Property Ratings at The Madrone
Caveat: I've only lived here for around a week, and the building has only been open for around 3 weeks (I believe it opened May 15th, 2023). But so far so good! Building: - Tenant pays all utilities. WSG is $120 per month, parking is $90, I got mid-tier internet from Xfinity for $35 a month, PSE for power (energy costs TBD). Rents obviously vary by unit. - Great views, particularly water-facing ones but even the back side of the building is decent with views of the capital - Seems to be well constructed. Nothing feels cheap or breakable. Appliances work well so far. - Vaulted ceilings, tons of natural light - One elevator and two stairwells - Fantastic location - Well insulated; I was surprised at how little noise there is from the street when the windows are closed. Windows open is a little road noisy, at least on the water side. - Rooftop not yet open (as of June 2023) because it's not finished; they will have a dog walk/peeing area, and supposedly BBQs and patio furniture up there. - In-unit AC and heater - No other in-building amenities/community room/etc. it's a pretty simple building. - Parking limited, will fill up quick as the building rents out. - A few weird touches, like an exposed water heater in the bedroom closet and no hand towel rack installed in the bathroom (like ??) but in general the apartment feels high-end. - Pet friendly - NO BUZZER SYSTEM which is weird, you have to just walk down and let people in. Not a big deal if you're able-bodied but if you're less mobile this could be a problem for visitors and deliveries. - No package storage. UPS/USPS/FedEx are supposed to deliver packages directly to your door (they have building keys). I was told that Amazon drivers may just leave packages in the lobby. We'll see. - No bike storage room. They have bike hooks installed in the units - in mine it's in the bedroom. Kinda odd, I don't really want a bike hanging next to my bed haha. Management: - Teri (property manager) is friendly and seems to actually care about residents - Urban Olympia (owner/developer) has a good reputation AFAIK. Also my friends have rented from Urban Olympia for years and have been happy with them. - Pretty good lease terms; after 12 months, leases automatically convert to month-to-month with (allegedly) no rent increase - Easy online portal for lease management/rent payments Overall this seems like an excellent place to live. Again, this is a review of a brand new building so take it with a grain of salt.
