This is going to be lengthy but I wouldn’t be leaving it if I wasn’t so jilted. The previous owners of the property were fantastic people. They got maintenance requests done fast. Put on events for everyone living here. Sent us cute emails all the time. Genuinely made living here fun. The new owners are awful. Number 1, we let them know, per our lease agreement, we would not be renewing our lease due to me moving further south and my roommate moving north. The email clearly said “end of October”, but by the time October rolled around and we tried to pay rent, we were being charged $2700 for an early termination fee. I tried emailing, calling, no response because the office is closed on the weekend. October 3rd (Monday) rolls around and I get a call asking if I’ve vacated the apartment and if I was turning in my keys. “End of October” is not Oct 3rd. Told them I still lived in the apartment, wasn’t even beginning to move my stuff out until the following weekend. I was told they’d call me back after putting me on hold twice, got an email asking for the original 60 day notice, AND IT SAYS END OF OCTOBER. Shocking. They fix our ledger a few hours later, we immediately pay rent online, thinking that was the end of it. Nope. I get an email later the next day saying rent is late and we were going to receive a notice to vacate. I frantically text my roommate, he shows me the bank statement showing the money coming out of his account. He tells me later on that he called to try clearing things up on the phone and the woman who answered the phone was very condescending and rude, trying to blame us for it since rent is considered late on the 4th. We get it remedied but I’m upset. I go home that following weekend and we were all but served with the “notice to vacate” even though we took care of the rent THAT DAY and were told the notice would be given the next day if it wasn’t taken care of. These people are awful. They also tried to charge me for trash on my balcony WHEN WE PAY FOR VALET TRASH. Between all of this and another resident telling me her apartment caught fire a MONTH ago and how they haven’t dealt with it, the cockroach complains, ants infesting my own apartment even though I was barely there on the weekends? Look somewhere else. This place used to be great but these new owners are horrible people.
The police stop here at LEAST 5-6 times a month that I have seen over the last year. Tonight 7/26. There were 7 police cars all over the complex. 5 police officers arresting 1 individual who was screaming from his car. And there is always GARBAGE and dog poop ALL OVER the COMPLEX. And the cockroaches are even worse. Pest Control SUCKS ! We had to hire a another private service.
If you’re young like me and this is your first time getting an apartment I would recommend to keep looking and make this your last option. In the beginning of moving here it was great until the summertime came, there was a ton of roaches and we had them come out and spray three times and we even had to stop using our sink. It also took us having to tell them multiple times to come out and spray until they finally came and sprayed. Maintenance was great in the beginning and towards the end they either didn’t care or were too busy. The worst time was when our shower knob was leaking and we had asked them multiple times for a month to fix it until it finally bursted off in the middle of the night and water started pouring everywhere and the maintenance guy had to come at one in the morning to fix it, when this could’ve been avoided if they would’ve came when we told them to. Like I said they were decent apartments and cool in the beginning but I feel as though in the summer they are awful so if I were you I would keep looking. Goodluck!

My husband and I moved into The Madrid apartments the end of August 2020. We have had an excellent experience and staff is amazing. The property offers free wifi, exercise room, covered parking if available. New updated floor plans with stainless steel appliance options. We also get the trash picked up from our door step every evening Sunday-Thursday, talk about being spoiled! If your looking for a apartment this is definitely the place to go!

This is by far the worst apartment complex I have lived in. Our AC leaks (puddles would form in the restroom) from a vent when turned on and it took them WELL over a month to come out and fix it. They don’t care about their residents and the conditions of their units. I have mold growing from the AC leaking and they still haven’t come out to handle it. If I could afford to break my lease I definitely would. They try to get over on the residents that are younger and that’s just not right. On my move in date the unit wasn’t ready and you could tell. When we moved in you can see that they rushed to do everything and it wasn’t cleaned properly. They have rules that the residents are expected to follow, but they don’t hold up their end and give basic quality living arrangements. I’m so disappointed in my choice to live here and definitely warn people to keep looking at other places. This apartment complex is not worth it’s price.

I helped my son get into an apartment April of last year. There were a lot of issues when we first moved in and they said they would get them fixed. The major issue was the apartment smelt like cigarettes' very badly. When you showered the walls would drip brown stuff. Also there was a huge ant problem. My son was bit numerus times on different days. He has an allergic reaction and the bit swells, and every time you get bit it get worse. So finally in October of 2019 we had had enough and wrote a letter saying we would be moving out. They said that was fine and I had to file a notice to Vacate, but I had to do it in person. I told them that I would not be back in Dallas until December and they said it did not matter that I had to do it in person. This was said after weeks of them saying they would email it to me. In December I went in and they said I had to wait 60 days after the notice to vacate was signed before I could get out of the lease. On the notice to vacate where it says how much I would have to pay to terminate the lease was left blank. So we had to pay up until February 23. On February 1 I went into the office where I talked to Irma. I asked Irma how much I owed to be done with the lease. She told me my total would be $850. She also said the water and trash are not prorated so I would owe some there. I asked if she thought $1000 would cover it all and she said it should. On February 4th I checked my account to make sure everything went through and I had a balance of over $1000. I called the office where I talked to Diana, who was the office manager at the time. She said there was a $950 Penalty for getting out of the lease. I was told I should bring in a news crew because I am not the only one that they are doing this to. That there is stuff going on at the corporate level. I just want to be done with this, I want them to say that I do not owe anything else and for them not to do it to other people. I have never had a bounced check. I have always paid my bills in time. This company is taking advantage of people. Please read the rest on the BBB site.

Run as fast as you can pest control does nothing we have killed 3 rats on our own they are now roaming freely while we aren’t home excuse after excuse
they have mice and ants. worst part is, they charge you for pest control but pest control doesn’t come to ur house unless u ask them to. my problems have yet to be fixed in my apartment. sockets are out, my tissue handle is broken, tub handles are broken, and i have a mouse living with me!!! it’s running around freely. this is here 2-3 later after me telling them I have a mouse in my house. they sent pest control one time. their pest control SAW the mouse and did not grab it, nothing, he just laid food down and told me the mouse will eat it and die in two days. hasn’t been back since but guess who’s still alive and active? THE MOUSE. eating all of my food!!! the office keeps telling me i have to wait until a specific day. like wtf??

The apartment themselves are great. The owner and management are the most unprofessional individuals I have dealt with. After 2 months of documented communication with the front office, I requested to speak with corporate office and was declined due the fact "that I would not sit and resolve the issue". The issue was on going for over 2 months. Never have I heard of a company do this. Save your time & money and move else where.

This is the worst place I have ever lived! They do not care about their tenents at all! I put my deposit down a month before my move in date. Then the day before I was supposed to move in they called and said they made a mistake, my apartment wasn’t ready and they didn’t know when it would be ready. I had to be out of the place I was in by the 31st (the next day)so the manager gave me a different apartment to move into. It seems like they gave me the crappy apartment in the back that no one cares about. This place is falling apart, something is always broken! I mean doors falling off hinges, the washer flooded my apartment, all kinds of plumbing issues, etc. It takes weeks for them to come out to fix anything! They do not maintain the property, a dead tree fell on my car causing about $4500 in damage and the apartment complex will not do anything to help me with it. My car insurance will cover the damage but only after I meet the $1000 deductible. So my window is still broken because I don’t have the money to fix it right now. Today it is POURING down rain which is going straight into my car. I asked them if I could park under the carport so there is not additional damage to my car. They said it was up to my discretion but I will probably get towed. I asked for a sticker so I don’t get towed and was told no. I asked for a discount on a sticker and was told no. It’s absolutely ridiculous that they will not take any responsibility for damage that was caused by their property. Another thing is that they charge you a pest control fee every month and I have been trying to get them to come spray my apartment for a month and a half now! DO NOT MOVE HERE!
It’s a chill environment. I would recommend for others. When ever I contacted the office about something they come and handled. I am really satisfied thus far. I think management are nice and easy to communicate with. Units are spacious and come with washer and dryer so that is a plus.
Moved out 3/31/17. It's now 8/19/17 and they still have not returned my deposit after countless calls and emails.. I left the place clean and no damages. Management (Catalyst Multifamily) is a joke. Run away!

I have been living in apartments for almost 20 years now and I have never had so many issues like I have had here at Riverbend Village. First off, they called me 2 days before I was supposed to move in telling me that they would have to delay my move in (which was a huge inconvenience because that meant I had to rent a moving truck twice as well as find a place to stay for a week because I had to move out of my previous apartment). A/C was out the first few days after I moved in (I moved in August and we live in Texas so you can imagine how hot it was outside). Stove went out, toilet started leaking all over the bathroom floor, I still have a hole in the patio closet ceiling that I told them about when I first moved in that they still have yet to fix almost a month later...the list goes on and on. All of these things happened within the first month that I had been living there and some of those issues I'm still currently dealing with. The people working there don't live onsite, so they could care less about the issues the tenants are having and even less in trying to get them fixed in a reasonable time frame. The apartments and its quality, for what you get, are WAY overpriced. Nothing worse than paying full price for sub-par living. Assigned parking spaces don't help the situation, especially if you have more than one vehicle because you are only allowed 1 parking spot per apartment.
My apartments are great I have a nice cozy two bedroom tucked over in the corner. The maintance guys are always polite everything always work . The staff will cook breakfast and have movie nights . This apartment community has made my moving to Texas a great sucess.
I moved into rivetbend apts in 2000. I have seen managers come & go and residents too. The location is perfect. The office staff are friendly professional and i love them dearly. The maintenance crew are quick with repairs and also friendly. The pool area is always clean & the weight room is very nice. Living here for 15yrs i have no complaints. OUTSTANDING PLACE TO LIVE.
