We are in Year 4 at the Magnolia. We live residing here. Overall, Our experience has been quite satisfying. Great living especially with the renovations!
Its only been my first day but staff and maintenance have already been so helpful and responsive. my apartment is beautiful and updated with lots of natural light. I’m beautiful finishes. with the amenities spaces are gorgeous, and I fully plan to take advantage of all
The payment system needs to be improve. The maintenance is good and people are nice. New amenities (pool, gym...etc) are very nice. The apartment price is however too high.
So far, so good. I moved in less than a week ago and it has been a nice transition. The leasing office and concierge have been so helpful and supportive.
Unlike other communities, our management group is approachable, friendly and ready to assist to resolve, answer any questions and take care in resolving your issues timeously
Literally Nicest and warmest community. I love the establishment so much , it’s calming no trouble or no chaos at all , Everyone is so polite and sweet.
I love the location, and I've found the Magnolia to be a wonderful place to live. Good and caring management and concierge team, maintenance team is great, and overall the people and the community are friendly. I love that I can walk out the back and get my steps in around the little pond, surrounded by nature while not feeling isolated. And I am really excited about the new Maker Place. I'll be spending a lot of time in the newly renovated community areas.
the building management is good but having more than 6 months renovation was so hard , too much noises. the elevators always are having problem.
The construction taking too long. However, the experience overall is pretty good. The location is very nice, near 270&495 high way (A little bit noisy though)and metro station.
We are loving the new upgrades & additions to the building. We anxiously await the new work out room & the use of the bike room. Our experience at the Magnolia is wonderful!
Love Magnolia, great place to live, the surroundings are beautiful and safe. The concierges are very nice and helpful! However the temporary staff seems a little lost and distant during their shift. Leasing office staff is very nice too! They help me since the beginning with everything.

What I like about our building most is the location, the building is surrounded by greens, trees, lake, creek and 3 min walk to the metro, you will see ducks, rabbits, beautiful birds, tortules .it’s a very safe and family friendly place, with great staff . Apartments been renovated and are spacious with good size balcony. There is also a pool, and gym.

Everyone has been so nice and helpful. Had a few problems when i moved in but the leasing office has been so accommodating. I wish i knew when the conceirge 's work times were because there are many times though out the weekday that no one is there.

There has been hammering & drilling above us since October, maintenance has come into our apartment several times without notice or permission & have left several messes in our apartment. They took out the drywall in our bathroom with informing us & left it like that for weeks. There's exposed wires all over the common space downstairs. No gym, no offices, no amenities of any sort available. Non-responsive management team. It's terrible here.

So far, so good. The only hiccup was that I was hoping to use the Gym but it will be under renovation for 4 months. The temp gym very limited.
Noisy construction work no one asked for, lack of communication, broken elevators, crazy rent hikes, dismissive management. Fabulous neighborhood though, lots of nature they have not managed to cut down yet.
Having lived here for 10 years, trust me when I say you do not want to live here. When I first came, it was a wonderful place. Since then, it has gone downhill. The previous management began neglecting the property, the tiny management office was practically abandoned, all because they knew they would sell. I was quite excited when new management came making grand promises. Boy was I disappointed. First came the broken elevators, broken bbqs, broken lights, and complete lack of hot water. Then, after speaking to them multiple times, came their rudeness and false promises. The management dismisses it’s residents, pretending they will do something but never delivering. Then came the renovations. They do not work on the things that we need, instead ‘renovating’ the building to make it ‘look more Bozzuto’ and be able to charge more. Then the absolute lack of communication. So now construction at all hours of the day, no hot water for many apartments, etc. Pros: Excellent cleaning staff
Neighborhood is very beautiful and staffs are kind, but our first day was terrible , renovation was not complete and bathroom was very dirty.
It's been a less-than-exciting move-in experience. The service elevator was down, which is whatever, but we weren't told until the evening before the move. It cost an extra hour of move time with the moving company because of the outage, with no ability to lock one of the other two elevators. We took an apartment listed as 'newly renovated' and as having 'all new appliances.' However, the building made an interesting choice to replace all kitchen appliances but leave a 23-year-old (and amazingly small) washer/dryer in the unit. This is a huge inconvenience and frankly, I am upset about this. Why not replace the washer and dryer as well? I thought I was getting a newly renovated unit with new appliances. Not something new, something old, and something trash. The other residents I have met so far have been very kind and inviting. I think overall this will be a good place.
Excellent place to live. They are always quick to fix any issue that may come up. It is a quick walk to the Grosvenor-Strathmore Metro station through a lovely park.
I have no complaints! The concierge is always friendly and helpful and maintenance is quick to fix things. Building is quiet, I almost never hear neighbors.

I lived at Avalon Grosvenor Tower for 2 years (May 2019 - May 2021). Pros: 1. Michael and Bryant at the front desk are incredibly hard-working and kind individuals. They always greeted me, were quick to help when I needed it, and remembered me! 2. Proximity to the DC Red Line Metro, Strathmore, shopping along the Rockville Pike, restaurants in Bethesda is great. 3. Though the apartments are a bit older, the sound proofing is fairly good. 4. Maintenance staff were always very prompt Cons: It is unfortunate that I have to write this portion of this review because I had a very pleasant stay with Avalon Grosvenor Tower. When I first moved in, I cleaned my apartment from top to bottom (including renting a carpet cleaner which is important). I'd say that the cleanliness moving in was adequate. However, when I moved out, I spent 3+ days scrubbing every crevice and surface, painting back walls that I had painted different colors from the original hideous yellow beige, and renting a carpet cleaner again which I used until the water ran clear. I took extensive photographic evidence that I had accomplished all of this and left the apartment in pristine condition. A few weeks after I moved out, I received a bill. Not only had the company withheld my security deposit, but I was being charged an additional fee for "extra cleaning" that the apartment needed. I called customer service and per their recommendation, sent an extensive email for their team to review with photographic evidence. I was told that I would receive notice either way about my appeal within 10 business days. I did not receive any additional information even though I called several times. Because of this, I did not pay the remaining balance. Low and behold, I got a call from debt collectors this week regarding the remaining FOURTY DOLLARS on my account. $40. I am appalled at the abusive business practices being implemented with me by Avalon and will be reporting them to the Attorney Generals office.
This place is the best! It is spacious with great amenities (including a lovely gym with wall to wall windows that look out onto a beautiful creek path. The red line metro stop is a huge plus! (only a 5 minute walk away). And the balcony has a beautiful view of Rock Creek Park and the sunset. I loved living here.
My daughter Ashley has lived at 10301 Towers for several years.We have been impressed with the complex since day one. Most of the credit goes to Autumn Moody,Brian,Mickail, and the rest of her staff. They are always friendly and available. Most importantly they handle your needs lin a very timely manner. They are a tremendous asset to have in your business. 5 Stars ! Thank you, Tim Bruno
I have lived here for about 7 months. The staff is wonderful they are very welcoming and go above and beyond. The apartments are very nice and modern, some models have a huge private patio, the building is quiet and I never hear my neighbors. The mainyence staff is excellent and they fix any problems within the same day most of the time. There is a nice size elevator for moving in to the building and out (total of 3 elevators). There is a nice exercise room with treadmills, bikes, free weights, some other exercise machines, a pool/grill area and a sauna, I use the exercise room weekly. They have bell hop carts to borrow that are awesome for moving large items as well as taking your groceries up to your apartment. The metro is a very short walk away with a lit path for early and late hours. I can't say enough about how much I enjoy living here!
DO NOT RENT HERE – THEY WILL TOW YOUR CAR!!!! This building had my car towed from my designated residential parking spot I have parked in for over a year. I pay $75 for monthly (always on time). My license plate is registered to the spot. Towing company and building claim there was no registration decal on the car. They NEVER provided the sticker. Nowhere in in the lease does it stipulate that your car can be towed without a decal. DO RENT HERE – they will tow your car too, and you will pay for it.

Avalon Grosvenor Tower is truly a place to call home. The apartments are well appointed and spacious. The staff is great and the maintenance folks keep a good eye on things and promptly fix any issues in our apartment. It is pet friendly with a great set of walkways to get out and about. The price and neighborhood are a steal. There are grills and a pool which make the perfect place to hangout when the weather is nice. Newly renovated common spaces. VERY close to metro.
