Property Ratings at Mallory Eastside
It has been close to a year since I moved here and thankfully, I am moving out next month. I had an inconvenient time during my stay in the Mallory. First of all, water leaks into my bedroom from the window every time it rains. I made the service request in October of 2023 and still the issue is not resolved. My bed, pillows and sheets got dirty because of the leakage. I eventually gave up asking the management because they only offer an apology and that’s it. Secondly, Fire alarms that go off for no apparent reason in the middle of the night and continuous for at least 10 or 15 minutes and you will not be able to get a quality sleep afterwards. The management as always offers an apology the next day through the Activebuilding app. Thirdly, it is not a neat and clean Apartment complex as it looks in the photos. My unit has big roaches, and they are not the ones that appear after you leave the food unattended. They mainly come from the Washer and Dryer / AC Mechanical closets and despite keeping my place so tidy and clean, they still appear in my unit. I have also witnessed mice in the hallways. The trash room is not maintained clean and every time you pass by that area, you can smell the bad odor all the way down to the hallway. Fourthly, the security and safety are not taken seriously as I have witnessed the malfunctioning entry doors to the building are not closing properly and allow nonresidents to enter the building. The parking garage gate most of the time doesn’t work and is left open and as a result residents’ vehicles are in danger of theft and vandalism.

If you are looking for quality and safety for an apartment look no further since the Mallory is NOT it. I'm going to list a few problems I have had since residing here for a few months. Unsafe and un-monitored parking garage where my truck was broken into and catalytic converter was chopped off, causing me thousands of dollars worth of damages. Just to be referred to a security flyer and told that there is a patrol for a minimum of 40 minutes and a maximum of 2 hours for the entire week and they really might not even come depends on the day. A garage gate that subjected to be working or not but I bet you can still get in through it or even the side doors. No key no problem! Package theft from in front of my apartment porch due to the third party system Fetch, even though I checked for it to only be dropped of with a signature . They do not offer Amazon lockers any more so if you order anything expect it to be stolen for the door or mailroom your choice . Cracks in the foundation l that leaves the patio door slightly open and hard to open and close. Gaps in a lot of the counter tops that attracted ants and insects been dealing with it upon my move in. Issue with the third party pet registration that left an awkward period resulting in additional fees for my ESA registration. Robert did handle this for me but found the experience overly the the top complicated. Pet wash will never work, so remove that from the amenities list. Low upkeep with a lot of the hallways and trash rooms so be prepared for horrendous smells, and hope your not adjacent to the trash shot. NOT worth the price for the quality and safety of the apartments trust.

It is a very nice complex in a great area.
My apartment got broken in on 01/21/21. Management seemed not really care at all. We have waited a call from manager on property 4 days to following up of our situation but she never did.we went to the office to discuss with her and seem like she not really care at all.Not even asked us to sat down in her office.We discussed that the security systems of this complex is not good enough since the entrance door is always broken and they have no cameras on the hallway. NOW anyone can com in even they don’t have the access key. We are so very disappointed that this is how they are treats resident.
I just moved in here mid August, and I love the staff & property. It is located in a really nice neighborhood. My leasing agent was Jackie and I was in communication with her about a year before I actually moved across the country to the Mallory. The entire office staff is very pleasant. The apartment is amazing, appliances and fixtures are excellent and I really have no complaints about my unit. I do live on the side facing Greenville Avenue so there is a little traffic noise outside, it's not horrible so I have gotten used to it. The grounds are always clean, the amenities are great. Parking garage included in the rent which was a selling point for me. Everything is great - EXCEPT, omg - I don't know if it's the ceiling (thin ceilings) or what...I don't have any issues with my neighbors to my left or right as far as thin walls, BUT my neighbor upstairs - drives me nuts! Again, I DO NOT know if it is a thin ceiling or if I have the jolly green giant living above me. I hear heavy footsteps ALL DAY LONG. When I have the music a bit loud throughout the apartment it does not bother me because I cannot hear it. But when I am just here, reading a book, brushing my teeth, working from home, or just sitting here meditating, those loud, giant, ear-shattering steps drive me nuts. You can hear the dishware rattling. I swear it gives me headaches sometimes. I am hearing them loud as heck now as I sit here at my computer typing this review. THIS is the only reason right now that I am thinking that perhaps I will not renew my lease, it is driving me crazy!! Such a disappointment - because I really like it here.

I am growing to dislike the management of the building. Neighbors are loud and the fire alarms go off randomly without any explanation.
i would recommend the Mallory to friends without pets. the ground aren't always safe for them due to excessive pet waste. the staff are professional and friendly. the location is ideal in reference to shopping, travel, and work...if you don't mind the train.
I would recommend this community because of the location the amenities, the community social activities and I feel safe.
The people are friendly, the staff is awesome and I enjoy the activities the apartment puts on for all of the residents.
I love the look and feel of the community and amenities. I did not care for staff, and online leasing process. It was cumbersome and difficult. The leasing staff could not help. The welcome packet was confusing. Dates and amount of the lease changed on the quote. Quote was hard to read and there was no total on their to get a clear picture for the money order I need to bring. I hope this is not reflective of the experience I will have living here.
The Mallory has all the things I am looking for in an apartment
They did get everything I ask repaired and it looks great.
I have had no problems so far. Everything is up to expectations.
The apartment I got is fine, but the office staff is really bad. It took me 1 MONTH to get my renewal contract, and 1 month to get the concession fee they promised, and 2 months to get the referral bonus. Every time I walked into their office they promise me they'll deal with it later and never get back to me. I have to spend all my noon break to get my renewal contract! They just don't care about their resident's feeling and delay things as possible as they could! It's like you have to beg them to get things done, even thing that is beneficial to them!
The professionalism and workmanship of the on-site maintenance staff, the on-site management team, and the corporate team has been well below my expectations. On 7/19/2019, I discovered a leak in the bathroom. The walls in my bathroom was removed and temporarily put back together in order to fix the problem. However, it was left like that for a month of waiting before any kind of work was done to repair the pipes. During this time, I had pests enter through the walls from the outside. Kimberly, the Property Manager, and Jason, the on-site maintenance manager did not initially seem to have a sense of urgency in completing this work order. When I finally escalated the ongoing problem to Valery, the Senior Property Manager, and Woody, the Executive Vice President of Property Management, it was finally fixed. But when it came to patching up the wall and shower tiles, the work was bad. They did not reinstall the foam insulation behind the walls that was there pre-existing, they left texture and paint overspray on the floor, the counters, and the walls, and they used the wrong grout color. This seems like basic skills that they should have. And yet, the property signed off on the work as completed. I have reported this to all parties mentioned above, and completion is still pending. It has been exactly a month since this problem was reported, and currently they are still trying to limp across the finish line. I do not know what more to do. I have tried a diplomatic approach and have spared them from public embarrassment on social networks and review sites online. I hope that I have been fair, and invite them to tell me if I have been unreasonable at any point. I see this as one of my last options. I have documented this issue in detail and have photos of the condition of my bathroom and the result of their work to-date and can provide more if requested. This is not the first time I have had issues with this property. Last year, I lived in unit 171 and there was a major flooding issue in the bedroom when it rained. There were several attempts to correct it, but all were unsuccessful. When my lease was up for renewal and I finally moved to a different unit in January 2019, I still do not know if that issue was fixed. By then, a new management team had come in, and the old team was "let off the hook" for lack of a better phrase. I still have all emails and photos of the flooding issue should anyone reading this want to investigate more. Han

I had a couple of issues since I moved in. When I got my keys the apartment was a mess. Office staff apologized and asked for a few hours to clean it up. I came back and it was clean. I called before move in about the stove being corrated and they did not change or fixed it. Also, the front door was all scraped and they have not fixed it either. During the first few days the air stopped working at night. Also, the hallways are always full of dog poop and it is HORRIBLE!
If you get an apartment near 75 and dart, it is too noisy.
I would have to tell them that the service request needs improvement from my experience.
Every staff member I've come in to contact with at the Mallory has been amazing and made me feel genuinely valued and cared for, especially Jenna the Asst. Manager. Jenna, you're an angel.. thank you for being such an amazing human.
Just different little issues often breaking and the fire alarms going off several times in the short time we've lived here as well as the gate breaking often.
Leasing staff inmplace now is wonderful. Leasing manager, Kimberly, is awesome and leasing agents are very friendly.
The staff is extremely nice and professional especially Brianna. The community is quiet and feels like home.

Where to begin? I never leave reviews, but felt it was necessary to leave one for this apartment. People break into cars on a constant basis. We had to move out of our apt because it had mold issues and my wife was getting mold sickness. It took management one month to get back with us with results that showed we did in fact have mold in our apartment. The manager and staff don't return calls or emails and tend to avoid you. The property is not well kept at all and hallways around the complex are filthy along with the elevators. Dogs do their necessities in the main hallways to get to your apt and the mess stays for days sometimes. The main gate to enter with your vehicle into the garage is always broken and they take weeks to fix it. Residents leave leaking trash outside of their apartments and all of the hallways are stained with trash residue. Besides breaking into vehicles there have been other crime issues. Someone stole several TVs and the computer in the main lobby and management never notified the residents. When you move out, debt collectors call you asking for money for unpaid fees that you were NEVER notified of via email, phone or US mail. I strongly recommend you look elsewhere to find an apartment.

I really Love the where I live very quiet and nice
I don't understand why one apartment does NOT receive 2 key FOBs per unit. That is not right. So, therefore, I would NOT recommend this apartment community to anyone, because of this issue, it has caused me MANY problems mainly because I travel a lot and have 2 pets. Plus, my rent is way more expensive than it was supposed to be and should be so I will NOT be renewing my lease when it is up.

I would not recommend this apartments to a friend or family because it's been three times that I have been victim of a robbery, car vandalism and stolen items from my patio area.
Staff is amazing. The Mallory East side is awesome... Like living at a 5 star resort.
Woulds - New, high quality apartment complex. Good neighborhood and location overall. Great value and apartment features. Would nots - Green programs, such as community recycling and electric vehicle charging (not currently available), were not mentioned.
Even though it's only been a month, everything has been great. The unit itself is beautiful and everything is in working order. The leasing office staff have been extremely friendly, helpful, prompt, and thorough in any questions or concerns. The actual complex is a little dirty but nothing terrible and the amenities are excellent as well.
The only complaints I have is lack of guest parking and the slow service response time.
Offered a solution to the problem of my AC shutting itself off by saying I needed to replace my air filter monthly. Only problem is I do not have access to the filters since maintenance is the one with a key to the AC closet which makes me believe it is maintenance?s responsibility to replace all filters as required. So the cause and solution were identified quickly but the solution isn?t helpful to me since I?m always locked out of the closet where the problem is.
I absolutely loved this place. Wish I could catch you guys on a move in special! Everything was top notch.
This community is 10 min from my job. In the perfect area for my son to go to school and it has great amenities.

Overall, living in the apartment has been a very comfortable experience and the building and amenities are kept clean and it feels safe.

I would recommend these to anyone because of everything I mentioned above plus, I Love the Pooch Boutique (Dog washing machine), the interior coloring and big walk- closets and big windows for lots of natural light....

This is the most beautiful and luxurious apartment I have ever been to. The staff is absolutely phenomenal and have made the move into my first apartment such an easy and fun transition.
