The apartment area is very convenient to a lot of different stores in the city.
I've lived at The Madison 6 years and the community has evolved over the years ... for the better. The homes have recently undergone renovations, which have been pending for several years, giving them a more updated and modern look. Living through any construction is daunting, but I must say the office staff/construction workers were impressive, which made it more tolerant. The new Manager, Trey, has gone above and beyond to make my life here at The Madison more amiable and I'm so appreciative to him. Elizabeth, another staffer, has literally went out of her way to assist me with various issues and I appreciate her as well. Overall, I'm happy and content and glad I chose The Madison as home.
Have resided here 15 years, have seen ownership, management and other personnel come and go. Thus far the present team is the best and I would have absolutely no problem recommending the Madison to future prospects.
My rent amount was not what I was told initially. I pay for pest control but I have to request it. If I pay monthly, you should be providing this service monthly. I been getting giant bugs around the door and stairwells. I constantly am knocking spider webs down or during the day run up the stairs because of the wasps that I’m allergic to. I’ve told the office twice about the bugs. Still there. My neighbors leaves nasty trash outside despite having two trash cans. I can’t even get a trash can, so I use my own. I get cited for my neighbors nasty trash. Constantly people are in and out of my apartment but never am I provided a 24 hour notice. I just see them on my camera coming in and out. It wasn’t for the renovation either. Can’t talk to anyone in the office. Always a voicemail. And my mail is being stolen.
I just moved in at the beginning of August and already it feels like home, the management team has been super helpful to make the transition smooth as well.
A very quiet community, solid housing and much peace of mind.
Madison at Adam Farm is a great place to live overall. The grounds are well kept for the most part and the leasing staff is polite. The apartments are pretty nice on the inside with a good amount of space and plenty floor plans to choose from. Maintenance is responsive to most concerns efficiently and timely.
This apartment complex may have had some bad management in the past, but Madison at Adams Farm made fantastic improvements to truly better this community!!
Living here has been a wonderful experience I moved here from another state on a holiday and even though they were closed they made it easy for me to get into my apartment. I am proud to call The Madison my home.
Apartments are beautiful and modern. very quiet apartment living and very friendly people in the community.
My living at Madison is great on the line of security. But the rent is so high that I can't recommend any friend or family member here. N C state salary is too low for this. I can't afford so that's why am moving out.

I typically see the best of my situations, yet this is a warning to not rent at the Madison at Adams Farm. Moved in Feb. 2023 and my heat was not working, I contacted the office every day for 3 weeks, and they insisted it wasn't their Boiler. Called Piedmont Natural Gas to see if they had a problem turning on the gas, but that was not the problem. It was below freezing some nights and with no heat, I wore my jacket inside the apartment, so I would not freeze. We had plenty of bugs and creatures come into our home throughout the spring and summer months. Every few weeks there would be a large centipede, spiders along the front door, and bugs crawling everywhere, Mice squeezing into the cracks of our apartment. After submitted maintenance requests, they always stated, “Your apartment is at the top of the waitlist”. And Pest Control comes “Every Thursday”, my wife was at home and did not see them come for two whole months. The headaches really started once the apartment upstairs was occupied, have you ever wanted to memorize a married couples' schedule? Well, the Madison is the best place for it. You would hear every single step, door, drawer, even speech from upstairs. Worst of all, they got a new dog which wouldn't stop barking, and they argued day and night over it. You would expect better from a “Fully Renovated” apartment. On August 8th, 2023, the apartment above ours had a leak in their sink, which led to water flooding into our kitchen. The Emergency Maintenance Crew came and cleaned everything up, and told it would be 48 hours before they could repair the drywall. Makes sense since it needs to be 100% dry. It took TWO WEEKS for the Madison to find a contractor to fix the hole in the ceiling. The front office staff kept stating "48 hours, 48 hours". After going back and forth for two whole weeks with spiders and other insects crawling in and out of the hole, the contractor came by. He said the Madison staff did not make them aware of this issue until that morning. On December 20th '23, Intent to Vacate where we only Prorated Rate for February. In February, Staff argues that we are not allowed to do Prorated rates. Even though we gave a 58-day notice. And said we could not pay in Cashiers Check, which is also a lie since it clearly states in the lease that it is viable. They promised I would get my deposit back within 30 days. It was not until April 14th, 59 days after, where they decided to send my deposit back.

When I first moved into this apartment complex They didn’t have my unit ready for me. Didn’t even have my papers ready for me to sign or have an appointment set up. A month in my ceiling in the hallway and bathroom was flooding. My water pump had Mowed all in the closet it’s in and come into my kids room and my front door and bathroom all the lights was off because of the flood. It was leaking from above on to the floor. Took them a minute to get out to take care of multiple visits. My ceiling fan has broken Multiple times while sleeping could have fallen on my head. No one still has not fixed. My dresser in the bathroom has fallen on my foot still hasn’t been fixed. I had a pest situation. Took them a month and some to come out to spray, but I already took care of. It didn’t understand what’s the point of pest control if I had to do it myself. My door Lock was not working had to leave my door unlocked until maintenance came out took them about a week. It’s just been bad luck here since I moved in.

I would not recommend Madison Farms to my Worst enemy, The community is always full of trash! Trash is blowing all over the property. The office staff are misinformed and do not do their job, requiring the Tenant to make multiple follow-ups in turn wasting their time. They keep removing amenities while hiking the prices! The Dog park is closed!, The Tennis courts are closed since COVID. You create a problem then charge for the solution just like the government! Valet Trash is a joke! Abandoned cars have sat for years and take up valuable parking spaces, when tenants have their boyfriends live with them and consume 6 - 8 parking spots for non-paying tenants!

The Madison at Adams Farm is very a very quiet place to live. The management team however needs to keep the buildings updated and clean. The office staff needs to be trained on customer service and the importance of providing a clean place for people to live. They need to not lie to potential residents because I was told I would have received machine and dryer in my unit upon arrival.

It’s the most beautiful place I’ve ever had. The leasing office staff Rashad, Rae and Nisha have made things so great and easy for my wife and I after moving down here from Maine! They were absolutely exceptional with their professionalism, kindness, welcoming and informational mannerisms. I would highly recommend them a raise!! 10/10 stars!!

Do not move here. This place is unprofessional in money, hungry all they care about is collecting rent and not fixing any problems that you might have within your apartment complex or on the property itself we’ve had amenities that we are not able to us for an example of a swimming pool that’s been green for a year-long a tennis court that has weeds growing out that is not a tennis court An animal park. That is not even an animal park and a Gym that is not properly sanitized at all. The property management in maintenance crew, as well as the ladies in the front office do a poor job of customer service, maintenance request and being a man or woman of their word. When I moved in February 2022, I submitted a request to get everything fixed in the apartment the management went into the system and marked that they fix everything in the apartment when nothing has been touched, as well as my dishwasher caught on fire. They sent somebody out here to properly fix it and then I requested a new dishwasher maintenance came and put the dishwasher in after three months of me, begging for a new dishwasher because I kept giving my dishwasher way to other tenants and improperly installed my dishwasher. There were screws left in my dishwasher which caused my dishwasher to smoke on top of this December 25, 2022. We were left without water for six days.
I moved in February 2022 and everything that was broken when I moved in is still not fixed. They do not have enough maintenance staff for the complex so nothing will ever get fixed. Still have a leak under kitchen sink. Hot water in bathroom sink still won’t run after a work order put in months ago. Missing bathroom drawers that were never replaced. Missing shelf in the refrigerator that I just had to buy a replacement myself. Not worth the headaches, do not move here.
I moved in on the 15th of August. I have not had a tank lid on the toilet since then. I let the office staff know the 16th of August in person and they said they would handle it. I then realized they never let maintenance know so I put a work order in on the 20th of August. Around that time, my AC was out too but they came and fixed that. I waited and waited. They never did anything so I put in another request on the 16th of September. Today is October 7th. Well I have been nothing but patient and they put that they completed the work. I did not tell them that it was completed. When called, i told them that it still hasn't been done. The office staff member said they would pass on the world. I do not recommend moving here. Listen to all these reviews. I will consider changing my review if something changes.

Built in the 80s and 90s. Dilapidated and falling apart. Leaks in new and old apartments. Stained rugs. Mold. Fungus. Lots of complaints from lots of residents past and present. AVOID AT ALL COSTS!!!!!
This place is a dump, there is garbage everywhere! The buildings are old and disgusting. The office never answers their phone. Maintenance takes forever to get anything done because there’s only like one person working for 500 units. Constantly hear about units flooding. There’s cars that need to be towed away all over the place it looks like a homeless encampment.
This complex began going downhill when Core transferred the Property Manager to this location. When the new owners purchased this property in June 2022, they kept her onboard without realizing she was the driving force of the property’s decline. Horrible Property Manager, incompetent office staff, and maintenance is nothing more than untrained handymen. Nothing is ever fixed to completion, work orders deleted, and no one in the office responds to phone calls or emails.
My microwave got short circuited and stopped working on June 26th 2022. The office was closed. I called the maintenance number and I explained the microwave issue and he suggested to unplug the power line and someone will come on June 27th to look into it. Nobody showed up. I went to the office next day June 27th to file the work order as the resident login site was not working. The front desk stuff took note on paper and she said she will open a work order. But she did not put the order into the maintenance system. After visiting the office I learned they have a new site for resident login and submit maintenance as management changed. I submitted the maintenance request online on June 27th afternoon. I followed with the office stuff about my maintenance request for three consecutive days and 3-4 days later someone from maintenance called my wife to know the color of the microwave. I went to office again on July 1st and the front desk stuff said maintenance has looked into the microwave issue and they ordered a new microwave. Well, at least finally after 4 days of maintenance request they looked into the issue and I was in kind of peace of mind that someone is working on it. I was waiting and waiting but no one showed up. Two weeks later on July 11th, I went office to get an update and the front desk could not give any update as no one is working on it. After my visit on July 11th, two persons showed up to investigate the microwave issue if it is working or not. Wow!!! Is it a joke????????
I would not suggest moving here unless it’s out of complete necessity. Mold and bugs have been a consistent problem. It’s also clear there has been unattended to water damage in many of these apartments as well. Privacy is out the window as well…management gives sometimes up to two week time periods letting you know people will be in your apartment or conducting inspections or maintenance. You cannot schedule these and they will not narrow down that timeframe for you. Any conversation about figuring this out will lead them to simply holding a $500 plus fine for non-compliance over your head even when you’re just trying to work with them to allow them in your home without it costing you income (if your work from home like I do.) This place is notorious for this kind of behavior and poor upkeep of their apartments. I would not recommend living here.

Please be aware of the potential health impact you may face from moving into this place. We moved in here with low expectations of management which is not ideal but completely manageable (I do not need to work with them every week or even month) so that is alright. However, at this point the sheer amount of mold showing up now in our walls and even in the heating/ cooling system which is likely spreading spores throughout the entire apartment. It is a lovely area, and the tenants around us are wonderful. Maintenance is friendly and tries their best, but they appear very overworked and are likely down playing the mold to keep tenants from breaking their lease. I wanted to love this place, but the effects of the mold are impacting the wellbeing of my family, and pets.
I saw this property on this site and ignored the bad reviews. DONT. I gave them a 3 only bc the girl who worked with me at the office was nice. They never answer the phone at the office. It’s been a week since I moved in. One toilet does not flush properly, one showers hot water nozzle does not work and my bathroom sink leaks bad! My apartment was not clean when I moved In and it’s wasp nest all on my porch and in front of my door. I was super excited to move here after touring( my apartment looks nothing like the model, all the apartments are NOT renovated) but now I’m patiently waiting for my 9 months to be up so I can move after 1 week.
Upon moving in, the "extra storage" they advertise is completely covered in mold and things growing out of the floor. We have developed severe allergies since moving in 2 months ago. There is severe water damage to the interior of the apartment as well (especially to the vanity). I have sent 4 requests for a mailbox key since moving in and have received no response. This was supposed to be provided upon move-in. The banisters at the entry as well as back patio are completely rotted and have been painted over many times. PROSPECTIVE TENNANTS ….. BEWARE!!!!
I was told that I could walk through the unit the day before move in, but when I went the office didn't have the keys because their cleaning lady was not finished. I asked if I could go by the unit and ask her to let me in, and they said yes, but she was not there. They claimed there was no way to contact her to see when she would be back. I decided to give it the benefit of the doubt since these are difficult times. My unit was nowhere near ready when I moved in. They were still cleaning that morning and didn't finish until almost noon. The master toilet was broken, the grout in both bathrooms was cracked with huge chunks missing, the insides of the kitchen drawers were dirty, a smoke alarm had a low battery (which we changed ourselves by climbing on furniture since they couldn't seem to be able to spare 10 seconds to come handle it), the kitchen sink and dishwasher do not drain properly, the person answering phones for maintenance requests cannot answer simple questions about how the AC/Heat works, many window screens are torn and/or broken, all of the cable jacks were lazily painted over so it was difficult to figure out which one even worked, the laundry room light flashes and goes off and is likely a fire hazard, and I am still finding new issues every day. I could brush off the level of disrepair if they would fix things in a reasonable time frame. However, maintenance is very slow and I spent 2 nights with the outside temperature dropping into the 40s with no heat, even though I had been assured they would be there to check on the issue the same day I made the work order. Once the weather snapped in the other direction (as NC weather tends to do) the AC didn't work and I was forced to open all of the windows only to find the poor condition of the screens. To my knowledge, they still have not come to fix it after over a week and multiple calls. I am already counting the days until I can leave.
Living At Madison at Adams farm is not horrible but, is understaffed and under-equipped to handle all of the residents needs. The apartments are old and have massive massive water damage to them. Absolutely nothing in our apartment was replaced before moving in AND there was no ozone treatment done to the walls or floors to get rid of the saturated cigarette smell or black smoke off of the walls and appliances. The guest room floor has been soaked with water from the heating system and has mold growing in our apartment and no matter how many times we call or put in requests, no one seems to do a thing. Absolutely a mess, maybe the updated apartments are better than the belmont 2B 2 BR but i can not wait to move out of here and we have only been here for three weeks. Also dont ever expect to get a call back on any questions, youll call and talk to everyone about it and theyll say they will call you back and after speaking to everyone in the office about it, they still wont have an answer and insist that they will call you back with one, like I said probably due to understaffed team but it is super frustrating!
So first, I called up there and was told if I came back up there with my application the unit would be saved. Paid the fee and everything...was called back and told that they gave the unit to someone else. THEN was told I was denied but I worries because they’d refund me the $100 my boyfriend and I dropped to apply. That was back in March mid. I have since visited the property to be met with attitude from one of the lessening agents who told me that they mailed my check to California. Every time I call up there and the story has changed multiple times. Now, the check has apparently just been sent at the end of March. It’s currently June 10th and I’m still in the run around with this place. If you know what’s good for you... don’t even apply here.
Their idea of an “emergency”: When the heat doesn’t work, it has to be 20° or colder to be deemed an emergency. When the air doesn’t work, it has to be 85° or warmer to be deemed an emergency. If your maintenance issues are not deemed emergencies, they’ll get to you when they get to you, usually much later than their guaranteed 48 hour return time, and you’ll have to deal with the inconvenience much longer than necessary. The front office is disorganized, and any complaints often go unanswered and unaddressed, such as a cluster box where half of the mailboxes don’t close or lock properly and opening one mailbox unlocks the entire cluster box. It seems to be one headache after another.
I have tried 3 times to view an apartment here. 1st time their phone service booked me on a Sunday. Went and was a little early and was turned away because I was told they don’t show apartments on Sundays by a man in their office. His excuse was he was the only person there and there’s only one person in Sunday’s period. So I attempted again but it was during the work week and I was not able to go. My 3rd attempt was today and a person called me about an hour before my apt which I’m glad I didn’t drive all the way there. But somehow they double booked their people to show apartments. And they had over 10 move ins today. She wanted to know what I was looking for because more than likely they didn’t have it per the notes they had. She looked and said no we don’t have any 1 bedrooms available until April 1st now and I had to cancel again. Very disappointed with there customer service. If I were able to see the apartment on my original date I would have prob had my lease signed by now. I’ve heard this was par for the course for this management company but hoped I what I was hearing wasn’t true. Guess I was wrong.
The cleanliness of the grounds. Rental office is furniture with great warmth. Staff was very attentive, professional and knowledgeable. I felt like Joshua was a pleasant family member. Everything else is just a bonus pools, business center, gym, dog park basketball court, fishing pond also a play ground
They are so disorganized! They have a call center in California, specifically for giving out current leasing information and setting up showings. But they don't actually give or have live and updated/correct leasing information on pricing or availability. You CANNOT talk to anyone on the actual premises unless you physically waste your time and go up there. I called this past Saturday and the call center asked me what I was looking for - gave them the my preferences and they set me up to go look at the apartment that same day. Got up there, and was told they didn't have that apartment or any of the preferences that I was looking for. Was told to come back or speak to someone else the following week when they might have something. -- Called back on Monday, and again got the call center and they sent a message to have some one call me. 2 days later, no one called. -- Called again on Thursday and asked again about availability for a different apartment. They scheduled me to go up there again and got up there, and that apartment - that I was quoted as advertised had gone up $210 in 4 days. I advised that I should still be able to get same quote as I had been calling for 4 days and no one would return my calls. So now after 2 wasted trips I am still without an apartment.
We were greeted as soon as we walked in. Loved the atmosphere. Down to earth and friendly. The floor plans are exactly what we were looking for. We are only in the application phase however we feel this is the place for us and look forward to moving in very soon.
Applied for a unit here with 2 months till moving in date. Worked with Mel and a former employee Lindsey. Told her we had 1 request and that was NO carpet due to owning 2 dogs. She said the unit we want is hardwood. Come move in date we are told to sign the papers then we get the key. We signed and gave our first months pet fees. Grabbed the keys and found Carpet at the unit. I went back and told Mel it was supposed to be Hardwood. I told her we are NOT moving in if its carpet. She said she will call her regional manager and see what options we have and to give her 1 day. The next day we went back. The Assistant Manager Crystal helped us. She stated the Regional manager is off for the weekend but he will probably say that WE as tenants have to pay for the upgraded Hardwood that we were promised or we can look into the option of canceling the lease. After she got in touch with the manager she repeated the above. I requested my money back but she said "I didn't know that all this was going on so I cashed the checks that Mel gave me from your payment yesterday. The Main office in California is going to write a check Monday." Obviously, Mel did not talk to anyone about our problem or Crystal would not have cashed our checks and/or stated she had no idea anything was going on with our unit. I would have loved to move into this place but seeing as how we were lied to by 2 of the office members right off the bat I'm glad we are not moving in now.
The community was very nice and the upgrades on the apartments are even better. The people in the leasing office were very friendly and helpful!
The location is great and the community has a ton of amenities. The upgrades are nice and the staff was very helpful when we visited.
