Best value in the area Nice apartment with pool, lots of floor space, balcony, and laundry. Peaceful area, but close to creve core lake. Very convenient location. Good parking as well

Great ! The management team here are all really helpful and friendly. Every encounter I have had with them so far has been pleasant.

Lease Renewal The lease renewal was easy enough, but I am approved for section 8 housing vocher program, hopefully I will be parrt of this program this month of this New Year!

Doing good Never had any problems, Things are repaired right away, parking is a little challenging sometimes, but overall nice place to call home.

6 years at Magnolia Staff and maintenance were very good in taking care of issues. The downside is that the apartments are a little older.

No response I had a minor flood nearly 2 weeks ago. Other than the initial notice of the flood, I have not recieved any update, plan, or time frame from management. Despite numerous phone callea and emails, all updates were from running into the right people at the right time. I have not been living in my apartment and do not know when i can return as nothing has been comunicated ro me.

Awful experience!!! Temp worker rented us wrong room, application is a nightmare. Staff not on same page and facility was worn down. wStay away from this place!

New dish washer installation and fixing the kitchen sink This is the first maintenence team I've seen that is actually reliable. I've lived in the unit for three years and this is the first time i actually felt like they knew what they were doing.

We moved in December and 9 months later it has been a good time!

It was a good place 7 years ago, but has just been on a steady decline. Maintenance request are routinely ignored, and the office staff if frequently absent. They're on break more then they work. Took six months to get a broken drain pipe fix that was leaking into the wall of my bathroom. If an appliance breaks, prepare to be told it's because you're using it wrong repeatedly. If a package gets delivered to the leasing office, be prepared to dig though a pile of boxes to try to find your delivery. If I could get back the staff they had in 2017, this would be a much different review. But they like to fire their staff every 6-months to a year. So don't bother learning their names. They'll be gone before your lease ends.

For starters, we moved in a couple months ago & I instantly noticed the smell of smoke. That has finally subsided after we begged them to change our air filter & we had to reclean the apartment. Recently, our so called "LUXURY POOL" opened and there is an awful build up of algae on the sides and bottom. I don't recommend swimming in it like we have been waiting eagerly to do. To make matters worse, anything brought up to the officials in the office gets set on the back burner. Reminding them 2-3 times doesn't seem to help either. Long story short, our place is nice but I wouldn't recommend it to anyone. Especially at these prices.

We have been here for about 6 months now it’s literally been the worst!!! Absolutely horrible don’t be fooled the pipes in the bath tub are bad, black residue comes out of the faucet whenever you run the water so no baths, everything in the bathroom gets wet when you run the sink, kitchen ceiling was leaking a ton of water, the A/C has been out for 2 months, the ONE maintenance guy they have doesn’t communicate nor do his job at all, all of the staff members are very RUDE / unprofessional!!!! They have no cameras or security for safety measures, the wash room needs to be upgraded washers are always out of service (filed with molding water) & also tears up your clothing loads are $1.50 for both wash & drying!!! The toilet doesn’t fill with water, there’s a leak somewhere, they won’t FIX anything yet wants you to continue paying rent each month, they ignore emails, the GYM has no heavy weights!!!! The LIST goes on your getting 0 bang for your buck!!!! Keep your money!!!! <<<<< HONEST REVIEW!!!!

My son and I lived at Magnolia a year. The management team was responsive and very friendly. Amber was exceptional to work with! The team was exceptionally nice to my son who suffers from anxiety and depression and his emotional support dog was always greeted him with bones lol. The maintenance personnel ( Val) always came right away if there was an issue ( we only had one) and he was great!! grounds were always clean and even living on the main floor we never had any issues with bugs. The people that lived at the complex were all very friendly. There was zero drama which is rare and no crime Never had any issues with noise! Just bought a house but would highly recommend families or anyone looking for a great place s to stay. Many tenants have been there for years and years! When searching for a place to stay, after touring over 10 complexes, this one has the friendliest staff. !! HIGHLY recommend !!

I have a neighbor that's been using my apartment as an echo chamber for bass tests for months. It's driven me crazy. I've never experienced anxiety until now. I didn't even know what that meant until being tortured for nearly a year. What happens when I report the issue? They threaten to evict us both. People can do whatever they want here with no respect for the area and everyone else who lives here.

New ownership has ruined this place. Among many issues, the biggest issue was the flooding. Not just to my apartment, but everywhere. Maintenance told me the storm drains are clogged throughout the property and ownership won't fix it. My apartment has flooded twice, and ownership takes an extremely long time to fix. I'm struggling to find anything good to say about this place. Not worth it at any price. Don't be fooled by the office's facade. They aren't putting any real money into it, just the illusion of it. And they will constantly find ways to get money out of you, while avoiding major issues.

I love my apartment. I'm surprised to see the negative reviews. We've been living here for almost 2 years and we have had a good experience. There is a washer and dryer in our own apartment, which is I couldn't find anywhere else. All the appliances are updated and the maintenance guy usually comes in a day or the same day. And it's much more of a bargain than the other apartments around here.

If you can afford to live here, by all means do so. I currently live in a 1BR apartment that I couldn't be more satisfied with. The apartments have all undergone renovations so you'll be getting mostly new everything. I have an entirely new bathroom, freshly painted walls, and new carpet floors. Also, all of the leasing consultants who show you around and handle your application and paperwork are super-cool and friendly. When one of them learned I was moving into my new apartment without furniture, she fixed me up a little "care package" equipped with basic toiletries and food items. The neighborhood is safe and clean and there are plenty of restaurants in walking or short driving distance. All things considered, I'm glad I chose this place and will probably renew my lease after the first year is up. Do yourself a favor and schedule that appointment now!

I have been here for 4 years now. I love living here and wouldn't move. They will have to make me move. The construction has been hard. But you should see it now. We are getting a lot of AMENITIES along with all the construction. I am so happy to live here. And now its the BEST place to be. It's close to everywhere you want to go. I have moved into one of the renovated units. And oh my god it is GREAT! Like it was just built. If you don't believe see for your self. The other great thing is we will have a pool this summer : )

I have lived at Forum for about a year now. While the ongoing construction is a pain sometimes it is amazing to see all the work and effort they're putting into the complex. The improvements already make the complex look much better. I cannot wait to see the finished product! The staff is always friendly and helpful. I have never had any issues with bugs at all but I clean my apartment. The one complaint I do have is the type of people that have been allowed to live here. While most are very friendly others have a sense of entitlement. Despite this I would and have recommended Forum to many of my friends.

Bed bugs, bugs and incompetence glore! We have had bugs for over a year and they spray and spray, and still we have bugs! We have been moved out of our place to have them fix the problem and it's still there. Now we have bed bugs that they failed to tell us about and I find out through other tenants. Construction is a mess. They start projects and never finish them. Office manager just plays politics and never gets anything done. We're moving and I strongly recommend to not waste your time at this place.

The complex I live in is a very nice place and it will be a great place once all the remodeling gets done.It is rather quiet and quite close to all things on Olive Blvd like the super market which is right across the street, and many restaurants. It is has easy access to rt 141 which leads to the free way and makes for an easy commute to almost any where in the St. Louis metro area.

We have been at Forum for about 6 months now. The apartment complex is currently in a renovation stage and looks a little unwelcoming on the outside but don't let that turn you away! The staff is always kind and attentive, and the inside of the apartments are gorgeous. It's very affordable and the staff is always good about working with you. I love all of my neighbors and have not had problems with any of the things that were stated as "potential problems" whenever we researched the apartment complex. I highly suggest Forum :)

These apartments are a great fit for a young couple just starting out. They are very affordable and close to a lot of shopping centers and restaurants. The management team is helpful and attentive. The property is clean currently doing a million dollar renovation. The Maintenence team is quick to fix anything and are very proffesional. Overall a very comfortable and quiet place to live!
