West Ashley sits within the city of Charleston and is west of the Ashley River, hence its name, and is the birthplace of Hootie & the Blowfish’s frontman, Darius Rucker. Lined with mossy oaks, the Ashley and Stono Rivers border West Ashley, creating the breathtaking scenery for which Charleston is known. West Ashley residents enjoy close proximity to the area's only indoor mall, the Citadel Mall, and a large number of big-box stores.
Situated seven miles due west of Downtown Charleston, residents can plan on a 15- to 30-minute drive, depending on traffic, to take in all downtown has to offer. Nearby Interstate 526, which feeds directly into Charleston’s Interstate Highway 26, gives residents a fast and easy route in and out of area. Mid- to late-1900s ranch-style homes characterize the housing in outer West Ashley, but neighborhoods built in the 2000s also sprinkle the area.

Property Ratings at The Magnolia by Trion Living
We had a tour in September and they tour us their nicer one they got. At our move in the place we got was unacceptable. Paints were falling away, cabinet were falling apart, closet door were falling on us. Bathroom door was chewed by dogs. We requested maintenance couple times and they never came or give us a response. Charged us a full rent when we were only there for 4-5 days. When you live here you get charged for pest control, as well as valet trash we never got a trashcan since we moved in and no one has picked up trash from us. Not that we are lazy, just we are paying for it for no reason if things aren’t getting done by them. We have tried to understand that not everything can be fixed over a period of time or even by one person even a property manager, but there is a lack of communication, lack of empathy, lack of help, lack of reparation for all the problems. We went to office talked to them many times about our problems. Here is come to our end of our lease, very disappointed. There are better quality place for this price you are paying for.
Today is Tuesday, December 26th 2023. My roommate and I have lived here since March of 2023. When we first got the tour of the area as well as the apartments, we were very excited as up close, everything is very well put together, from the outside pool, to the apartments, to the gym room, to the staff. We found out with our near year here, that we would be very wrong. Very soon into our move in water was shut off very frequently, usually from 10-3, sometimes longer, sometimes a little shorter. It was ok at first as we thought it would be just for the week or two; up to now it still goes on. (Very inconvenient as we both have to leave for work at around 1-2 so we can’t shower, wash dishes or clothes, or sometimes refill our water filter pitcher so sometimes if we didn’t plan to have water bottles, which we don’t like, we didn’t have water to drink. If you read the rest of the past reviews of the previous year you will find more of this type of complaint. When we first moved in, we needed to have our shower lever and pipes replaced which involved cutting the wall. Though the job was done, the outcome was very shoddy as there is still a hole in the wall that the man said someone would fix. It was never fixed. When you live here you charged for pest control, as well as valet trash. I can recall 3 times within our one year when it was picked up. Roaches are also common even though we are a clean household making the pest control useless. On October 26th, I had put in a request to fix our dryer latch as it was broken. As of right now it is not with no update on when it will be fixed. Recently the new website they use for us to pay rent has restricted partial payment. Which means if you live with multiple roommates, you will have to send money to one person to pay for the entire month. Not a problem but very inconvenient as well as not being told before hand made our preparation for this month’s rent late due to having to use Venmo. We have tried to understand that not everything can be fixed over a period of time or even by one person even a property manager, but there is a lack of communication, lack of empathy, lack of help, lack of reparation for all the problems. No one in the staff seems to care. Come March, we will end our lease very disappointed as again we tried to understand as I thought for the price we would have a good place to live. Use your money for a different place around here, you can definitely find a better quality of life for the same price
Where do I even begin? Spent a year living here as my house was being completed and I could not wait to leave. Unit was not cleaned in between tenants I found toothpaste + floss pick in the sink, dust all over the blinds and fans, doors were all crooked and had huge gaps when closed. Was told I’d have a washer/dryer hookup in the unit upon my arrival there was no hookups. Was told there was “minimal damage” on the baseboard turns out half of them were missing and half didn’t even have paint or were broken. Woke up every morning to my tub FILLED with roach droppings, my pets were constantly killing massive roaches. Shootings, neighbors fist fighting people/ dealing drugs, neighbors having parties in the parking lot blocking all vehicles in, smoking weed with toddlers running around the parking lot it’s a joke. Only a handful of washer and dryer’s work in the laundry room. Constant construction and “upgrades” being done my water was turned off 3-4 times a week for hours at a time. They always turned it off while people are trying to get ready for work coincidentally. Not posting utilities to accounts on time so you’ll randomly owe money in the middle of the month OR they just put 2 months of backed up utilities on the account making your rent an extra $400. Windows leaked every time it rained, contractors left a MESS in my unit and got fire block foam all over the floor and it cured making it impossible to get off. Save your money, the new coat of paint didn’t change a thing.
Notice that the only good comments are posted on the same date… When I first moved in it was infested with roaches, there was a literal hole in my wall that lead to the OUTSIDE where crabs crawled in. Management didn’t think it was a big deal and just put a plastic cap over it. There’s a hole in my ceiling from a leak that now has mold in it because maintenance said it was fine. The water is shut off Every. Single. Day. It’s just a horrible place to live, don’t let these pictures fool you like it did for me.
I applied for a townhouse that stated it would be available August 30, 2021. My current home is being sold in September so that was the perfect timeline for me. I went to their property website where the same date was listed and applied there and paid fees despite this site saying it was free. After putting my application through I received an email stating I'd have to apply for my pets separately, which I'd never heard of before but it's important that I bring them with me so I did it. I applied Saturday evening and received a call on Tuesday morning saying there was a mistake on the listing and that the townhouse wouldn't actually be available until October, well passed the date listed. I cannot make those dates work as I'm relocating from out of state so I asked that my application be withdrawn and that I be refunded all the fees. The leasing consultant had to refer this to the property manager who called me and told me that the pet fees are "non-refundable" despite their misinformation. She made up some story about how they receive multiple applications per day so there was no way to know the true availability, but I applied for a specific unit and after my application was submitted it was automatically removed from the property website. I had no reason to doubt or question the dates of availability until they called to say it was a mistake. I reminded the property manager that this was their mistake and her responsibility to fix it and she laughed at me and constantly interrupted me. She dismissed me because I wouldn't be renting from her and it was completely unprofessional and just downright rude. I disputed the charges with my credit card company and will be very glad I won't have to deal with her in the future.
Very helpful staff. Made moving a breeze. Glad with the overall quality. Cant wait for the summertime to arrive
Glad the new dog park has worked out so well. My furry one enjoys the freedom to run and play. Thanks for making this happen. Great community
This property that has been through a lot in the past. i have been here through the whole change in staff in the last 2 years. I will say that I have never been happier or felt safer than I have now. The community has had major improvements to the exterior amenities as well as the interiors of others. Finally a place i can call home
If i could give zero, i would. I have never lived in such an awful complex. Where do i begin? The apartments and townhouses are INFESTED with bugs and rats and their "pest control" is not even remotely concerned. Two times in two years my apartment flooded and both times it took maintenance more than 48 hours to address the issues. Both times i was promised after the problem was fixed that someone would come in with fans to air out my place and that never happened so it always smelled like mildew in certain places. When my neighbors home flooded and she ran out of towels to clean the mess herself she called the office and they instructed her to "go to target and buy more." I had multiple work orders in that were never addressed at all, including not having AC for almost 3 months. The complex is getting a "new look" but really they are spending thousands on getting a new front office and doing virtually nothing to the homes. The office staff are generally rude and seem uneducated to say the least. Don't waste your time or money.

It seems like since the name changed from Ashley Grove to Latitude at West Ashley, this place has QUICKLY went downhill. None of my recent neighbors have stayed past 3 months!! I haven't even bothered to sign a lease as I don't want to commit to a contract when living here and I'm just about done with a work detail in this area. NOONE answers the phone, and when they do it's as if it's an inconvenience that you're calling. I was given a late notice when the rent was paid, although the money order was placed inside of a desk drawer and forgotten. Poor customer service (which should be a priority in any form of business) in which they talk to you in a condescending manner and are short in actually listening, which they excuse in claims of being extremely busy. NOTHING is fixed in a timely manner (even when it's an emergency). The lights/electricity works in half of my apartment. I have left several messages and online maintenance requests (after someone FINALLY answered the telephone and told me about this new process). As of today, the lights are not fully restored and flicker throughout the apartment. Of course I've tried calling and NOONE answers nor returns calls. I've left a message for corporate , so we'll see where that goes. For the money that's charged in rent, this complex and how it operates (the staff), is definitely NOT worth it. Hopefully this review saves someone from the disappointment and headache
I've always been weary of low-star internet reviews. Let's face it, people rarely leave good reviews and often leave bad reviews for bad reasons. I caution you, the reader, that this is a bad review for the right reasons. I have lived here for (2) years STRICTLY due to proximity to my job. Upon moving in (2014ish) the front office seemed accommodating and genuinely concerned about the comfort of the tenant(s). That level of service stops after your first rent check clears. Maintenance is ATROCIOUS! Management will conjure every excuse in the book to tell you that an issue will be resolved. They have "fired the bad maintenance guy" on more than one occasion, or so they claim. issues brought to the front desk are jotted down on a sticky note and slapped on the counter. No work request number, no follow up. I have asked to be contacted if/when maintenance is coming to my unit so I can secure my dog and avoid ANY potential issues...that has never happened. List of Maint. issues: -My unit A/C broke in May of '18 and to this day (August '18) is still garbage. They replaced one unit...with an even older unit that sparks when kicked on. -Water magically appears from the floorboards in multiple locations when it rains for more than 5 seconds. Problem has never been remotely attended to. The volume of water is enough to soak up multiple towels, so I personally went out to get a wet-vac to deal with it. No worries, I'm sure the damages will come out of my deposit! -Kitchen sink randomly stops working for varying amounts of time. Water flow abruptly ceases and starts back up whenever it feels like it. All of these unresolved issues would be easier to convey to management...if they ever answered the office phone. Another task that folks here seem to avoid. But if they think you owe them money, they will be leaving notes on your door in moments. If you are into living in squalor and fixing all your own issues while watching rent steadily increase, then welcome to the Grove. If you are a sensible person, buy a walmart tent and live under a bridge. It would beat this place.
I moved in to Ashley Grove a month ago . Since the beginning, the Staff and Management of this community have been stellar !! i will recommend everyone i know who needs a home , to come and live here ! i would like to extend my warmest Holiday Wishes and deepest gratitude to the staff for all they have done for me personally , as well as , the amazing job they do!!!!!
This is the worst apartments ever i lived at. I recently got a 2 bed 2bath apartment and they said it was renovated top to bottom. After 3 days moved in I had a big leak in the closet and we told the office. No one showed up and i had to call maintenance after hours to get them here to look at. Week 3 another leak in my bathroom from the top floor celing was caved in i told lauren in the morning and checked again with latice afternoon I got home and found out no one ever check on it celing fell off and was still leaking. Since i moved in i had several work orders that needs to be completed and i checked with them about 10 times and it seems like they don't care None of the work orders are completed till today its been a month. These apartments are filled with roaches. Its crwaling out of the walls big roaches and small ones. The Management don't care at all. Those girls that run the office act friendly but they never resolve the issue. Please look elsewere. I will not be renewing my lease. I got Big palmeto bugs crawling out of tub fauset, because it is rusted away and there is a big hole in it. Tenants with pets don't clean after the pets. Walls are so thin you could hear your upstairs and adjacent neighbors.
I have been living in Ashley grove for about a month now. Yesterday my downstairs toilet began to flood my bathroom. It was a Sunday so I had to contact emergency maintance. Not only did the woman on call who responded come in a timely manner but was very professional. She took time to greet my children and comment on how great our Christmas tree looked that we were in the process of decorating. She also explained to me exactly what was wra,ong with my toilet so I understood the problem and gave me a play by play in exactly how She planned to fix it and that it would be loud and a long process so she would be back 1st thing in the morning. She then kept her word and was here 1st thing fixing the problem. It puts a lot of confidence in me Living here knowing that when there is a problem it will be fixed. Round of applause for her and the other maintance team members who helped solve this problem for me.

I would like to say this is a great place to live, but it's not. As it is reasonably quiet, the buildings are in need of major repair. After only 9 months of living here and dozens of work orders put in, maintenance finally showed up to try to address some of our major issues. My poor children can't even go outside to play because it's not the best neighborhood and unfortunately we can not afford to move to a better area. It's really sad!
The managers at Ashley Grove Apartments make it seem like they care about you when you first move in but after that they really don't. I was 7 months pregnant when my boyfriend and I signed the lease. The managers wrre really nice then, one of them even offered to drive us to the model apartment we were going to see. They told us the apartment we were going to move into needed some work done but they promised us it would be done by June when we moved in. When we moved in there were problems in every place in the house: the kitchen, bedrooms, living room and bathrooms. It took them over 2 months to even attempt to fix everything and by that time I've already had my baby girl. Some of the issues were a threat to her. 2 days after we brought her home we had a bed bug infestation coming from a hole in the ceiling. We've been living there for over 2 months now and everything still isn't fixed. We keep our air conditioner at 73 degrees but the temperature in the house will read and be over 80 degrees. We've put in a work order for this 3 times and it's still not fixed! There is also a hole in the kitchen wall that they tried to cover with the stove. Simply do not move here :-)
Grounds maintenance has suffered. Our dogs are getting eaten alive by mites on the grounds. Litter everywhere. Dog droppings everywhere. Knowing what I know now, I would not have signed a lease here.
Safety could be improved with security. Laundry facility needs major work.
I moved into this complex 5 years ago when I started school at MUSC. The rent was reasonable and the staff friendly. Since then the property has changed hands 4 times and each time the service has gotten worse. The rent increased over 300.00 since I initially moved in and now there are multiple hidden fees. You would think they would offer some specials to good tenants, but they do not. Not to mention I have had a leak for over a year in my apartment that is still not fixed, a neighbors apartment leak and ruin my belonging, and yet I didn't pay 2.00 of my bill and they sent out an eviction notice. The maintenance is beginning to improve some, but as others reviewers have said if you don't have budget constraints I would avoid moving here.
This apartment complex is poorly run. We have lived here for 7 months and have had 3 changes in management. Nothing gets fixed. I don't know how many work orders I have put in since before we even moved in and nothing has been addressed. My husband and I have had to fix some of the problems our selves. Floors creek something terrible and the up stairs bathroom floor feels like it's going to cave in. We would move, but unfortunately we can not afford anything more. We moved here because they where one of the least expensive places. You know what they say, You get what you pay for.
