying to settle in. My biggest problem has been with parking. I have come home many nights to find that there are no parking spots left and have had to find street parking. I have attempted to address this issue with the office manager, who has been nothing but rude. She refused to do anything about it. I was also having trouble getting hot water in my shower and she told me that I would have to shower at a different time, despite the fact that I was having hot water problems at varying times. The location is great and the apartment itself is decent. But the bottom line is, you could find something bigger, less expensive, and with better customer service elsewhere.
