Things that don't work: Key cards for the gate, pool, and gym do not let you have access to enter... The garbage compactor always over flowing!! Valet trash never picks up Bell road traffic is awful and people drive through the complex like TALLADAGA speedway. I would not recommend this place to anyone.
Rent price that changes everyday according to the receptionist. We were late by 5 minutes for the scheduled tour today at 3:00 pm after driving 2.5 hrs from Knoxville and a person told us to wait for a receptionist another 5 minutes because she wasnt at her desk. Receptionist was so busy that she didn't find time to listen a voicemail we left about our delay due to traffic and that she couldn't give us a tour that should be rescheduled another week. Wow. And the tenants have to share cost among other occupants on utilities. Well, never dealt with such an apartment in the past.
This place is way overpriced. New management is awful!! I have been here since 2020, my water and sewage used to only be about $50. Now I am being charged $130. I am a single occupant in a 2 bedroom. Also when I first moved in I only had one vehicle. In the last 3 years I have purchased another vehicle. They are now charging $50 for parking passes and when I told them I have a new vehicle they said I need to use the one from my old vehicle but then that vehicle would be without a parking pass. Am I supposed to share one parking pass for 2 vehicles? They never answer the phone and when they do they get smart. They don’t return your voicemails. Save yourself the headache and don’t move here.

I have lived at this place from 12/29/2017 to 12/31/2021 without any late fees. I have the email that they sent my new apartment. Now they are conveniently finding excuses to keep my deposit. Here are 3 reasons why. Management: Very untrustworthy. The manager acts as if you should bow down to her, whenever I have interacted with her. I guess she never grasped the idea of customer service. Very nasty attitude! And this place has changed names. But still has the same management culture. Nasty!!! Safety: The gates do not work. There have been shootings, car break-ins and other criminal activities going on here. Maintenance: They work steadily to keep a nice grounds appearance. However, they are lacking whenever you request maintenance inside the apartment. Examples, I reported my dishwasher was no longer working. They replaced it with one that was much older. When I sent an email asking why? They ignored me. Upon renewing my lease I asked to have my carpet cleaned, just as they have done on previous renewals. I was ignored. The glass door to the fireplace shattered while using it. When I added it to a maintenance request. I got the response “we are no longer putting glass doors to the fireplaces”. When a request to inform them that the caulking is peeling around the tub and it is mold growing around the bathtub. I was told to spray bleach on it. I can write about many more problems with the apartment complex. But it is too many to name. Trust: When I came to the office to inquire about when we will do a final walk through? I was told that it will not be necessary. Because it has already been taken care of when maintenance came in and done measurements a few weeks before. Now I have gotten a notice in the mail stating why Arbor Hills is making charges to conveniently keep my deposit. All these petty charges are inexcusable. Especially, when the maintenance guys told me they were in there to do measurements to upgrade the unit.

The people that work in the office are very nice, but extremely clueless. They don’t answer the phone unless you call numerous times. It’s not worth the price listed on this website to rent an apartment from this place.

The apartment themselves are nice. Neighbors are cool, kids out playing. Good community vibes. BUT PET OWNERS, please take note that this Staff will Enter your Unit Without Notice, with your Pets Not Put Away. I find that extremely unacceptable. There's too many "What ifs" that can happen. Especially when the pet owner will be looked to as "responsible" The Staff came into my unit on a Thursday, Without my Knowledge. Then Contacted me TO SET UP A WALK THROUGH, Only After my dog apparently growled at them going towards the back. HOWEVER, never mentioned that they already went in or about my dog in their first email, or any. I give them a call Tuesday after a few days of emailing. And this is when everything came to light. I was unaware they came in my unit for a week.... I was very confused as to how I had charges for a walk through that "never happened " and if they just decided to come on in without telling me, why didn't they check everything? Because the dog was not put away and he started to growl. STAFF SHOULD NEVER BE IN AN UNATTENDED UNIT WITH A PET. ESPECIALLY WHEN THE RESIDENT WAS NEVER AWARE. Please keep your pets safe in their own homes.

Lived here a couple years ago. My experience there was terrible!! This was my first apartment rental moved in with brand new furniture with in a week of living here realized the unit was infested with BEDBUGS! They “treated” for bedbugs and our brand new not even done paying for furniture was in the trash. For the remaining of our one year lease I didn’t want to buy furniture because I was scared the bedbugs would come back and didn’t want to throw my money away again. Another thing is THEFT! In that year there were two car break ins could’ve been mine those trucks were parked spots away from mine. The gate never worked. Super crowded! If we arrived “home” after 6pm we already knew we’d be parking a building or two away. To finalize it you get what you pay for the place is outdated and the staff is rude. I twice was charged extra for supposedly late rent it was always on time or before that’s where I learned to save each and every money order receipt.

Been here for years and leaving as soon as our lease is up. You pay for you get here. Management is a joke. The front gate as worked for maybe a total of 3 months out of the 4 years I’ve been here. Maintenance requests take a million years to fulfill. Our place has not been upgraded since the 80s. Please take my advance and look else where.

Arbor hills has been a great spot to live. It offers spacious living spaces, in a safe area, with extremely reasonable pricing. It is close to I-24 so traveling to nashville is easy and quick. I highly recommend looking at arbor hills for your next apartment.
I have enjoyed my time in Arbor Hills, for the most part. The complex is very family friendly, quiet, and has nice amenities. The ladies in the leasing office are amicable, and the because the area is somewhat outside of the city, it is a bit cheaper than other neighborhoods. There are a few negatives. The Antioch area is very crowded, so traffic on the main roads and the interstate around here are extremely congested. This makes the morning commute long, and if you work towards the downtown area, be prepared to sit for around and hour. The interior of most of the apartments have an ugly white composite wood look, and if you want anything that looks better than that, it's extra. Also, the leasing office stopped accepting packages for residents, and they actually lost one of my packages. It was extremely frustrating! If you do a lot of ordering from the Internet, you may want to consider a p.o. box, because the ladies in the office will just send your package back to the sender without even notifying you that it arrived.
Great location & immediate access to interstate. The community is gated & has great amenities like pool & gym. The big minus is free movie rentals for 48 hours! You can just relax at home! Great community in South Nashville!
Very nice apartment. Staff is helpful. When I did the walk thru when moving in the couple of things that needed to be fixed were fixed on the next day.
The show room's kitchen was way nicer than my actual apartment's. The staff is generally nice, but there's problems with paperwork very time I go in. It took an hour and a half just to get the lease signed when we moved in. When we resigned for six months, the price changed 3 times. They called a week later saying theyes got the numbers wrong again and missed a fee. Later, they tried to charge us month to month, $400 more than what we were paying previously. It was a headache. Also, the office doesn't hold packages, so you have to be home, pay for a PO Box or pick your packages up at the carriers. One positive thing is they provide a washer/dryer option, not just the hookups.
